30% of Spire's condos are sold
Mark shows it will be built, developer says

The Chicago Spire's developer said Tuesday that it has sold 30 percent of the building's condo units, which, it says, is proof the world's tallest residential structure will be built.

Reaching the 30 percent sales mark historically was the minimum for a condo project to win backing from lenders.

Developer Garrett Kelleher, executive chairman of the Ireland-based Shelbourne Development Group, has been financing construction, according to a spokeswoman who said that will change later this year. Critics will be watching to see when that occurs and which lenders back the project, perhaps an even more significant step than attaining the 30 percent sales figure.

... Spire spokeswoman Kim Metcalfe said the sales were achieved in just four months of marketing and counters critics who claimed the 2,000-foot-tall structure would never go up.

Metcalfe emphasized that the 352 units booked are sales, not just offers of interest accompanied by deposits. "This is clearly a benchmark," she said.

I hear European sales are going at a brisk pace. Spire units are still cheap compared to cities like London.

Supertalls are built to create skylines, not fit into them.

To be fair the Spire's renderings doesn't include many buildings, including Trump.

i think Spire will look spectacular in real life and people wont associate it with a ***** at all. i see it more like a drill bit.

Local real estate pros praise Chicago Spire

After developer Shelbourne Development Group Inc. announced Wednesday that The Chicago Spire had sold 30 percent of its units, local real estate professionals expressed their enthusiasm for the new structure, one describing it as a "brilliant ray of sunshine" in an otherwise poor real estate market.

Bob Russell, founder of BestChicagoCondos.com, a Chicago-based independent
online publisher for Chicago condo sales admitted, "It's out of my league to live there, however I think it's great for the city and it's really historic."

Designed by Santiago Calatrava, an architect from Spain, The Chicago Spire will rise 2,000 feet as the "world's tallest exclusively residential building," according to Shelbourne Development Group. The 150-story building will hold 1,194 residences at 400 N. Lake Shore Drive.

Russell, who has been in the real estate publishing business for more than two
years, said the new structure will "reinforce Chicago as a world-class city."

According to building representatives, that's exactly the goal. Kim Metcalfe, a spokeswoman for The Chicago Spire, said Wednesday, "The Chicago Spire has always been marketed as a global building - not just international - domestic as well."

To date, 352 units have been sold, half to U.S. buyers and half to international buyers, Metcalfe said, noting that "a large amount of the domestic investors are from Chicago." According to Shelbourne Development Group, "No two units are the same."

The Chicago Spire has also joined the "green" movement. "We will be Gold LEED-certified," said Metcalfe. LEED is a green building rating system providing a set of standards for environmentally-sustainable construction.

According to a fact sheet, the building will incorporate several practices to meet gold LEED standards. The Chicago Spire will use recycled rainwater for landscaping treatments, river water for cooling, underground parking to reduce environmental impact and heat gain. Among other green features, the company said The Chicago Spire will be "15 percent more efficient than current energy regulations."

Russell said that based on the high-priced units that range from $750,000 to
$40 million, "these are not middle-class people who are buying these condos.
These are the power brokers of the world." According to Russell, the upscale international residents of the building will stimulate the local economy. "This could be one of the most significant things," he said, "the idea of people of those means from all over the world coming to Chicago."

Gerald Murphy, managing broker with Loop-based Urban Real Estate Inc. said many of the local investors will be "in-town" buyers who "live in the suburbs but
are looking for a place downtown." Murphy said these investors are now
retiring, but their children are grown and they no longer want the responsibilities of maintaining a home. These investors also want to live somewhere where they don't have to travel far to run errands, explained Murphy.

Murphy also said, along with the other real estate professionals surveyed, that the building will draw people to Chicago "who were considering getting property in New York," or other landmarked U.S. cities.

Fran Mizzi, a real estate agent for Koenig & Strey GMAC Real Estate who conducts transactions throughout the Chicago area, said that although 70 percent of the units remain unsold, developers won't have any problems reaching that goal before the project's completion in 2012.

"Any new building has a great amount of investors that want to get in on the deal earlier," she said. "But I think it's going to sell out."

Hi all.

I think the CS is a great design. Chicago has always been a historically great skyscraper city and the CS will add to that legacy. The coverage we get is fantastic and it started with the first perverbial shovelful of dirt. HarryC is the most prolific photog and my hats off to him and all the other contributers.
