Wrong thread highriser. The Harbour City tower sits to one side of the NV buildings. These sit just behind.

Looks like the race is well and truly on. If everything goes up over the next 3-5 years there will be cranes all over Salford Quays. (Mediacity/possible 18 cranes, Granada if they move, Harbour City, Man Yoo, Clippers Quay, Ontario Basin and the proposed tower next to to the Lowry Outlet Mall)

Withdrawn!

Never liked it. (so 80's) No loss at all. Hopefully SSC told Peel and Fairhursts to go away and come back with another design. Then again Peel may have decided to go down the office route instead. (considering the amount of Apartments planned for the Quays) What ever the reasons I'm glad it's been withdrawn.

Against the gloomy backdrop of plunging values, falling supply and a loss of confidence in Manchester's city centre residential market, Salford Quays looks increasingly like a shining star emerging from its near neighbour's shadow.

Peel Holdings is so confident it will sell its most recent development site there, it expects to agree terms with a buyer for the plot less than a month after advertising it for sale with a price tag of £7.5m.

The site of The Regent is only a few hundred yards from Media City and the Lowry Theatre, and was officially marketed at the start of March through agents King Sturge. The development has outline planning permission for 300 one, two and three-bedroom apartments together with car parking and associated landscaping.

Peel is looking for a quick deal, asking for offers, conditional or unconditional, by March 26, with a view to provisionally exchanging contracts by March 31.

Leonard Gunning, associate at King Sturge, said it was the only real residential site left on Salford Quays.

“Values of developments there have held well, so it's probably one of the few apartment sites where developers can have a degree of confidence in the current market,” he said.

Popular purchases

Other residential developments on Salford Quays, such as Imperial Point, City Lofts and the NV Buildings, have proved popular with buyers. In the NV Building, values have largely held since being released in late 2005. The last apartment sold in NV Buildings cost its buyer £490,000. The most recent flat in Imperial Point went for £223,000, and in City Lofts, £218,550.

Jennifer Bennett, director at Julie Twist estate agents in Manchester, said that Salford Quays was becoming a more desirable area to live due to the quality of developments and improved transport links. “There are some really stunning large apartments with water views which will always do well,” she said.

“There is also always a market for smaller lower priced units, which are generally slightly more affordable than the city centre. Even though it is not far, the Metrolink has had an impact to raise awareness and make the Quays a consideration when it may not have been previously. The Quays is really popular and gathering pace.”

Nik Puttnam, senior development manager at Central Salford URC, which is based on Salford Quays, said another residential scheme was a positive step, but developers should think about building a more diverse mix of homes that attract families.

“I think in general it will be good for the area,” he said.

“In the next five years or so, there will be a mass of people looking for accommodation in Salford Quays.

“However, we need to start thinking about making apartments suitable for families, like they do in other European countries, maybe over split levels, or something a bit more imaginative. Also, I'd like to see housing in the area be made more affordable. If some BBC employees want to live near to work, for example, a lot of them aren't on huge salaries.”

Puttnam also said that more residential developments should improve amenities and the lifestyle and leisure mix offered on Salford Quays.

“What's really lacking from the area at the moment is food provision and shops, but the arrival of the BBC and this development will boost that,” he said.

The BBC is set to move around 1,600 staff from London to Media City in 2011, but a spokeswoman said that the corporation would not be looking to buy residential property for staff in the area. “That will be their responsibility,” she said.

Nq, which site is this? The start of the thread (circa 2007) suggests it's the large surface car park adjacent to the NV Buildings, but others more recently have said it's the Manyoo site?
