I was under the assumption that he would pay 1/3rd of the expenses out of his own pocket, and that he had already secured the financing from the Bank of Ireland or something? Right? If he hasn't secured the financing already, there is NO WAY IN HELL that he will be able to do so any time soon. When I mean soon, I mean within the next 3-5 years.

It's a global crisis, which shows the power that Wall Street possesses around the globe. The two largest stock exchanges on the planet are in NYC which is why NYC is called the capital of the world, along with oil traded in Dollars and all the countries pegged to the Dollar... Canada, Australia, Hong Kong etc etc.

The Chicago Spire is one of my only hopeful construction projects left that I'm excited about seeing towering above one of the greatest skylines on the planet.
I hope this financial crisis does not halt activity.

Probably not on hold but there are two big problems right now for this building.


First the loan market here is so tight right now that the continueing contrustion financing is tough to get and tougher to hold. They really need to pre-sell a bunch of the units to "collateralize" the loans and give the banks some sense that they will be repaid. Which leads to the second issue.


Second, the condo market in the US is stalled out at the moment. Very few of these projects are being built. Here in Virginia I am involved with three. One is completely stopped (re: Dead), one has the local residents in an uproar because the developer wants to change the whole project to rental units, and the third is stalled because the developer cannot secure financing for the first phase of a project that is anchored by condos.


Times are rough here right now for projects like this that require borrowing. Hopefully this one survives and gets built but don't be too surprised if progress is slow for the next 12 months or so.

If you want to see power, you should think about what would happen if China either

A. cut off exporting to the US
B. put all of the cash they have of ours back into the markets
C. called us on our debts

Any of those would collapse this country...now that's power. Just they never would because they depend on us as much as we depend on them.

is it secured from Ireland? I really dont know?

People need to stop trying to extrapolate the conditions of the general Condo market onto a building that will primarily house people worth more than $10million.

You got a point but also your comparing a whole nation to NYC's Wall Street; a city that can create a ripple effect and global crisis if something goes wrong.
