Well, maybe because they were built 10 years before Lakhta Center?

If the tower will turn out exactly like on renders, there are very few towers in the world which could compete with it in its futuristic looks. Shanghai Tower comes to mind.

I don't think that any tower ever really looks as futuristic as it does in the renders. Renders have a way of exaggerating the building's better features.
Regardless, if this building looks even remotely like the renders, it will be absolutely amazing.

Nah. The cladding on ST doesn't look nearly as good as the renderings portrayed it, imo. It's more than just the building, too. The background and suroundings never look as slick and futuristic in person.

Well, your free to. I think ST, just like almost every other building I have seen, looked much slicker in the renders. The top particularly doesn't look as good as in the renders. Don't get me wrong though- it is definitely an awesome building, just not as awesome as the renders portrayed it.

Ноябрь 2014. Работы по демонтажу четвертого распорного диска в котловане под здание Башни. Распорный диск - это временная конструкция сдерживающий стены котлована до и во время строительства коробчатого фундамента здания Башни комплекса.

Alexander Bobkov Executive Director for Lakhta Center Multifunctional Complex JSC told BN whether international sanctions will affect the pace of Lakhta Center Project construction and why its investors are not ready to invest monies into the construction of a metro station in Primorsky district.

– Mr. Bobkov, they advised previously that by October this year the works related to pit excavation were to be completed. Do you meet the time schedule? When will the tower superstructure construction be started?

– At present the works related to the pit have been completed already. We comply with the time schedule approved at the beginning of the construction. Moreover all the most complicated engineering works related to soil excavation in an immediate vicinity to the Gulf of Finland has been completed. In relation to the uniqueness of the technologies used this part of the zero cycle was the most complicated for us. We have completed the works related to water disposal, protection of the entire underground space of the complex from underground water ingress and pile foundation installation, it is a complex engineering facility consisting of 2,080 piles (only under the tower 264 piles 2m in diameter 72m-82m deep are installed). It can be said that we have passed the lower elevation of the project and now start moving upwards. According to the time schedule the tower can be seen from above the construction fence as early as in August 2015 and the adjoining buildings of the Multifunctional Complex a month earlier.

– The skyscraper will have been completed by 2018. Is it possible to meet this deadline taking into account that it took so much time to complete the zero cycle works? At which pace do you plan to build the facilities, a floor per week or per month?

– As I have mentioned already, the duration of the preparatory time period was caused by the complex and unique underground works executed. However our project is not an exception. A thorough preparation is necessary for any high-rise construction of the similar level where it takes the same amount of time to build both the underground part and the superstructure. And now we have no doubts that we will meet the deadline announced by the investor.

Firstly we managed to pass a design and investigation stage where most developers get stuck. Secondly we have entirely completed engineering preparation of the entire construction site and above all built up a brilliant professional team of contractors. Professionalism and experience of the companies with which contracts have been awarded as well as a completed stage of the project underground part construction make it possible for us to look optimistically into the future.

The planned pace of the superstructure construction is very high. To meet the deadlines established we will have to build a tower floor per six or seven days. This pace should be achieved taking into account that the structural material for the frame and floorplates is reinforced concrete which requires time for strength gain.

However I would like to point out that alongside with the tower at the same time we will start building another multifunctional building which in relation to processes and construction volume will be more large-scale than the tower itself.

– When you started implementing the project the general political situation in the world absolutely differed from the current one. “Gazprom” faced international sanctions and according to forecasts they may be lifted as late as in 2017. Oil prices are going down. Do you have any fears that the investor might quit the project or reconsider it?

– I regard a situation when the project is completely stopped as a far-fetched. The fact is that it is a project which was planned long ago, in essence we are building a new house where most investor’s companies will move to. That’s why we hope that our construction project will be protected from the consequences of sanctions for the company. At present funding is provided in accordance with the time schedule. Our project requires considerable funding but in general it is not critical for Gazprom. Of course it is rather difficult to make any predictions at the moment how the events will unfold but for the time being there are no causes of fears.

– Are domestic construction companies or only foreign companies subcontracted?

– I will not disclose a secret that we have to employ foreign companies because domestic companies are not so experienced in building such facilities. But only Russian companies are employed by us for all the works not related to unique technologies. This is everything related to preliminary stage, design and construction of utilities, water disposal, geology. And the foreign companies employed by us subcontract local subcontractors and specialists, engineers, mechanical engineers, etc. We do not see anything bad in it because our companies acquire valuable knowledge and skills in using advanced technologies and considerable amount of money for the works completed by them.

I would like to add that despite the sanctions almost all foreign companies regarded as world leaders in high-rise construction are ready to be involved in the project implementation. I am sure we have employed the best, no one refused from cooperation with us and now they not just execute their work but spread knowledge to Russian companies.

– Why was a decision made under Lakhta Center Project to reject a hotel in fabour of a co-working center? Did you think that it would be not in demand in the new economic situation?

– A hotel will be built in the complex by all means but at later stages. The thing is that under the project we received n instruction from our investor to build additional offices. And therefore the part of the complex, the area about 30,000 sq.m. which had been originally allocated for a hotel was converted into offices. We had to considerably re-design the project which slightly reduced a pace. It was planned earlier that Gazprom companies would occupy about two-thirds of the office part of the complex but nowadays the request is all the offices. It means that there are unlikely to be outside tenants in the business part of the complex.

However with account for Gazprom employees a hotel will be required by all means. The geography of the company’s activity is vast, meetings with employees onbusiness trips mount to hundreds a day and it is quite logical to arrange the work so that staff on business trips can be accommodated close to the office center. A hotel will be built on our own or by a hotel operator. It will be 4 star, aimed at business class. We are confident that the hotel will be 100% occupied. We have selected a hotel operator already, it is Crowne Plaza Hotels belonging to Continental Hotels Group.

– Is it yet known which Gazprom companies will move to Lakhta Center?

– It is primarily Gazprom neft. Our complex is its headquarters and this company will occupy about 40% of offices. The Gazprom Corporate Center will likely to move to such a building. And the final list of specific companies and departments will be made up a bit later, by 2017.

В настоящий момент продолжаются работы по заливки следующей захватки. Общий объем бетона, который будет залит в фундаментную

плиту здания с атриумом, составляет 44 000 кубометров.
