Not completely true. Given that the PA will be covering the rent costs in 4 Times Square "for a few years", they can decide not to let other companies occupy that space, therefore creating a loss in office space. Furthermore, 4 Times Square is located in midtown, not lower Manhattan, that are different (but similar) markets. Many companies prefer determined areas of the city, creating a non-homogeneous demand throughout the city.

Not according to recent (past year) data. 2011 GDP is projected to be positive this year (just like 2010) and will continue in the foreseeable future. The majority of economists are projecting economic growth and stability to increase even more than what happened in 2010. I'm sure you can find the info on your own.

An E-mail forwarded to me by a friend who works for Conde Nast:

Quote:
Colleagues,

As most of you know, Condé Nast has agreed to occupy one million square feet of office space in 1 World Trade Center―a deal that will become official at next week’s lease signing. As the anchor tenant in what will undoubtedly stand as one of the city’s most important landmark buildings, Condé Nast becomes the catalyst for transformation in Lower Manhattan, just as we were when we moved to Times Square in 1999. The agreement reflects a strong partnership between Condé Nast, the Port Authority, and the Durst Organization―providing us with a new, world-class, green office environment and enough space to consolidate all of our New York offices into a single location upon our move in 2015.

One WTC sits on the northwest corner of the 16-acre World Trade Center site in Battery Park City. Condé Nast will occupy approximately 20 of the lower floors in the 104-story building. The entire WTC site will consist of 500,000 square feet of retail, in addition to a new transportation hub that will connect 12 subways, the PATH system, ferry service, and bus lines.

Our company has a long and rich history in New York. This decision signifies the start of an exciting new era for Condé Nast—and our commitment to the ongoing renaissance of this extraordinary city.

@WestTexan87,

Thanks for posting the inside information. One million sq ft. And that's only the first 20 floors of the building. Insane! Another interesting fact is that the transport hub will connect 12 different subway lines! I was not aware of this fact. 12 subway lines is insane, I don't think I've seen such a big metro/subway station ever in my entire life.

It's not too likely unless you're counting the ceiling too, since the largest 20 floors of the building would be about 500,000 sq ft of office space. It's only 200 feet square on floor 20 and smaller every floor you go up. Then you have to subtract the space the core takes.

Yeah, I am really interested to know how it the skyline will look with both WTC 1 and WTC 4 completed given that they will be by themselves a bit.

@Nomadd22,

That's actually what they stated in the article. That they will occupy the first 20 floors of One WTC.

-on which square will be WTC 5, upper or lower?
-what is that in red square?
-when will WTC 2 and WTC 3 be at street level?
-And the same question when will blue square (transportation hub) be on a street level and green square covered?
-and pink mark, will there be a street for cars or just walkaway?
-what is that in red square, will this be under or above ground?
