I donīt agree with you entirely. I think, the driving force behind creating open space for tourists was purely $$$, nothing more, nothing else. ESBīs Observation-Deck flows more cash into the owners pockets, then the rents of the entire building, so yeah.

Only because ESB is a low-rent, incredibly out-of-date building the only economic value of which is in the observation deck and its fame.

It used to be low rent, but the ESB has undergone & completed a massive $600 m renovation/retrofitting a couple of years ago. The rent today is $65-$70 per sq ft. It is hardly low rent. That is on par with the rate at the WTC buildings.

Something I always wanted to say, but didn't know what held me back. Hats off to the comment.

Do you guys know whether the comm ring will be lit?

It would add enormously to the effect.

The LEDs on the ring could create a rotating effect....

There's still much work to be done on the communications ring before they can worry about lighting.

Nice avatar by the way.

LOL, took that pic myself...

Anyway, regarding lighting of the comm ring, I cannot emphasize enough how it would add to the overall effect. The lit spire looks great, but the lit comm ring would add base to it, anchor it to the building.

And did I mention that awesome rotating effect that it would enable?

While that would be awesome for them to do, I highly doubt they will. It seems like that would be Durst's department, and we all know how cheap he is...

You can see on the bottom right workers installing cladding as well as some done.

Is Mid Manhattan always more lively than Lower Mahattan? That's amazing.

Is there any chance of the base cladding being completed before the New Year?

From what I see yes more than likely 85-90% of it, but depending on how this winter comes along.

That diagram is horribly outdated and incorrect.
