Culver City's First Expo Mixed-User Comes With Public Plaza

Access Culver City, formerly Legado Crossing, is a 115-unit mixed-user with 31,000 square feet of commercial space. An earlier rendering, showing the back of the development, made it look a little less thrilling than it may be, so here's the latest look, showing ACC's face, which includes a 7,000-square-foot plaza that hopes to lure not only residents, but commuters heading to the train. Speaking of which, the developer, Greystar Real Estate Partners, says they plan to encourage transit use, but are keeping tight-lipped on how, as well as on how much parking their project includes.

New Look for the Vibiana Lofts

The new plans for the Vibiana Lofts calls for a nine-story structure designed by Nadel Architects. The building will stand a maximum of 123 feet tall, containing 238 apartment units and 3,600 square feet of ground level commercial space. The apartments would sit above a three-level, 303 stall underground parking garage. As previously mentioned by former developer Tom Gilmore, the Vibiana Lofts are intended to be a "unified development," with the cathedral. This means shared architectural features as well as a joint plaza to encourage pedestrian activity between the two buildings.

New Tower Planned For Famously-Stalled Park Fifth Site

There is action again at the famously failed Park Fifth site at Fifth and Olive right by Pershing Square. After the 76-story condo/hotel/retail/restaurant project stalled out in 2008, the paintballed sign that stood on its empty lot became a symbol of recession-thwarted development. But now Downtown News reports that real estate investor MacFarlane Partners is in escrow to buy the site "and plans to construct a mid- and high-rise complex for residential and retail use." We're callin' it: Downtown development is now definitely, officially back. Well, maybe after escrow finally closes next spring. In the meantime, MacFarlane is working on designs for a building of about 600,000 square feet (half of what Park Fifth would've been). It's not clear how tall it'll be.

Here's a Look at the Potential Big Redesign For Union Station

Yesterday, a Metro board committee signed off on a big new redesign of Union Station (which preserves the historic building, natch)--the recommended plan adds a new main passenger concourse running east/west, perpendicular to the station (which should free up the station itself for other, non-transit uses), and relocates the Patsaouras Bus Plaza to run north/south (to make for better connections to other kinds of transit). The full board will vote on that plan next week and after that Metro "will move into development of the final master plan. This includes studies on implementation strategies, governance, financing and phasing," according to a press release. The plan is long-term and doesn't include final designs; it's unclear how long it'll be before any of this actually happens.

Archeon Group Designs Mid-Rise Complex for Vermont Avenue

Over the summer, a proposal appeared for a mixed-use development on a pair of corner lots at the intersection of Vermont Avenue and James M. Wood Boulevard. I recently happened upon a rendering of the Vermont & James Wood via the Archeon Group, design architect for the two building project. Although the Archeon Group does not provide specifics on the dimensions of either building, both appear to stand over 10-stories tall, consisting of studio, one and two bedroom apartments.

Amazing to see the transformation of this area....That pic is from about a year ago... since then 4 projects have broken ground (33 story, 7 story, 22 story, 8 story).........27 Story high rise has been proposed, another 30 - 40 story tower by Onni will be built next to the 33 story one, a 42 story highrise will probably break ground in the next 6 months and a 7 story mix use has been announced. Oh, and i live right in the middle

The Palms: An Art Deco Throwback

The project is set to stand six-stories, consisting of 126-residential units above 41,000 square feet of ground level commercial space. Locally based Plus Architects drew up the Palms' retro design. A nice nod to Los Angeles' rich Art Deco history, as well as the historic MGM Studios campus located directly across the street.

If they could remove those balconies, it would be perfect. Either way it's looking good. Downtown should see more buildings in this style and not rainbow stucco legos.

I'm fine with the balconies. They have an industrial sort of feel, along with the windows, that, along with the squat thickness of the building, gives the whole thing the look of a 1920s warehouse (in a good way). Very happy to be seeing this kind of architecture going up near downtown Culver, where Helms Bakery is one of my favorite buildings in LA.

Staircasey, Expo-Adjacent Offices On the Way in Culver City

In a sign of changing times, the website touts not only the proximity to the 405, but also to bike routes and the Expo Line light rail; it also looks like there will be a connecting shuttle to and from the train (there's also plenty of parking, of course, with the possibility of sky bridges from the garages to the offices).
