: Union Minister for Urban Development Jaipal Reddy has said that Mysore would receive all attention and prominence under the Jawaharlal National Urban Renewal Mission in the next six years.

He told reporters here on Sunday that Mysore was a unique city with its own history and attractions. It is a flourishing town and has a glorious future. It has been selected under JN-NURM in the heritage cities category along with Haridwar, Mathura and under the cities with one million plus people.

Software Technology Park of India (STPI) South India Director B V Naidu today said Mysore has been identified as a premier tier-II city in the country among 40 cities selected for Information Technology development in the coming days.

He said the STPI had made a study across the country and identified 40 tier-II cities for IT development. Twelve multinational companies would be coming to Mysore with an additional employment generation of 3,000 professionals in the coming days, he added.

Pantaloon Retail's food division is planning to increase the number of Food Bazaar outlets from 60 to 135 by December 2007.

"Besides metros, people in tier-II cities and towns are also ready for the modern food retailing formats. We are, therefore, gearing up to open 75 more Food Bazaars across the country by the end of next year. Our cut-in stores will continue to be a part of Big Bazaars and Centrals, and we intend to set up stand-alone stores in smaller cities like Visakhapatnam and Mangalore. The properties for our expansion plan have already been signed," Damodar Mall, president and chief executive officer (food business division) of Pantaloon Retail, said after the launch of the company's first stand-alone Food Bazaar in the city today.

Work to widen Subrahmanya-Gundya road to begin from today

--Kumaraswamy to lay foundation stone for the project
--Stretch between Kulkunda and Gundya to be developed
--12 bridges on the stretch to be re-constructed

MANGALORE: Chief Minister H.D. Kumaraswamy will lay the foundation stone for the widening of Kukke Subrahmanya-Gundya road at Subrahmanya on Wednesday, according to official sources.

The road connects the temple town with National Highway no. 48 (Mangalore-Bangalore) at Gundya at the foothills of Shiradi Ghat. The Government has proposed to widen the stretch between Kulkunda and Gundya on this road.

According to officials in the Department of Public Works here, this stretch would be widened from 3.75 metres to 5.5 metres. The single lane road would be developed into an intermediate lane road, they said.

The road would be developed by using Rs. 80 lakh from Central Road Fund (CRF)and Rs. 360 lakh from Karnataka Road Development Corporation Limited. The development includes re-construction of 12 bridges on the stretch. Tenders have been called to take up works, they said.

A four-km stretch between Kukke Subrahmanya and Gundya had been widened during 2004-05 under CRF, they said. B. Nagaraja Shetty, district in-charge Minister, D.V. Sadananda Gowda, MP, will also participate in the function.

Road to be closed

Deputy Commissioner of Dakshina Kannada M. Maheshwar Rao has banned movement of vehicles from Kaikamba to Gundya on the road from December 15 to April 30, 2007 to take up widening works, an official release said.

MYSORE: Approbating the robust growth of the IT sector, the State Government has approved about eight Special Economic Zones (SEZs) under IT and ITEs sector in Mysore, even as software exports soared to new heights in 2006-07.

The Karnataka Udyog Mitra, the single window agency to clear industrial and commercial projects, has cleared more than 50 projects for Mysore, in which SEZs alone constitute an investment of more than Rs 300 crore.

All the SEZs have been proposed for the Koorgalli industrial area in the suburbs.

The companies that are granted SEZs in Mysore include RMZ Infotech, Venora Online, Vision Softech, Mumbai-based Tandon Holdings (electronics assemblies and software development), Krishi Technologies among others.

This apart, over 30 smaller IT parks and software development centres are in line.

Bangalore-based Samrudhi IT Solutions, Nipi Software, Marlabs and BNA Technologies are gearing up to set up base in the city which has an IT Finishing School.

A Bus Rapid Transit System (BRTS) to promote usage of public transport will be introduced in the city and Mysore, Karnataka Transport Minister N Cheluvarayaswamy said today.

