i cant seem to make out what level it says but should beup to the 3plant levels above lev77 which 78 should be reached which is 306m high.

Cheaper rents beckon Deutsche Bank to seek space at ICC

Deutsche Bank is in final talks with Sun Hung Kai Properties (SHKP) on leasing 10 floors at the 118-storey International Commerce Centre (ICC) at Kowloon Station, according to sources.

The European investment bank's potential relocation highlights the shortage of new office supply in Central and the fact that rising rents in Hong Kong's central business district are prompting financial firms to seek space elsewhere.

This month, Morgan Stanley announced that it would move to ICC, the tallest building in Hong Kong when completed, from Exchange Square in Central by the end of next year.

The United States-based investment bank agreed to lease 10 floors or 350,000 square feet in ICC as its Asia-Pacific headquarters.

Colliers International research director Simon Lo Wing-fai said he would not be surprised to see more investment banks express interest in moving away from the current central business district after Morgan Stanley's announcement.

"Deutsche Bank is seeking larger space in other locations for expansion because of limited new supply in Central," said a source, adding that its current lease would expire by the third quarter of next year.

Deutsche Bank signed a nine-year agreement in October 1998, when the market was battered by the Asia financial crisis, to take up six floors or 88,000 sqft at Cheung Kong Center as its headquarters.

Alex Ho Ying-ming, an executive director for office services at CB Richard Ellis, said tenants at the complex would face a substantial rent rise when the lease was due for renewal.

"The new rents will probably [be] triple of what it is paying now," Mr Ho said.

Cheung Kong Center was asking between HK$130 and HK$140 per square foot, sources said, compared with HK$40 to HK$50 per square foot in its leases with Deutsche Bank.

ICC is charging an average of HK$35 per square foot at the 900,000 sqft first phase development.

Although SHKP indicated that it would raise asking rents by 20 per cent in the pre-leases at ICC's 600,000 sqft second phase development, consultants said the rents were still low.

Other key tenants at Cheung Kong Center include Goldman Sachs, the complex's biggest tenant occupying about 260,000 sqft as its headquarters. ABN Amro leases seven floors.

that's really a lot of money~~~~
consider the fact ICC is really not that far from Central, right above from the MTR station, closer to the airport.

good to hear ICC is having more and more lease signed these days before its grand opening.
