Alargan Business Bay Development is located in the new Business Bay district in Dubai, U.A.E. This new quarter now under development is expected to attract a large number of international businesses from around the world to establish their regional headquarters. Dubai’s incredible transformation into a regional hub marks the city’s entry into the global business cities’ league and affirms its position as the region’s business capital. The new Business Bay is conceived as a “city within the city”, a business cluster along a new extension of the Dubai Creek that extends on over six million square meters featuring office and residential towers interspersed with a network of canals and road infrastructures.

Located on plot BB.A03.029, the site is a corner location on the tip of a block enjoying the bay and sea view on its northwestern orientation. The plot ground surface is 6117 square meters.

The development consists of a commercial podium built on three floors with the necessary parking facilities above and below ground and twenty nine floors of exclusive office space above the retail base. The total allowable built-up area of the development is 36702 square meters.

Our project consists of a succession of “topographic” plates that gradually recess in plan from the base up to the higher floors giving room for exceptional terraces along the perimeter of all the twenty nine office floors. Along the outer periphery of the floor plates, a number of slab extensions are conceived to further extend and enrich the office environment by providing “suspended” additions that act as extensions of the interiors. These include overhanging gardens, suspended water features, mineral gardens, loggias, extended decks and terraces, overhanging pavilions that include special board rooms and executive offices.. The central core of the building is pierced by a 450 square meters void that runs along the height of the body of the building. At the vertical tip of the building, we propose a panoramic executive restaurant with an exclusive terrace and pool along with a gym and SPA facility that enjoys panoramic views of the Dubai Creek. Our project is not just another “formal” gesture to be implemented in the rapidly growing skyline of Dubai, its architectural expressions should translate relevant and sincere design intentions that aim at providing the most exceptional office environment to its occupants.
