You would think that with its June expansion and renewal of 350,000 square feet at Hills Plaza, the chatter about Google’s plans for a big San Francisco growth would have quieted down.

But in fact the exact opposite has been true.

The city’s brokerage community is abuzz with talk that the Mountain View search company is planning a blockbuster San Francisco real estate play that would shake the market up for a long time. The only issue is: Which rumor do you believe?

Rumor No. 1 suggests that Google is in discussions to buy the 14 acres of Mission Bay dirt that Salesforce put on ice . . . .

Rumor No. 2 contends that the group is taking a hard look at the 1.3 million square foot Transbay Tower, the foundation of which the development team of Boston Properties and Hines is currently digging.

Brokers say that Google's real estate folks have sat through presentations on the Tower, which is being marketed by the CAC Group and Cushman & Wakefield. But the two sides are not to the point where they are trading paper.

Nice to see prep work proceeding! Hopefully this will start construction soon. SF deserves a supertall.

I continue to think how rapidly work proceeds is a function of whether they can find an anchor tenant so that's why the Google news is so important. Even if they end up going to Mission Bay, it absorbs a huge amount of potential office space and possibly forces someone else in the direction of the TransBay.

The tower site was sold for just short of $200 million as I recall. Now another block is going. This is to pay for the Terminal which the city is building, not the tower which the private developers are building even though the 2 were designed as one.

The city is seeking a developer to take on one of the largest Transbay District parcels, a site approved for 740 housing units that will likely attract a who’s who of San Francisco builders.

Today the office of Community Investment and Infrastructure — the successor agency to defunct Redevelopment —issued a request for proposals for Block 8, a 42,000-square-foot property on Folsom Street between First and Fremont streets.

Responses are due February 26, 2014, and there will be a pre-submittal meeting on December 9th or this year.

The project is the fifth major development opportunity the city has put on the market as part of the Transbay District. In total, 10-acres of state-owned properties are being sold off to raise money for the Transbay Terminal, a transportation hub that boosters call the Grand Central Station of the West.

The RFP requires that 27 percent of the project be affordable to qualifying households, and ground-floor retail be included in the in multiple building types, which will include a 550-foot tower, townhouses and two podium buildings.

The request for proposals comes about 10 months after Avant Housing and equity partner Essex Property Trust were tapped to build a 400-foot tower on Block 9 in the Transbay District, a 563-unit project that could break ground a year from now. The Avant/Essex team agreed to pay $43.32 million for the site, which works out to about $100,000 per door for the project’s 420 market-rate rental units. The project also includes 143 units of below-market-rate family units, which are being developed by Bridge Housing.

But Block 8 will likely fetch a significant amount more than Block 9 . . . .

In 2012, Golub & Co. and Mercy Housing were selected to develop two other parcels, Transbay District blocks 6 and 7. Golub and Mercy agreed to pay $30 million, or $75,000 per market-rate unit.

Looks like they are building foundations or walls around the pit, I would like to see a pic from above to know what is going on inside the pit.

I just spent 20 days in SF and did quite a bit of snooping around the Transbay site. I asked some of the workers when they were anticipating finishing and the reply was "Not before 2017." I thought it would be earlier than that, but apparently there are some concerns about funding arriving on time or something.

What's really remarkable about the whole Transbay project is the fact that it's bringing a whole highrise (or at least, midrise) boom to the Mission St. district: There are about four or five buildings in the 30+ story range that are currently under construction there. The whole face of the neighborhood will be greatly changed once all those projects are finished.

To give you some perspective. When the old TransBay Terminal and ramps were demolished, it opened up acres of land to be developed. Some of the funding for the new TransBay Terminal is from the TransBay Tower sight, which was already paid.

The funding will come. 270 Brannan St. is pulling $70 rents. Along with Houston, San Francisco is the hottest office market in the US right now.
