This is somewhat misleading, Some towers like the russia tower, and the vegas tower have wings that give it an illusion of mass. Take note ICC is a 60 by 60m solid block, so by volume it rivals any proposal or u/c single supertall structure, except maybe the Al bait towers.

No, the model exaggerates ICC's height.

Morgan Stanley moving to Kowloon

Morgan Stanley will today announce it is leasing 10 floors in what will be Hong Kong's tallest building, the 118-storey International Commerce Centre at the MTR's Kowloon Station, bankers say.

The investment bank agreed to take up 300,000 square feet, double the 150,000 square feet in more than 10 floors it leases at Hongkong Land's Exchange Square in Central. The lease will expire at the end of next year.

Office rents in Exchange Square have reached HK$100 per square foot while the asking rent at Sun Hung Kai Properties' International Commerce Centre is HK$35 per square foot.

The relocation will not only give Morgan Stanley more room for expansion but also help it cut monthly rent by HK$4.5 million to about HK$10.5 million. Morgan Stanley and SHKP were unavailable for comment.

 新鴻基地產與摩根士丹利昨日舉行簽約儀式,落實大摩租用新地旗下九龍站環球貿易廣場(ICC)一期10層作為總部,以年租金約1.47億租用總樓面約35萬平方呎,大摩將自中環租用交易廣場等寫字樓遷到彼岸九龍站,租金支出可望勁減一半,同時新地亦預留部分面積,供大摩未來擴充所需。

 基於雙方早有協議,新地不會透露該樓面的呎租。據了解,環球貿易廣場平均呎租為35元,以租用樓面35萬呎計,年租金約1.47億,而現時大摩租用的中環交易廣場樓層,業界消息認為其叫價可達120元,相比下前者租金最少可省減一半。



呎租35元 年租金1.47億

 新地代理執行董事雷霆表示,環球一期的可租用樓面共有90萬呎,全部已被簽定租約或進入洽談的最後階段。由於租務反應理想,未來會再推出項目二期,總面積約60萬平方呎,其租金將比一期上調20%,預計09年中可以入伙。雷霆又稱,大摩已經把所有設施遷進新辦公室,未來會以環球貿易廣場作為在香港的總部。由於目前大部分樓面尚未租出,其他企業可能會比大摩租用更多面積。他又表示以後將陸續與其他跨國企業舉行簽約活動,而各企業考慮的除了租金外,還有寫字樓的素質和地段。雷霆認為大部分跨國企業在香港都有擴充和整合的需要,目前中環等核心商業區的寫字樓供應量已接近飽和,環球正好提供優質設施和足夠的空間。

 環球貿易廣場位於九龍柯士甸道西1號,樓高118層,總建築面積佔250萬平方呎,預期將於08年2月入伙,預料整座大樓會在2010年竣工。業界認為新廣場乃九龍站上蓋物業,通往機場需時20分鐘,到中環站僅三分鐘,加上位處西部走廊終點及西隧九龍入口,位置優越。全部落成後,將有550萬平方呎甲級寫字樓、豪宅、商場及高級酒店推出市場,再配合西九龍文化區的發展,有可能成為九龍的核心地域。

Sun Hung Kai Properties (SHKP) today announced that Morgan Stanley has agreed to lease ten floors in International Commerce Centre (ICC), Hong Kong's latest landmark development.

Morgan Stanley will relocate its operations in Hong Kong where its Asia Pacific headquarters is based to ICC, commencing end of 2008. Morgan Stanley to move Asia HQ across Hong Kong

HONG KONG, Aug 8 (Reuters) - Morgan Stanley plans to move its Asia-Pacific headquarters across Hong Kong's harbour to a new 118-storey block, leaving the city's traditional business area of Central where rents are soaring.

The investment bank will start moving around 1,500 staff at the end of next year into 357,000 sq ft (33,170 sq metres) of space on 10 floors of the International Commerce Centre, the building's developer, Sun Hung Kai Properties , said on Wednesday. Morgan Stanley is vacating more than 200,000 sq ft of space in two buildings in Central owned by landlord Hongkong Land Holdings , but could retain some meeting facilities in the area.

Morgan Stanley, the first investment bank to move to London's Canary Wharf in the 1990s, will now be the first to shift its main Hong Kong operations to Kowloon district, across the busy harbour from Hong Kong island. Average rents in Kowloon are about one-third those in Central.

The bank said it wanted all staff to be located in one building, with improved facilities, but the move also comes after average monthly rents in Central have quadrupled since a trough in 2003, and risen 10 percent this year to about US$11.50 per sq ft.

With vacancy rates in Central at just 3 percent because of an influx of financial services and law firms, small premises have been let for as much as US$20 per sq ft per month -- about quadruple the New York average.

The 2.5 million sq ft International Commerce Centre will be completed in stages over the next three years.

The skyline of Hong Kong will be amazing in the future when this tower is finish. The tower has a great progress in the construction and in the facade.
