Surprised that its allowed to be this tall on the land in front of the beach road. This could be a dangerous precedent which could lead to similar buildings being built in front of Ocean Heights, Marina Crown, Le Reve, etc, etc.

Sunbathers can look forward to a big shadow down the beach now! Municipality must have spent 5 minutes thinking about this one.

does look ok.. glassy at least. will be good mix with JBR.
i also think this could be hotel.. but "seba real estate" u sure altin?

i thought one of the big ones would take these first line plots.

on the other hand i doubt a massive block will be built here, there is not enough space.

see the pillars for the bridge?

there will be one or two more towers next to it, not more.

it was to be expected (even though i hope for more iconic designs) and it does not affect the beach, the sun won't be block that much by those towers.

Is this a precedent for the other hotels on the beach to build to high floors? I really thought that there were limits on how high they could build on the beach .

I very much doubt they would build in front of Ocean Heights, luckily the Mina Seha is directly in front and it looks that could be there for a very very long time.As you look out to sea on the right of the Mina Seha there is a brand new low rise developement in progress at the minute.So I hope and pray nothing would be built in that area from the Le Reve to past me in Ocean heights.
You can never tell what will happen next in Dubai.

Have you any updates on the piling works in Ocean Heights or any latest pics

It's great to see some skyscrapers being built in front of the JBR. The Dubai Marina skyline will definitely look much better from the Palm and the water this way.

If you are hoping that this building will obscure JBR then you are in for a disappointment. From the palm it will appear on the end of JBR. If you are just referring to its location beachside then I strongly dissagree. The only high rise built in front of Beach Road line is the Burj Al Arab. This tower does not have the same importance of the Burj.

From the design, I am pretty certain this is a hotel despite the real estate link.

Yes, looks more commercial than residential. Check the lack of balconies and almost fully glazed skin. There are also panels shown at the bottom and at mid height which could be for neon name signs.

Having just looked at it a lot closer this time, I have just realised that it is also V shaped on plan. Not good for people behind!

^well i thought it was going to be a hotel...have not seen any residential towers on the beach ...just wonder if they will allow the other hotels to go over 15 floors which appears to be the present limits

I heard that the investors are persons who don't need to bother about height retrictions given their ststus if you get my drift. There is apparently meant to be a 9 floor height retriction on beach front in that area. I also heard it may be a Rotana or Kempinski Hotel.
