Al-Nakheel

Al-Nakheel ……… The Beating Heart of Jeddah
• Place’s Genius

When the genius and strategy of the place are conjugated with a special planning, an artistic touch, and an innovative thinking, the result will be inevitably a very rare condition and a unique place.

This infrequent amalgam was acquired only by Al-Oula Development and used it in presenting one of the biggest real estate projects in Jeddah and the Kingdom…
It’s “Al-Nakheel plan….the beating heart of Jeddah” where you can find the portal of the two sanctuaries and the commercial and civilizational landmarks relating a culture written down by history to create a special present as a foundation for a more special future.

• Center Location and Smooth Movement

Located at the heart of Jeddah city, AL-Nakheel plan connects with a set of principal roads: Crown Prince Road leading to Mecca Road to the east; Prince Majed road extending northwards and southwards, and which represents the eastern borders of the location; Abdullah Suleiman Road; and another street of 65 meters wide, as major axes extending from the north to the south.

This provides a smooth movement around and across the location as the traffic lights were canceled and replaced by bridges and tunnels, in addition to the unlimited interest and support by Jeddah municipality to the region as it is the heart of Jeddah.

• International Specifications and Exemplary Planning

This distinct location and the huge area of Al-Nakheel plan reaching 1.237.704.9 square meters, divided into four major parts and equipped with the latest international technical specifications in planning the infrastructure and in an easy way that facilitates the building and construction, made from Al-Nakheel the first exemplary plan in terms of specifications, services, and linkage with the basic networks, as the project is adjacent to a group of residential and commercial plans and in the vicinity of Jeddah’s commercial and heritage center and many entertaining and civilizational landmarks.

• Biggest Auction in the World

As a result to the enormous enthusiasm for the plan, its auction was considered as the biggest auction in the world, having achieved an original success with a number of audience exceeding three thousands persons of senior businessmen, investors, and persons interested in real estate from within the Kingdom and GCC states, and a great public of audiovisual and written media representatives.

Many regarded it as a strong push that returned to the real estate market the soul that witnessed a temporary stagnation during the period that preceded the auction. 30.188 actions were sold at the auction, which are the total shares of the plan at an area of 41 square meters per common share. The issuance share reached 25.000 riyals while the total yield reached 60% with an annual yield of 30% thus achieving a turnover of more than 1,207,200,000 riyals.

At last, Al-Nakheel project is a new addition to Al-Oula path as a gigantic civilizational achievement and a proof on the constructional and civilizational progress in the region, in addition that it is one of the major distinguished developmental projects that meet the steady demographic increase and observe the economic and social aspirations of the citizens. The project may be considered the center of the future Jeddah city given its special planning characteristics and norms.

flew into Jeddah last week and there is noting happening on the old airport site yet. Jeddah has loads either in planning or approval statge and I know of at least 3 70F+ towers happing there.
New airport could do with a makeover

Yes, some of the designs do look quite sci-fi, but that's how I like it.
