Any unit owners here? I purchased a 1 bedroom. Just curious what other unit owners think of the Greenbelt Excelsior on Palanca St which has EXACTLY the same rendering, exterior and interior, as the Chancellor.

I'm bummed about it --- depreciates the Chancellor --

They are EXACTLY the same. My agent told me Excelsior is a joint project with Megaworld and Palanca Group (Palanca donated the land and Megaworld will build on it).

Palanca requested exactly the same rendition as Chancellor since it did so well (80% sold out).

I can't believe zoning would allow exactly the same building within a street of each other -- so much for the Makati skyline. Here is the Excelsior's site:

but don't be so bummed about it. imho, it won't depreciates the value of your unit at chancellor. it's a prized unit since ang lapit nya sa greenbelt. considering all the constructions that's happening around the area.

but if you're really bothered, since both projects are under megaworld and palanca group, i bet you can transfer to excelsior. yun nga lang, i believe mas mahal na ng konti ang excelsior since it was launched a bit later than chancellor.

It may be harder to rent out since there are more units of the same kind. Uniqueness of Chancellor is gone which is why the depreciation ---

But, no, I wouldn't switch. Between Rada and Palance St there is not much of a difference.

5.4 M for 1 bedroom with parking at Chancellor (all units fully furnished).

mine is at 3.9M fully furnished 36 sq studio without parking. I feel shortchanged.

I am glad to find a neighbor. That's still not bad for a fully furnished studio. Eton and Ayala Column units in Greenbelt are about the same price as Chancellor with no furnishings. And they are all within a few blocks radius of each other.

Megaworld Corporation, one of the country’s top developer of residential and business process outsourcing (BPO) buildings, will be launching soon its fourth condominium project in the plush Greenbelt, Makati City area called the Greenbelt Excelsior.

The Greenbelt Excelsior, a 35-storey modernist architectural styled condominium characterized by simplicity, lightness, symmetrical balance and cosmopolitan appeal, is Megaworld’s follow-up to the highly successful Greenbelt Chancellor, Greenbelt ParkPlace and Greenbelt Radissons.

It will have studio, one-bedroom, two-bedroom and three-bedroom units, all fully furnished, and with prices ranging from P3.2 million to P16.9 million. Unit sizes range from 36 square meters for a studio unit to 155.5 square meters for a luxurious three-bedroom pad.

Megaworld AVP for marketing and project head Clifford Legaspi said the primary market for the Greenbelt Excelsior includes the entrepreneurs of the nearby shops and offices, doctors due to its proximity to the Makati Medical Center, and foreign-based Filipino professionals.

“Our string of topnotch projects in the area contributed largely in making Greenbelt one of the most preferred addresses in the metropolis today. With the Greenbelt Excelsior, there is no doubt we are making this bustling enclave an even more irresistible place to live in,” Legaspi said.

Megaworld is undertaking the project in a joint venture with the CP Group.

The Greenbelt Excelsior’s exterior finish is in subtle, neutral tones for a lightweight-looking façade, while the building crown is highlighted by a decorative concrete lattice frame for a distinctive skyline silhouette.

Its entrance on Carlos Palanca Jr. Street will have a stone-paved car drop-off area, lightweight overhead canopy for all weather protection, sidewalk arcade with tiled floor, and spaces for retail shops.

The carpark to be accessed through the building’s Castro Street side will have two levels of basement parking and a five-level podium parking, driver paging system, controlled access and 24-hour security.

The spacious lobby will have floor patterns in marble and granite, high-ceiling with covered lighting design, warm wood panel and textured paint wall design, contemporary furnishings and English-themed artworks.

The typical makeup of the units, according to the design, are prefabricated kitchen cabinet system, stainless steel kitchen sink, marble toilet and lavatory countertop, ceramic tiles for toilet/bath floors and walls, wood plank laminated flooring for bedrooms, exhaust duct system for toilet/bath and kitchen of selected units, provision for hot and cold water supply lines, individual mail boxes with keys, provision for cable TV, and provision for two telephone lines per unit.

Recreational amenities, meanwhile, include a 12-meter lap pool with paved pool lounge, male and female changing/shower rooms, indoor spa and fitness gym.

Php3.9M for 35sqm and no parking? Wow. that is ridiculous. And what is there to furnish in a studio space . .. not much really.

The studio todj1kid is purchasing is on a high floor which is why the high price. 8th floor studios start at 3M. Also the furnishings are brand name appliances as stated in the contract and the furnitures are not Ikea type (though still not my taste so I'll probably end up getting rid of them ).

Price reflects location too which is a building off from One Legaspi/Senta.

i think what makes this expensive is the location. just a few block from greenbelt.

Amenities are standard -- pool and gym. Location is what sells. I know a stuidio in One Legaspi that is being listed for 4.3m and its on the same street as Chancellor, at a lower floor than todj1kid's studio, and not furnished.

Not sure if that price differential justifies the Ayala vs Megaworld premium.
