we answered this before in the BGC thread.

Another conclusion: Housing for the people/workers, then commercial, then corporate offices. Populate the city first then introduce business.

So going by what you are saying, are developers essentially treating the North Boni area as a separate development from BGC then? Just that if one looks at Fort Boni area as a whole, isn't there really a lot of condo projects already being sold in BGC and add to that the one's currently announced to rise in North Boni pa, isn't that too much condo supply? As a whole doesn't Fort Boni need more commercial and office buildings that will anchor/support these condo tower developments especially in the North Boni area. Guess the developers are milking the condo market for all it's worth while the market is still hot. Though I'm just afraid if this trend continues that Fort Boni may actually end up getting a glut which is not good.

Good plan. Just like eastwood.

Are there allot of workers that can afford condos at these prices? Are developers still targeting overseas pinoys and foreigners? or there still allot of local A and B potential clients?

But if there's not much more commercial and office structures that will be sprouting in the North Boni area in the near future to speak of, then jobs and job opportunities in the area will be quite limited which makes me wonder really just how many of these so-called workers will be enticed much more really be able to actually afford to buy condo units here in North Boni at these current prices? Di kaya this price level might be out of most worker's price range already even for the cheaper Avida projects, what more pa kaya with MW's Uptown project which already has the same asking price as BGC projects like Trion for example? Affordability is key because if it's not going to be a price/price-differential factor that will drive North Boni condo unit sales, I would really like to think that there has to be something else that will have to entice other target buyers (besides these workers) to make them actually want and buy a condo unit here in North Boni at these prices considering this area is still undeveloped. Now what it is or will be that will make them buy is what I'd really want to know and so will buyers/investors too. Just that here we are talking about North Boni alone when in fact there are also alternatives within and of course outside Fort Boni as well which is why I for one would like to see the North Boni master plan and/or get more info what's planned in/for that area of Fort Boni. This way those buying can make a sound purchase decision.

actually yeah.. I do think that an apartment building should be built somewhere around the BGC area to cater for regular workers looking for a place to rent in that is not as expensive as condo units... this was the same feeling I had when I worked in BGC and tried to look for an apartment and most room rentals are in that adjacent South Cembo, East Rembo, and Pembo barangays (some posters here point them as squatter colonies)..

I think this is precisely the point why Avida is constructing the Cityflex, 34th st and Global City condos to make it easier for the typical BGC worker to afford live and work in the BGC CBD.

I like the diversity that Avida, MW and Federal Land will bring to North Boni. 5-7 years ago there were Forbeswood Heights and GW condos that offered value for money in the range of 55-70k per sqm. Translate those to current prices will give you prices quoted in Avida, Park West and One Uptown.

It will bring office workers the chance to live, work and play in BGC like me. The typical Juan de la Cruz will not be able to afford Shangrila at the Fort or Raffles.

I don't like some high end condos which looks deserted because hardly any resident lives there.

Hindi ba 3 office towers ang itatayo sa Uptown? I think the 32nd Ave stretch is for commercial save for F1? Diba? Is not 5th and 3rd predominantly commercial din?

@3cr: There will of course be a glut. There are just too many developers building residential in so many areas.

What I can say again - in real estate, its about Location x3. Buying in a world-class master-planned devt in the metro ie BGC, Makati, Ortigas is safe.

but even though cityflex (or other condos) may be cheap, there are still workers who work in BGC that lives in places like Bulacan or Rizal who needs to rent and may not intend to buy a condo... as people move from one workplace to another... so it would be unwise to some workers to buys a unit in BGC when by the time they get the unit they might need to work somewhere else like Alabang or in Libis... so I hope there would be apartment buildings that will spring up if not within north bonifacio, around it..

and i think some families still prefer to buy a house and lot over buying a condo unit...

Very true if you are the end user. If you a happy with the condo it doesn't matter if there is a glut or not. Unless you are willing to wait and see if the prices do fall.

But if you are buying for investment like rental or "buy and sell" it might be risky. The return might not be as good as you think it would be.