Talking to newspersons here, he said the project, sponsored by the Centre, would be commissioned in the next two months in Mysore. The project, aimed at discouraging use of more private vehicles, would be completed in the next four years with an investment of Rs 615 crore. However, details for the project in the city were not made available.

Mr Cheluvarayaswamy said the Karnataka State Road Transport Corporation would take up several other development projects like augmentation of 740 new schedules, purchase of 1,550 new buses, including 50 Volvo buses, and Inter Model Transit Centre at Peenya in the city in the coming months. It had also taken up upgradation of infrastructure facilities at bus stations across the State.

The KSRTC's revenue reached an all time high of Rs 1,272 crore in 2006-07, a growth of 17 per cent as against Rs 1,086 crore in 2005-06, he said.

Karnataka clears industrial projects worth over Rs 49,000 cr

Karnataka's High Level Clearance Committee today approved 28 proposals to set up new industries involving an investment of Rs 49,054.89 crore.

The areas of investment are in IT, cement, steel, education and electronics, a release by the Governor's Secretariat said.

The industrial units after commissioning would generate employment to 4.19 lakh people, the release said.

The investments are being made in tier II cities, including Hiriyur, Gulbarga, Mysore, Mangalore, Muddebihal, Gamanagatti, Hospet, Hassan, Afzalpur, Yadgir, Kunigal, Koppal, Sandur, Haveri in addition to some in Bangalore rural district.

The projects included an airport-based multi-product special economic zone at an investment of Rs 3,384.65 crore to be established by the Bangalore International Airport Ltd, which has built the new airport in Devanahally here.

Limitless Properties Ltd has got the approval for setting up a multi-product SEZ in Hiriyur in Chitradurga district at an investment of Rs 4,164.40 crore.

R M Steels Ltd will be setting up a Rs 15,700 crore integrated steel plant in Koppal while XINDIA Steels a similar plant in the same district with an investment of Rs 8,735 crore, the release said.

Sobha plans 3 projects in Mysore

Sobha Developers, a Bangalore-based real estate developer, is foraying into Mysore realty market with three projects this financial year.

The company has lined up a villa project on 14.5 acres at Jattihundi village and 500,000 square feet each residential and commercial project on seven acre plot in Belvatha grama near Mysore.

Sobha Developers' presence in Mysore for the last couple of years has only been through a contractual project for IT major, Infosys Technologies.

"Mysore entry is part of our strategy for tier II cities in Karnataka. Land for the projects was bought long time ago from internal accruals," said J C Sharma, managing director, Sobha Developers.

"We plan to take up 12 million square feet of development this financial year (2008-09) spread across six cities with a budget of around Rs 2,200 crore. This involves our entry to Mysore, Chennai and Gurgaon realty markets. The investments for these will be through customer advance, internal accruals and debt," he added.

Sobha Developers during financial year 2007-08, took up a similar scale of development (12 million square feet) of which 90 per cent was residential.
Presently, the company has 28 ongoing projects and forthcoming are 20. In commercial development ongoing is three projects aggregating 1 million square feet and forthcoming is 20 projects aggregating 16 million square feet.

Amid the booming realty, the reality of traffic snarls, even at airports, will no longer bother the high-flying elite of India Inc. For, the new townships being planned in more than a dozen Tier II and III cities will offer helipads. Business honchos will have to come with their own choppers, of course. The Ahmedabad-based EsVee Group, promoted by Mr Vijay Kumar Gupta, Chairman and Managing Director of the Rs 1,300-crore Gujarat Ambuja Exports Ltd (GAEL), plans to invest nearly Rs 2,000 crore in the next five years to develop such exclusive townships across India. “All these townships will be identical, with the same designs, and developed by the same architect and planner, the Singapore-based Jurong International,” Mr Gupta told Business Line in Ahmedabad.

The first township off the block will be at Mysore, famed for its annual Dussehra pageant.

