Gutted I didn't take a look at the site when I visited in February. As little as there would have been to see...doubt I'll be back to see the construction in time.

Despite having the lowest level of availability of offices in Central London and take-up at its highest level for two years, just one new office-led scheme on Southbank is currently underway, suggesting that without an immediate life-line of new buildings, occupiers will reluctantly start to look North of the River.

According to Farebrothers latest Southbank Market Report, availability fell by 4% in Q3 2010 to 1.06m sq ft, a rate of 5.5%, the lowest rate in Central London. New and refurbished supply fell by 18% in Q3 2010 to just 105,000 sq ft, 0.5% of total office space in SE1 (19.2m sq ft) as take-up exceeded completions. Overall, take-up was 192,000 sq ft in Q3, a 36% rise on Q2 and the highest total since Q3 2008. Take-up of second hand space rose 50% to 174,000 sq ft.

Julian Hind, Head of Leasing, Sales & Development at Farebrother commented on the findings “Supply has actually increased 59% since Q3 2008 but in poorer quality stock. The Southbank market is still crying out for new or refurbished buildings and could change forever without investment in new schemes.”

One new Southbank development scheme which is receiving £425m worth of investment is the Shard at London Bridge which will provide 600,000 sq ft of premium office space in SE1. Developers Sellar Property Group and the State of Qatar recently purchased back Transport for London’s pre-let lease in the hope of finding occupiers who will pay more amid a looming shortage of prime office space in the city. The Shard, designed by Pompidou architect Renzo Piano and due for completion in 2012, will become Europe's highest skyscraper.

yep according to the planning application diagram the core at the moment is 190m... 200m is at level 57
