i like last pic the most others are ugly. But ENK is little bit taller than that last pic, so kosovo have that kind buildings.

Kosovo's goverment should give hands to Pacolli he can do everything

i know i messed it up but till i get my camera back i got more photos coming soon. anybody thats located in prishtina we would appriciate it if u guys would take a couple hours off your day and go out and take sum photos, of the recent constructions...

Po, zbatohet... ama ky eshte vetem plan i pergjithshem zhvillimor, jo plan rregullativ.. Cdo lagje/zone e ka planin rregullativ te veqante.. (edhe sepse akoma jane disa lagje qe nuk kane plan rregullativ, por jane ne proces e siper)

Kosovo Builders Reap Huge Profits

Construction of residential buildings remains one of the most profitable businesses in Kosovo, according to experts, who say building companies can earn a profit of 300 per cent per project on their initial investments, largely as a result of the low cost of construction materials.

Local builders say the average investment needed to build per square metre in Kosovo is about 250 euro, while in Western countries, by comparison, it would cost more than 1,000 euro. Visar Gojani, who sells building material, says it would cost about 13,000 euro to build a 50-square-metre flat in Pristina that would then sell on the market for not less than 50,000 euro.

Moreover, the differential between investment costs and profits from property sales is widening, as the pressure for homes pushes real estate prices ever higher. “The prices of building materials are falling, while real estate prices are rising,” Gojani notes.

Profits earned by the construction industry are highest in Pristina, where demand for homes is strongest, compared to cities such as Prizren, Gjakova and Peja.

Valon Hadri, who works for Ndertimi building company in Gjakova, says for that reason construction companies prefer to work on projects in, or around, the capital.

“In Gjakova and other towns, you can’t sell an apartment for more than 500 euros per square metre, whereas in Pristina it costs around 1,000,” he said.

Construction companies justify the high prices they demand by pointing to the greater demand for flats and buildings in the capital. They also say the cost of obtaining building permits is highest in the capital.

As Durim Berisha, owner of Tregtia, a company that has built a number of new buildings in Pristina, puts it, prices in the capital are higher “not only because land is more expensive but because the cost of construction and licenses is more expensive.”

Municipal authorities in Pristina dispute the claims regarding high local taxes - to an extent.

Nazmije Tora, head of the department for urban planning in the Pristina municipality, says they charge 15 euro per square metre for residential buildings and 20 euro for commercial ones.

Liridon Krasniqi, an architect, told Balkan Insight that even when construction companies respected all the necessary procedures and paid all the requisite taxes, their profits were still often huge. “When I worked on one project for a 20-floor building, the owner made over half a million euro in profit even though he paid every single tax and respected all the procedures,” he said.

Apart from construction companies, local authorities are also profiting from the building boom in Kosovo.

Officials from Pristina Municipality acknowledge that fees collected from building permits have significantly swelled the city’s coffers. “Only between January and October, we collected more than 15 million euro,” Muhamet Gashi, spokesperson for the municipality, said.

Given that many building contractors in Kosovo do not obtain all the necessary permits, or pay their taxes, it is clear that the fees collected by the city has the potential to become much higher in future.