Currently, the company offers plots varying from 2,400 to 10,000 sq.ft and will soon make available flats and villas. It will have all amenities pre-laid and in place — roads, water, electricity and broadband connection, among others. The Rs 180-crore project is scheduled to be completed by 2010.

It has an interesting location — a 60-acre plot on a hillock overlooking the airport and with a view of the famous Chamundeshwari Temple on a nearby hillock. The township, ‘Highlands’, will offer 250 residential flats of three to five bedrooms with a price-tag of Rs 60 to 90 lakh, and 150 villas — all fully furnished and air-conditioned. Highlands is the first infrastructure development project undertaken by the EsVee Group. Its joint promoter is the Bangalore-based Ishya Group.

Apart from its own helipad, Highlands will offer its residents a spa, multiple swimming pools, coffee shops and health club-cum-fitness centre. It will also have controlled access, library, mini-theatre, Jacuzzi and sauna, an amphitheatre, a club — and an artificial lake.

Similar townships are being planned for Siliguri, Agra, Ludhiana, Chandigarh, Hubli, Cochin, Coimbatore, Mangalore, Nashik, Pune, Vadodara and Rajkot. With an initial outlay of Rs 2,000 crore, the company — Esveegee Realty Gujarat Pvt Ltd — will invest around Rs 160-170 crore on an average on each township.

The Mysore project will cost Rs 180 crore, including about Rs 40 crore from private equity for which talks are in progress, according to Mr Gupta. Jurong International has designed over 1,000 projects of township and real-estate in 37 countries.

According to a NASSCOM - A.T Kearney study, Mysore is all set to breakout into the big league on the BPO scene because of availability of talent and the city’s proximity to Bangalore. Easing traffic congestion: The existing road, which will be widened shortly.

MYSORE: The city will soon have a 42-km-long six-lane Outer Ring Road. It is to be executed by Mysore Urban Development Authority (MUDA), which is speeding up pending works on the project.

Disclosing this to The Hindu, MLC Siddaraju, who is also a member of the Mysore Urban Development Authority (MUDA), said work includes laying the 9.5 km of missing link of the ring road between Mysore-Nanjangud highway and Mysore-Bannur highway, besides widening the existing 32.5 km of ring road into a six-lane highway.

The acquisition of an estimated 150 acres of land for laying the 9.5 km of ring road to link Mysore-Nanjangud highway and Mysore-Bannur highway has reached the last stage with the authorities issuing a final notification in this regard.

“We are planning to begin the work as soon as possible,” said Superintending Engineer of MUDA, Mahesh.

Work stalled


The work on linking the Mysore-Nanjangud highway and Mysore-Bannur highway with the ring road had been stalled for more than three years owing to a dispute over alignment of the stretch.

Meanwhile, the MUDA is also expected to finalise the tenders for widening the 32.5 km ring road into a six-lane highway at a cost of Rs. 219 crore under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM).

The existing ring road is either a double lane or a four-lane road at present. While the ring road linking K.R.S. Road to Mysore-Hunsur Road is a double-lane, the rest of the road is a four-lane.

“We propose to complete the work in the next seven to eight months. Once the works are completed, we should be having a 42-km-long six-lane ring road around Mysore”, Mr. Mahesh said.

Once the missing link of ring road to Mysore-Nanjangud highway is completed, the vehicles heading towards Ooty will start using the Ring Road, which would bring down the traffic pressure in the city.

Heavy flow


The need to widen the entire 42 km- stretch has become necessary owing to the large number of vehicles entering the city from Bangalore.

“A survey conducted in February this year showed that around 8,000 PCU (Passenger Car Units) enter the city every day from the Mysore-Bangalore highway. This number is expected to increase in future. During the recent Dasara celebrations, the number of vehicles entering the city increased three-fold. It would bring a lot of pressure on the roads inside the city if the Ring Road is not upgraded as early as possible,” Mr. Mahesh added.
