After the recent round of discussion above it is time for a bit more progress on site. The Bridge Bar is located inside London Bridge Station at the bottom of the existing office block. It has just closed......

I think that you'll find that the core of tory voters are very culturally, socially, artistically and architecturaly conservative, more blue rinse of Guildford than Gerald Ronson of the City. The vast majority will always be inherently opposed to tall buildings!

And I dunno about you, but 2007 seems to be going really quickly for me. Nearly halfway through already. Core starts rising in Jan/Feb 2009 which is only a year and a half away now.

nice find! These small development notes sellopted onto buildings are like easter eggs. Shame London Bridge is a bit too far away for me to casually wander through each day as hunting for clues is quite fun!

It is interersting that even in a massive metropolis like London that typical Tory hotspots (Chelsea, Fulham, Kensington, Westminster) forget that fact and insist on these enclaves of rural Britain..they all own several of the unfriendliest possible cars, but insist their roads are 'no through' roads Addison Cres etc, W14). They insist on the benefits of free handed business, but expect not to be able to see or hear it in their street. They insist on the buzz and facilities of a large population, as long as they can escape the feel of a big city and not see their highrises and flats.

yes its great that these fairly large posters are being put up all around there now. its a sign that big things are happening! at long last!

that pub had i reckon probably the grottiest toilets in London. until recently (when they installed a code on the door so that only people in genuine need coudl go and take a leak and had to ask for the secret code to get in) everyone used to go in there and jack up, deal drugs, vomit - just to start with. absolutely horrendous place - it wont be missed!

umm, not sure about that haha....

I post alot here cuz i like the Shard, thats all. I don't want to be the person that is like 'yeah, i love this building, its in my favourite city!' and then goes 'Ewww, i hate this tower, becasue it is not in my city' lol. I like London (much more then before!) and that why i'm here, to leanr how Englishmen are, how they think, etc. But you won't convert me from LD to the ciy (or Canary warf) unless these 2 start closing up their street and make it pedestrial, with alot of fountians and Arts and all that, thats what i like aobut LD. :P

But maybe i shouldn't post as much ubless i have something important to say... my bad, i talk to much.

That note mentions the developer as Teighmore, did we already know this?

Anyway more positive news on this, the more these posters go up the more confident i get about it being built.

Come on if Network Rail are putting out things like the above then this must be going ahead they are shutting pubs and buildings they would'nt do that for nothing!

Look at it this way...

Offices 1/3 prelet to Transport of London.
Hotel is taken by Shangri-La hotels.
Apartments will sell like hotcakes when they are put onto the market. Who wouldn't want a view looking out over St. Pauls, the City, the Tower of London and Tower Bridge.
Transport of London donated £20million to the project so they could get London Bridge Station revamped which will only cost £3.5million.

This was a dead cert to go ahead years ago. The only thing holding it back was the fact that they couldn't demolish the current building because people were still in it.

....butit still hasn't secured the senior bank debt funding it requires to actually fund the construction element. Confirmation of this will up certainty of construction to >90% in my view.

as potto has alluded to, the little site notices, signs and logos of Mace, Keltbray, McGee etc etc appearing all over the place makes the City of London like a Treasure Hunt venue.

i wonder though if they will try and sell the apartments before securing senior bank debt? obviously these could make a difference to the value by several hundred million.

Forgive my ignorance, but is it relatively common for private buyers to splash out big amounts on something that may not get built until 2011/12, if at all? Let's hope there's not a house price slump!

BTW, not that I will be able to afford one, but are they going to be selling for crazy money? (Footballers and bankers need only apply etc...)
