Banks' move to Kowloon is paying off

RENTS at the International Commerce Centre, Hong Kong's tallest building, may rise 20 per cent to 30 per cent over the next two years, outpacing growth in areas outside the Central district, property brokers say.

The director and head of research for greater China at Knight Frank LLP, Xavier Wong, said the first tenants, including Morgan Stanley, that signed leases for the ICC in the Tsim Sha Tsui district on the Kowloon Peninsula almost three years ago "have probably saved millions" as monthly rents there have since risen 83 per cent to about $HK55 ($7.50) a square foot (0.09 square metres).

Hong Kong's Central district commands the world's second-highest office space occupancy cost, behind London's West End, CB Richard Ellis says in a May report.

Prime office rents in the city have jumped 16 per cent in the past year as financial companies such as HSBC Holdings and Barclays resumed expansion amid an economic recovery.

"The benefits for the banks who moved to ICC are more than just savings in rental," said Mr Wong, who is based in Hong Kong.

"They have got more space to expand if there are such needs in the future. In Central, there is no space left even if you can afford the high rent."

Morgan Stanley and Credit Suisse Group AG are among financial services companies that moved headquarters away from Central into the 118-storey ICC between 2007 and 2008 as rents in the city's banking and financial hub surged to record highs before the global financial crisis struck. Morgan Stanley is leasing 16 floors and Credit Suisse 12.

The city's jobless rate fell to 4.3 per cent, the lowest level in 19 months, for the three months ended July 31. Hong Kong's number of financial professionals rose to a record 37,694 by July, eclipsing the previous high reached in November 2008, the Securities and Futures Commission said in August.

Morgan Stanley was the first tenant of the ICC, built and operated by Hong Kong's biggest developer Sun Hung Kai Properties, to announce its move into the building, which is atop the Kowloon subway station and about 20 minutes by train to the airport and 10 minutes to Central. It also houses Deutsche Bank AG and ING Groep NV.

The director of commercial transaction services in Hong Kong at New York-based property broker Cushman & Wakefield, Gary Fok, said many of the banks had signed on for years.

"They'll never disclose the exact terms of their leases but in hindsight they've gotten themselves some very good deals," Mr Fok said. "Taking into account all the other concessions, they're likely paying under $HK30 a square foot."

Hong Kong, September 27, 2010 – Developed by Sun Hung Kai Properties and located in International
Commerce Centre, the tallest building in Hong Kong, sky100, the only observation deck to gaze around Hong Kong in 360-degree, held its sky100 Ambassadors Graduation Show today (September 27). During the event, sky100 announced the completion of the Ambassadors’ six-week training programme. After more than three months of selection, all 11 sky100 Ambassadors chosen from 1,000 applicants met the media and the public for the first time in the graduation show, and modelled the new sky100 uniform using the winning design of the sky100 Uniform Design Contest as blueprint. The event came to a perfect end with hat tossing, symbolizing that the sky100 Ambassadors were ready to give a warm and professional welcome to tourists from all around the world on behalf of sky100.

Celebrities and guests attending the sky100 Ambassadors Graduation Show included Dr Raymond Au,
Associate Head & Professor of Institute of Textiles & Clothing of The Hong Kong Polytechnic University; “Star Trainers” of the sky100 Ambassador Programme, media expert Mr Lawrence Cheng and well-known make-up artist Ms Caroline Sze; as well as top model Ms Gaile Lai and leading fashion designer Ms Johanna Ho, both “Star Judges” of the sky100 Uniform Design Contest.

“Sun Hung Kai Properties highly values the sky100 project,” Ms Elaine Tsui, General Manager of sky100 said. “We are pleased to have meticulously recruited 11 ambassadors of different talents out of more than 1,000 applications. We have devoted lots of resources on the training to all sky100 Ambassadors including a six-week programme by “star trainers”, with the aim of upgrading their professional skill in customer service and enrich their knowledge in tourism. This is a big day for the Ambassadors as they have officially completed the first phase of their training and entered the on-job training section, which means they are ready to greet tourists from all over the world on behalf of sky100.”

During the first part of the event, Gaile Lai and Johanna Ho shared the criteria of a winning uniform, and revealed the winning design by cleverly peeling away the unwanted elements of the uniform from a mannequin until the winning entry appeared. General Manager of sky100, Ms Elaine Tsui, Gaile Lai and Johanna Ho then presented the award to the winning team, Mr Lee Pak-ho and Ms Fung Yuen-shan. Both of them are year-one student of Institute of Textiles & Clothing of The Hong Kong Polytechnic University and it was the team’s firsttime to take part in a design contest. Gaile and Johanna remarked that the winning design has ingeniously incorporated the key features of sky100 and good craftsmanship, which made it outstanding in terms of aesthetics and functions. A public online polling was previously held for the contest which drove over 15,000 viewership on its Facebook Fans Page. The design of the winning team also earned the highest number of votes in the polling.

Meeting the public for the first time, the sky100 Ambassadors participated in an energetic runway show to showcase the new uniform and give a self-introduction. They also competed with the three artistes, Mr Kevin Cheng, Ms Janice Man and Mr Charles Ying, in a knowledge quiz, demonstrating their professional knowledge in tourism and capabilities in customer services.

During the conferment, sky100 Ambassadors were presented with graduation certificates from Ms Elaine Tsui. The tossing of hats symbolized the completion of their sky100 training. At the end of the event, Lawrence Cheng, Caroline Sze, Gaile Lai and Johanna Ho also awarded the “Most Energetic Ambassador”, in recognition of today’s best stage performance, as well as overall performance during the training.
