新地再撬高盛渡海 九龍站全港最大商廈 料獲大摩轉投 (明報) 05月 10日 星期四 05:10AM

【明報專訊】正在招租的九龍站7期環球貿易廣場(ICC)寫字樓,發展商新地(0016)近期正在中區展開「撬客戰」。消息人士指出,新地將於短期內「撬走」置地的交易廣場大租客摩根士丹利(大摩),令ICC的出租樓面增至90萬方呎,最近新地再出擊,與長實(0001)的長江集團中心大租客高盛磋商,希望高盛能成為ICC的另一大租戶。

(Morgan Stanley and Goldman Sachs might move their Asia-Pacific HQ from The Exchange Square and The Cheung Kong Center to ICC.)

近年中區甲級商廈空置率持續低企,令租金持續上升,目前每方呎租金動輒逾100元,反觀將於今年底開始入伙、與中環僅一站之隔(東涌線)的ICC寫字樓,呎租僅30多元,成為中區大機構近年的另一選擇。

一海之隔 九龍租金可慳七成

以大型外資證券行大摩為例,目前在中環交易廣場租用約20萬方呎樓面,若以呎租100元計算,每月租金支出高達2000萬元,遷往ICC後,即使租用20多萬甚至30萬方呎樓面,以呎租30多元計算,每月租金支出亦不足1000萬元。

(IFC-->HK$100 per square foot VS ICC-->HK$30 per square foot= 70% off!!)

雖然ICC至今已租出約90萬方呎樓面,約等於半幢國際金融中心2期,但物業的寫字樓總樓面達250萬方呎(將是全港最大的商廈),所以新地近期仍積極在中區「撬客」,據悉接觸對象,包括另一大型外資證券行高盛,目前高盛亦租用長江集團中心逾20萬方呎樓面。

但據了解,高盛與大摩的考慮有所不同。大摩現時在交易廣場3期的租約,一年多後到期,若與新地達成協議,將會撤離中環,把香港總部遷往ICC。但高盛則無意離開長江中心,考慮租用ICC,預計只會是將部分部門遷往該處。大摩及高盛的發言人都拒絕就此事置評。新地發言人則說,第一期90萬呎的樓面已達洽談成熟階段,希望很快能落實。

中區空置率低 租金續

仲量聯行指出,4月份中區甲級商廈的空置率錄得近年最低水平(見圖),國金2期等近期更錄得每方呎逾150元的最高租金水平紀錄。該行香港商業部主管莫家文表示,有見非核心區的租金吸引,很多公司正重組他們的物業組合,只於中區保留了基本的業務,開始將其他運作遷至非核心區的寫字樓。」

面對ICC的競爭,尖沙嘴區商廈業主亦積極迎戰。仲量聯行九龍商業部主管顏慧萍表示,近期美麗華大廈及海港城等一些物業已開始進行大型的翻新工程,將於現在至08年分階段完成,明顯能提升市場競爭力。

When 2IFC first came onto the market, their rents were around $30/sq ft. ICC's design should be similar to 2IFC and would be very attractive to financial services firms.

Sure !Probably ICC would break the record set by IFC when all the stuff at West Kowloon are done in the future (WKCD ,Terminal of HK-Guangzhou Express Railway,West Kowloon Station of KCR Kowloon Southern Link ...etc)

"4" is just like "13" and "666" mean something bad in the western culture.
But instead of only "13," HK gets rid of any floor with "4" in it.
And actually, in some buildings, there are no 13th floor as well.
The sequene goes: 1-2-3-5-6-7-8-9-10-11-12-15-16....22-23-25...... etc.

This is odd, to say the least. I understand superstitions and all, but come on... In terms of a 100 storey tower it would leave 10 floors out completely (40-49), plus another 9 i 4, 14, 24, ... 94. So - a 100 storeyed HK skyscraper would rise only to 81 floors. Even if in western culture they wish to cut out floor no. 13 (which is stupid in my opinion, because i don't believe that serious entities like companies, investors and developers should propagate obvious bullshit), the possible effect is a one floor loss, and not a loss of 19 floors every 100 storeys...

I think it's plain stupid, that they follow this crap. Come on, let's have some common sense. Let's say the 666m Park Square Tower is built in Dubai. Wouldn't it be pathetic for the Vatican to protest it's height? It's just a friggin skyscraper!

In the case of 40s, developers do not get rid of all ten numbers, but "44" only. The other nine stays.
