i had lev75 as 280m. so lev76 must be 284m?

ive worked out be a recent elevation it will be approx 390m or same height as taipeies 101 ob deck
also CURRENT HEIGHT OF LEV76= 292M.- mid plant levels on zone 4.

This is really really one of the greatest, perhaps the greates skyscraper in the world. 100th floor ob deck will be araund 400m+, won`t it? This would be the same height as the ob deck of Taipeh 101!?

^yes more like 390m which is same as Taipei101. but there are 18 more floors above which consist of hotel ect. im sure there will be more smaller observatories up there. maybe even 450m high?

There's supposed to be a roofed swimming pool on the top floor.

cool photos. the foundation of the building must be over 150 metres in depth to support such a tall building.

That is one hell of a nice tower. Its boxiness doesn't matter because the facade is nice and classy and it's supertall. Seems like the whole building was panelled and u can see something behind it. If it get lights like in those renderings, it will look fantastic. Those renderings look very accurate and fine.

Demand for ICC boosts rents 20pc
Leasing talks in final stages for 90pc of 118-floor tower at Kowloon Station

Office rents at what will be Hong Kong's tallest building, the 118-storey International Commerce Centre at Kowloon Station, have increased 20 per cent as 90 per cent of space at phase one of the development has been committed.

Victor Lui Ting, an executive director of Sun Hung Kai Real Estate Agency, said talks with various tenants were in the final stages and formal leasing agreements would be announced from next month.

Without disclosing the identities of the tenants, Mr Lui said: "Most of them are financial institutions such as hedge funds, investment banks and insurance firms. Some have agreed to lease more than 10 floors."

He declined to comment on market rumours that Morgan Stanley was in talks with SHKP to lease 240,000 square feet of office space at ICC as the US investment bank planned to move its back office from Central.

Mr Lui expected the phase one development at ICC to contribute about HK$400 million in annual rental income if all 900,000 sqft are leased. Pre-leasing for the 600,000 sqft of space in the second phase in the same building was under way, he said.

"Asking rents at phase two have increased 15 per cent to 20 per cent as choices are limited for big corporations seeking large office spaces for expansion in one building," he said.

A number of potential tenants had sought to lease 10 floors with an option for five more floors within five years to prepare for future expansion, Mr Lui said.

Rents at ICC remained relatively cheap compared with those in the core business district, he said, pointing out that Kowloon Station was only one stop away from Central.

Phase one of ICC is expected to obtain an occupation permit by the end of this year, phase two is due for completion in mid-2009 and phase three, with one million sqft, will be completed in 2010.

Mr Lui said the construction cost of the whole development was HK$20 billion.

Kowloon Station development packages five, six and seven will consist of 2.5 million sqft of grade A offices, one million sqft of shopping space to be taken up by Elements, one million sqft to be occupied by the Ritz-Carlton hotel, W Hotel and serviced flats for lease. The Cullinan will offer one million sqft of luxury residential property for sale.

Mark Lettenbichler, vice-president and area general manager of Ritz-Carlton, said the new hotel at the top 16 floors of ICC was targeted to open by 2010.

The existing hotel in Central will close on January 1 next year as the landlord consortium led by Lai Sun Development will redevelop it into an office building.

Next to the tallest tower is W Hotel - the first in Hong Kong - which is due to open in May next year.

Stephen Ho, senior vice-president of Starwood Hotels acquisitions and development in Asia-Pacific, said Union Square was chosen as the home of the first W Hotel in the city as "it is a fact that there are very few suitable locations in Hong Kong".

However, the hotel group is also attracted by the good transport network and the entertainment and cultural area to be established at Kowloon Station in the next few years.

"We are looking at the future potential of the area," Mr Ho said.

The hotel is targeting corporate customers as well as people from the entertainment, technology and fashion industries.

Hong Kong still has room for luxury hotels as demand for high-end hospitality services has surged due to the strong economy and the growing number of affluent travellers from the mainland, according to Mr Ho.

100/f = 375m doesn't make sense. There are only 16 floors(no 104/f & 114/f) between 375m to 484m?
375m at 2IFC is about 80/f only...
