SUPER CONDOMINIUM projects are mushrooming along Jalan Sultan Ahmad Shah, Persiaran Gurney, Jalan Kelawei and Jalan Tanjung Bungah, turning the stretch into a “Super Condo Corridor.”

Several local developers are turning to luxurious lifestyle schemes to attract high net worth house buyers.

Among the super condominium projects being developed now along the stretch are Mayfair, Skyhome, Springtide, and Kelawei View.

There is no proper definition of a super condominium.

Henry Butcher Malaysia chief operating officer Lim Ewe Tatt said the term “super condominium” originated from Penang.

“The term is coined by developers from Penang to market their products because the local property environment has become very competitive,” he said.

“Super condominium is loosely defined as a very large condominium with an average built-up area of 4,000 sq ft and a price tag of about RM1.5mil upwards.

“The projects are in prime locations and the units generally come with special interior decorations, equipped with jacuzzi.”

The target group is high net worth individuals and expatriates, Lim added.

Carey Real Estate Sdn Bhd marketing manager Rocky Cheang said built-up areas of super condominiums started from at least 4,000 sq ft and the emphasis was on the density of the scheme, interior decoration and location of the project rather than on facilities provided.

“Super condominiums use very high-end finishes for the bathrooms, living room and bedrooms, have low density in proportion to the land area, and are located in prime locations,” he said.

Cheang said seven super condominium projects were currently being developed on the island, providing 500 units with collective total built-up areas of about 2.8 million sq ft.

“The estimated gross sales value of these projects is over RM1bil,” he said.

Raine & Horne (Penang) senior partner Michael Geh said super condominiums had built-up areas from 3,000 sq ft.

“Besides unique interior decorations, the super condominium project must also provide luxurious lifestyle facilities such as infinity swimming pool or man-made islands.

“Super condominiums are generally targeted at purchasers who want to enjoy luxurious lifestyle living.

“Presently, super condominiums in Penang are sold from about RM300 per sq ft onwards,” he added.

Geh said the majority of such projects in Penang were already 80% to 90% sold, with the exception of new launches.

“The new projects are getting very strong response,” he added.

Coronation Springs Sdn Bhd director M.L. Chan said a super condominium scheme was a sophisticated project that paid attention to details that defined luxury living.

“These details include a private lift lobby for every unit, equipped with luxury high-speed lifts, private pools for the penthouses, roof top terraces and splendid views,” she said.

Two more super condominium projects on the island are being planned on the island.

Hunza Properties Bhd, the developer of the projects, will deliver the two luxurious high-rise lifestyle projects in Tanjung Bungah and in Jalan Kelawei.

“One of the projects, Infiniti, is a RM220mil super condominium scheme comprising 119 units, located in Tanjung Bungah beachfront.

“The price per unit is between RM1.4mil and RM2mil,” Hunza executive chairman Datuk Khor Teng Tong said, adding that the project was planned for launch early next year.

Khor said the other project, yet to be named, was another super condominium project, comprising 270 units.

“The project will be located at the site of the former Uplands School right in the heart of Gurney Drive, where we are developing a RM700mil mixed development scheme, comprising the super condos, a shopping mall and our corporate headquarters,” he added.

Hunza has not yet set the selling price of the super condominium units.

The magnificence of Springtide Residences

THE 39-storey Springtide Residences, launched late last year in Tanjung Bungah, is touted as the super condominium project with the most magnificent facilities in Penang.

Developed by Coronation Springs Sdn Bhd, the 39-storey Springtide Residences is a low-density development with only 74 units of ultra-luxurious apartments and three beach villas on 2.6 acres of prime freehold land. They are scheduled for completion by December next year.

“Selling for RM430 per sq ft, all Springtide Residences units offer the luxury lifestyle of a super luxurious penthouse,” Coronation Springs director M.L. Chan said.

The units, measuring 3,989 sq ft and 5,078 sq ft, each come with their own private lift lobby, serviced by two private high-speed lifts that open into your very own space.

There is also a separate service lift lobby for services and maintenance. In this way, residents are assured of their privacy.

“The distinct feature of the site at Springtide Residences is its beach frontage of 110m and a landscaped man-made island,” said Chan.

She said the two duplex penthouses of 6,599 sq ft and 8,599 sq ft on the 38th and 39th floors were equipped with their own 12m infinity-edged salt chlorinated sky pool, a roof top garden, and timber deck for entertainment. The living and dining areas have a ceiling height of 8.5m.

The project also comes with three beach bungalows, with built-up areas of 6,500 sq ft over 3½ floors. They boast a private lift, a private 22m infinity-edged salt chlorinated pool, roof garden, reflecting pool, patios, sunning deck, landscaped garden and a private garage that can accommodate five cars.

The structure of the building of Springtide Residences incorporates seismic design standards by a reputable consultant engineer, Arup Juruunding Sdn Bhd.

Currently, the super condominium project with the largest built-up area on the island is Skyhome by Giant Resort (Tanjung) Sdn Bhd.

The 32-storey Skyhome comprises 47 units, each with a built-up area of 6,300 sq ft and selling from RM2.2mil onwards.

There are five penthouses, each with a built-up area of 12,500 sq ft, selling at RM4.5mil.

The property is located on a 1.5-acre beachfront overlooking the sea.

“Skyhome, which is broadband-ready, comes with a jacuzzi for every unit.

“The special facilities include a 30m infinity pool and berths for speed-boats and jet-skis to dock,” he said.

Low said over 50% of Skyhome units had been sold since the official launch on Oct 21.

“About 40% of the purchasers are from overseas, while the remainder are locals, which show that the domestic buying power for such luxurious projects is still very strong,” he said.

The Skyhome project is scheduled for completion in the third quarter of 2008.

The super condominium project that has attracted the most attention since its launch in 2004 is the Mayfair, developed by Dolphin Square Sdn Bhd, a subsidiary of Leader Universal Holdings Bhd.

Located at Jalan Sultan Ahmad Shah, popularly known as “the millionaire’s row,” the 29-storey Mayfair, with its imposing structure and majestic appearance resembling a five-star hotel, has sold more than 50% of its 49 units since its launch.

The units, with built-up areas of 5,200 sq ft, are sold from RM2.5mil onwards.

Leader Universal chief operating officer Jessica H’ng said Mayfair’s unique selling point was the spaciousness and unique layout of the units, the sea and city views that were accessible from each unit, the low density of the scheme, and a special design swimming pool located on the 14th floor that provided a panoramic view of the sea and city.

Mayfair is scheduled for completion early next year.

The Kelawei View, the newly launched super condominium project at Jalan Kelawei, promises to incorporate unique designs and facilities adapted from luxurious condominium schemes in Singapore, Hong Kong, and Europe.

Econy project director Yoon Wing Keung said the 31-storey project had 34 units with built-up areas starting from 4,600 sq ft onwards.

“The units are priced from RM1.64mil and the most expensive would be the two-level penthouse worth RM3.62mil,” he said, adding that the project was scheduled for completion in 2008.

Construction very slow

But will be faboulous once it is finished...

Anyone can take some pics of construction?
