A tower crane has gone up on site. Another two are set to be assembled as well.

They are still digging but not for too long. We reckon that they'll start actually building something in about a month!

The core has risen above the hoardings now. I really like this one, it puts Hollaway circus to shame. IMO.

So the hotel core has now cleared street level and Ballymore have said that they will now prioritise construction on Phase 4 (an office building next to this tower) and on the hotel in this phase. Construction of the residential tower will therefore be slowed down - possibly due to the economic conditions but it will not be put on hold. This is normal practice.

Here is how construction is looking at the mo.

Errrrrm, it turns out now that the residential part of this phase is now on hold. We have no idea how long for but the developers have said that they are to focus on Phase 4 (an adjacent office building) and the hotel section. This is because they have tenants and a hotel operator lined up for these buildings and they are therefore the priorities. The residential tower hasn't been marketed yet. The concrete pump has been removed from the top of the core. The basement levels and framework is still under construction, though. So the site isn't completely dead!

How about an update? This project is on hold. They have reviewed the schedule for the scheme and have placed all focus on the 75 metre office element which is now surging ahead with construction. It is widely believed that this will recommence construction late this year.

There is some positive news coming out about this. We discovered that the bank that loaned the money for this (and the rest of Snowhill) was Anglo-Irish which has recently been nationalised and recorded it's biggest loss in Irish history of 4 billion euros.

Luckily, not too long ago, Barclays bank signed up to some office space in 2 Snowhill, a 75 metre office building that is also on hold here. All concrete work on 2 Snowhill has been completed but no steelwork has arrived. It has been revealed that Barclays are now in talks to refinance the loans that Anglo-Irish Bank made for the scheme. They're main priority is refinancing the loan for 2 Snowhill so that can get their office space as soon as possible. This sounds like it will most likely happen. Additionally, they are also in talks to refinance the loan to 3 Snowhill, and this could mean that construction work can recommence quite soon. This is something that is definitely worth watching.
