i am expecting Nigeria to experience an explosion of mega shopping malls. projects like Tinapa are really going to boost confidence in the investor community which will trigger a rush to invest in the retail commercial property sector. The sheer size of the buying power in Nigeria alone is enough to guarantee a handsome ROI in this sector. I personally still find it unbelievable that someone has not capitalized on this and invested in this sector. But its clearly a matter of time and Tinapa is a clear proof of this.

Question:

Have a few questions about SA malls:

1. When were the first malls built?
2. Are they only located in major cities (Joburg, Durban,CT,PE?) or also in
smaller cities and towns?
3. Do they serve the majority of the population or are all of them catering for the wealthy population?

1. Kenguy, the first mega shopping malls in SA were built i believe in the late 1980s. Like most things in SA, they were largely built to cater for a predominantly white population.

The 1990s saw a mall craze throughout the whole country with every other mall trying to outdo the previous one.

- As an example Soweto (largest township) boosts about 2/3 shopping malls with a capacity of 100 shops each. This year Soweto will receive a few mega malls of its own with the Maponya Mall ($70 million, 60,000 square meters) being scheduled for completion this June and a bigger development worth $140 million starting construction this year. My home town (a small little town of 100,000 people) was also building a 100 shop mall for $20 million. So the malls have discovered the so called black middle class which is today fueling most of the retail growth and driving the SA economy.

3. In the last 10 years the malls have transformed and started spreading into townships and smaller towns to serve the poor majority. But the top end malls that i showcased are largely targeted at middle to upper income groups. The lower income groups are served by retailers such as Shoprite, Hyperrama, Diskom, Score as well as local retailers while the high income groups are served by retailers like Woolworths, Pick 'n Pay, Game, Clicks etc.

Amazing!!! I actually thought that the malls in SA were built in the 1960's-70s and expanded over time. Glad to see that they just dont cater for upmarket clients like they do in most of the continent. thanx

One example of the new Soweto malls is Jabulani mall which opened its doors

This mall boosts just over a 100 quality tenants such as

MacDonalds
KFC
Nandos
Steers
Debonairs
Game
Shoprite
FNB
Nedbank
ABSA-Barclays
Truworths
etc

What is also encouraging is that the Mall itself is majority owned (55%) by black people while 60% of the shops in it are also owned
by black people most of them hailing from Soweto.

ummm ok. But there were many malls in south africa that did open in the 60s/70s and have been expanded over time. Sandton City, La Lucia Mall, Cavendish all come to mind

And Kulani, Pinetown is a suburb of Durban

In South Africa we have some very large malls.

Gateway, Durban - 155 000m2 after its current expansion
Canal Walk, Cape Town - 130 000m2
Sandton City, Joburg - 125 000m2
Pavillion, Durban - 120 000m2
Eastgate, Joburg - 115 000m2
Menlyn, Pretoria - 110 000m2


These are the only ones i can think of at present that are over 100 000m2, but i'm sure there are 1 or 2 more

We definately have great malls here

My knowledge of the history of the South African retail sector does not stretch much further than the 1980s as i didn't grow up in the cities. Thanks for the correction Dysan1.

Dysan, this looks like Pavillion shopping mall along the N3 highway. never been inside although i did fill up my car in a garage opposite it one day after driving down to Durban from Joburg.

First i have to point out that the most famous brands really also depend on each country. While Nandos is famous in Southern African countries, you will find that Mr Biggs is famous in West Africa and so on. We are though beginning to see chains that are expanding throughout the continent such as Shoprite, Game and Woolworths. In South Africa we also have KFC, McDonald, Subway, Hagen Daiz.

The most famous local restaurents in SA are Nandos, Wimpy, Steers, Spur, Black Steers, Mike's kitchen, Fontana, Chicken Licken, Something Fishy, Ocean Basket, Mug 'n Bean, Mochochos etc.

While Shoprite with over 700 stores in over 17 countries in Africa is arguably Africa's walmart. Others like Woolworths with 150 shops, Pick 'n Pay and Checkers and OK etc are also big chains of grocery shops.

Truworths, Edgars, Foschina, Mr Price, Pep etc are in clothing. I am not too much into Jewellery (but i trust i will know a few weeks before i propose marriage to someone), but there is a few chains in that sector as well.

Other than Mr Bigg's, are there any West African stores that have a presence in more than one country in Africa or that are planning to expand into the rest of the continent?
