hi wees,

centrept didnt display the chart to show which unit is sold and which is available. looking at the staff's list on friday, my guess abt 50% sold too. what u heard is probably right. not sure how many were sold yesterday during vip preview.

pt to note. up till now, centrept has limited the no of staff, vvip and vip during preview. i think this is to prevent a sellout b4 soft/official launch. maybe they need to account to shareholders.

My friend, who works in Frasers Centrepoint, told me that they are reserving some units for public launch.

Another friend bought a 3-bedder on first day of sales.

i believe the showflat is closed tomorrow. perhaps u can call centrept to confirm. u can also ask the security guards with regards to the dates. looks like they will be inviting those who register themselves via web or phone for this project for the soft launch.

I heard the deferred payment is 5% + 15% and is 3% more expensive than progressive payment. My friend opted for the progressive payment.

was driving past earlier today, saw abt 50 pepople queing outside the gate even thou soft launch is this thurs. mostly, youngsters, old folks + some agents in the queue.

Based on a SMS I received from a KF agent, most of the 3 & 4 bedders are sold out. The going price is 1300-1800psf and she was expecting a queue (true enough). Should be all sold out on Thursday. Looks like the market is still very hot despite the unstable stock market.

My agent told me the queue now is around 140 pax.

I am interested in the 2 bedrm, but may have to pass again. My agent forget to get a queue for me. I even offer him $3000 CASH incentive, but too late liao.

Of the recent launches, IMO this is one of the better one.

But just don't understand why the developer choose to sell during the ghost month, especially the place is surrounded by hospitals. Not so auspicious.

- One of the best site in D11.
- Great malls around, if not Orchard is nearby.
- MRT at doorstep, 2 MRT stops to Orchard. Lots of bus services.
- Spooky with hospitals and medical centres all over the places, but could be life saver one day.
- 99 leasehold - more expensive than the freehold Newton Suites next door ? Newton Suites price has to go up more for this property to profit via flipping. However, I think both Newton Suites and this property has good upward potential.
- IRAS at doorstep - Pay taxes more convenient, but also meant get monitored more closely on property tax and rental income tax ?

maybe u go on wed night and offer to those first few in the queue, the students might jolly sell u his queue.

majority of the units up for sale will be the 1 & 2 bedders. limited stock for 3 & 4 bedders. stk 3 & 5 confirm sold out.

think they just want to clear landbank and move on. just my guess. they oledi hv 2 projects coming up. the one at bedok reservoir and the former far east mansion. was at the temple at kim yam, they are oledi constructing the showflat.
