Eeekk...I just remembered another wine ship is going in @ 1250 S. Michigan. You're right, it's alot of vino...not to mention the Binny's coming over on Jefferson.

From a consumer standpoint, I love having choices in wine.

From a retail standpoint, it just seems like everyone was in a mad rush to get to the S. Loop that overkill happened all at once.

Yeah, the poor independent woman who is putting her life savings on the line to try to open a gourmet wine shop on Cullerton (I think) has been put through the wringer by the Dept of Buildings and the licensing people. Meanwhile (to hear Ald. Fiorelli tell it), Dept of Planning & Development is bending over backwards and twisting rules to get Sam's into the old bus station--which the Columbian PD specified had to be redeveloped for an "arts-related" use.

Scrapped 1,000-unit South Loop project signals market shift to apartments

In the most striking example of the local condo market slowing, the nation's second-largest homebuilder scrapped a 1,000-unit project in the South Loop and sold the development site to a firm that wants to build apartments.

Highlights of the article:
-Lennar sold its South Loop parcel to AvalonBay, which wants to building 2-3 towers with 984 apartments for $280 million, and start next summer.

-Hom/Aristocrat Tower is also dead but Warman might try again next year.

-Also another mention of the Curve changing plans and building 600 apartment units instead. Hopefully this means the project is still alive.

Don't forget - the PD for this 3-tower project is already approved. Unless the new developer is planning to make changes that are substantive enough to require going back before the Plan Commission/City Council, Fioretti thankfully won't have a say (of course he could try to illegally meddle in the project, just as he attempted to with X/O, but at the end of the day, the rule of law will very likely prevail...)

I believe that legally he could only serve as an obstructionist for projects that need either initial city council approval or amended approval. If he were to foolishly attempt to block projects that have already been approved by the council and simply need city department sign-offs (as he tried in the case of X/O, all the developers would need to do would be to take him to court for an order to release - for example building permits). I don't believe there is technically any legal basis for an alderman to be able to interfere with building permits. I think Fioretti is going to be catching an awful lot of lawsuits in the months to come (doesn't help for him that DPD and the mayor are clearly not big fans)...over time he'll hopefully become substantially quicker on the uptake as far as learning what his actual legal powers as alderman are....

ALDERMANIC PEROGATIVE

Interesting in light of the discussions here regarding Alderman Fioretti and XO, etc., is the discussion of Reilly's stance on the new Children's Museum proposal. Clearly, if he can stop a Mayoral initiative in Grant Park an alderman does have control over development in his ward.

Just heard that Starbucks is going into Burnham Pointe.

And AvalonBay has switched architects, to Fitzgerald, for the Clark/Polk project. They're moving the parking garage around to the west side and only doing two towers, the way I understand it. But I haven't seen any site plans or renderings.
