I did read reports recently regarding residents in the city protesting against high rise built on small piece of land.
I am assuming this is the same as FSI?

I don't have the answer to your question but just wanted to add that 5 is pretty good, considering the politicians in Mumbai are afraid to raise it beyond 2 or in that area.

Kayestee, FAR or FSI as per Kerala Building Rules (KBR) is 3 and with additional fee, you can go up to 4. This rule is uniform throughout Kerala. Above 3 FAR, the fee which has to be paid is Rs.1000/- per sft extra till 4 FAR.

FAR of this building will also be 4, and sometimes there could be some violation of the rule, small violations could be somehow made o.k.

Permissible FAR is much higher in Kerala than many cities of India, say Chennai, Bangalore etc where it hovers around 2. May be because Kerala in total is more densely populated.

Kronik, I think Mumbai will have atleast 3 FAR,same as Keala. Otherwise there won't be much highrises there.

Yes, FAR (Floor Area Ratio) is same as FSI (Floor Space Index).

Just a note...

This picture seems to be an old one. The highrise seen in the middle (red/yellow), by the side of NH bypass has to say a sad story. It is now in a dilapidated & wornout condition. It was declared unsafe as its 'pile foundation' sank and it got tilted slightly. As a result, the project worth crores has to be abandoned, before handing over to the customers. And it is heard that the developer committed suicide. Still now, stands there, by the side of the bypass as a sad figure.

Ya Sun, it is still in cards.

Pioneer Infrastructures is yet to launch the project, even with 30 floors. They seems to be trying to finish the selling of existing projects Swapnil Enclave & Swapnil Apartments.

Mather Berrywood is out on sale, at present it is only G+21.

Meanwhile another news

Sobha to develop Hi-tech city at nedumbasherry

THIRUVANANTHAPURAM: A leading infrastructure development company, Shobha Group, has approached the State Government with a proposal to set up an `International Hi-tech City' at Nedumbasserry in Ernakulam district.

At a press conference here on Wednesday, Industries Minister Elamaram Karim said the project would involve an investment of Rs.5,000 crores, providing high-paying jobs to 54,000 people.

He said the company would buy land on its own at the prevailing market rates for the project. It is in the process of purchasing 300 to 400 acres of land close to the Cochin International Airport Limited at Nedumbasserry.

Smart City gets new breather

Quote:
The Smart City project proposed to be set up in Kochi has got a fresh lease of life. The prestigious project faced uncertainty after the Left Democratic Front (LDF) government came to power.

Putting all doubts to rest, chief minister V S Achuthanandan said that his government was keen on implementing the project.

The final agreement between the state government and Dubai Internet City (DIC) on the Rs 1,500-crore Smart City project is expected in one- and-a-half months. The officials of DIC, the company which is to set up the Smart City, met the chief minister and held discussions in this regard.

The two parties would now undertake a feasibility study of five models that came up at the discussions held a day before the officials had met the chief minister. The progress will be reviewed after two weeks.

Now with the chief minister assuring the DIC team that the government was keen on seeing the project successfully implemented, the uncertainty over the project is as good as over.

Among the five project models to be studied, two contain options to include the Infopark at Kochi also as part of the Smart City , it is learnt. According to the chief minister, the Dubai firm would have to pay the market price for the land to be allotted to it for the project.

It may be recalled that the Oommen Chandy government, which was in power earlier, had inked a memorandum of understanding and agreed to hand over two buildings of Info park having a total area of around 200,000 square feet and surrounding 62.27 acres of land free of cost to DIC.

However, LDF, which was in opposition at that time, opposed the project tooth and nail on the ground that the deal was not in the state's interests.

The present government also rejected the DIC's condition that no similar projects either in the private or public sectors should be allowed in Ernakulam district. Clearing all the hurdles to the project, the Dubai firm has agreed to waive the condition.

However, as a kind of quid pro quo, DIC has demanded roads, buildings and other basic amenities at the site and a special status akin to SEZ for the Smart City.

The government will study the proposals in detail, prepare a draft model of the project and intimate its decision to DIC within a couple of weeks.

It is learnt that the government wants to develop the project as a joint venture so that it will have a clear say in the functioning of the important IT project of the state. But, DIC's stand on a JV is not yet clear.

MG road is the main nerve centre of Ernakulam, stretching about 3.5 km from the Cochin Shipyard Gate till it meets Banerjee road.

Infront of Maharajas stadium

'Shenoys' Jn..On the right is the famous Shenoys Theatre.

We are reaching the end of M G Road. The signage shows to the left Highcourt and to the right NH 47, 4 kms ahead.
