iirc, 40 million would be three times more expensive than the most expensive condo that has actually sold in *all* of Chicago's history. The key phrase is "actually sold" as there are quite a bit of unsold or unlisted condos valued at more than current record.

By the way, is anyone else excited about this building's LEED status? Gorgeous, towering, *and* environmentally conscious. So much better than Sarah, plain and tall.

For the record, I believe one if the highest condo sales in New York was 56 million for a penthouse triplex next to central park, so this tower is definitely pushing its prices.

Some random Chicago real estate info...

For reference, the top current condo listings on the MLS are:
$9.2m - 209 E. LSD
$8.8m - Waterview
$8.3m - Trump
$7.9m - Legacy
$6.5m - Park Hyatt (800 N. Michigan)

AFAIK, a penthouse in the Park Hyatt still holds the official condo "sales" record, at $8.2m, sold last November.

If you're talking houses - currently listed:
$34m - Oak Brook (proposed)
$18m - Lake Forest
$17m - Barrington
$16m - Lake Forest
$12.9m - Kenilworth

Chicago Houses - currently listed:
$16m - Lincoln Park (proposed)
$13m - Gold Coast
$10m - Gold Coast

Of course, that's only what's in the MLS. The Pritzker's paid over $7m just for the lots in Lincoln Park, so who knows what it's worth now that the house is done. Neighbors say the Crown Star house across the street is in the neighborhood of $25m. But the Parrillo house, under construction, makes them all look poor in comparison. It's on 7 double-lots (twice as deep) and will cost more than $40m. So take your pick: 20,000 sq ft house on half an acre, or 10,000 sq ft house in the sky. Same price.

For me, this is quite possibly the perfect skyscraper. I'm in love...

The floor plans are a bit odd, and some won't like them, but for some (like me) that will only add to the appeal (if only I had the cash). I don't think buyers here are going to plop down X-million dollars to buy a square box just like any other, they'll do so becuase they want a one-of-a-kind place designed by a famous architect. Plus, if you're buying before they get to the interior build-out, I'm sure you could customize your floor plan to your liking, and make sure you have your flat wall for the plasma screen.

This is going to be awesome.

Plasmas are OUT, LCDs are IN and being half in weight you don't even need a flat wall to hang, you can place them over a shelve or a TV table.

BTW this tower will have one hell of faundations: 610 meters tall, twisting structure, proximity to water ... you name it.

I love the fact that the floor plans even include space for your grand piano. Now i know you Yanks think we Londoners take tea with Queen daily, but are we to believe that you are all like Dr Frasier Crane with a Steinway grand in every penthouse? Marvellous - superb stuff going on in Chicago - can't wait to arrive for 4 days in early Dec for another long weekend.

Whether it's dumb luck or a brillant stroke of economic genius...the Spire will definitely sell well overseas given the dollar and other world currencies. 2-1 in GB alone.

The website has a lot more content now. Definitely worth a look. A lot of very nice pictures of the city, Calatrava's other works, and an awesome fullscreen panoramic view from the 140th floor.

I will admit that this marketing blurb made me chuckle: "...26 miles of pristine beaches..." If only.

Hopefully they'll fix the map section unless they plan to ignore the foundations, the building is located about 60 meters too far west

This is a landmark building for the US and I love it...plans for a place like this don't need to be constained within the norm [room for the plasma, etc]...these buyers will more than likely have those that rise up out of a mahogany cabinet anyway...
