I love the line on the West Properties web site describing the Bridge Street tower as being 'within Leeds' most prolific business district'.
What an absolute load of rubbish, why do developers always feel the need to tell such blatant porkies? I can only imagine the expression on a visitors face walking around that area expecting it to be a 'prolific business district'! |

i think you'll find these days that a spade is actually a rustic digging device - in the future it could easily be a prolific business district tho

very interesting thanks evenflow. Whilst we wait for Carillion to make a start at Lumiere we have the prospect of another tall Simpson tower on the drawing boards. Good story about the founder of West Properties - 17 years with Ballymore is not to be sniffed at and in terms of delivery, take a look at New Providence Wharf, Crossharbour and Pan Peninsular in Canary Wharf on the London construction threads to see that there's a track record of tall residential schemes. eyes peeled for the application! |

so what guess are we having at the height of this new proposal?
it says a tower that will "dominate the leeds skyline" - but, due to its locations, that means it doesnt actually have to be the tallest. Also, the same page says leeds "prolific business district" - which implies much of what is said needs to be taken with a pinch of salt. My guess ( a stab in the dark) will be 40 storeys, or 130m altho id love it to be 200m of course lol |

yeah give me 200m any day which is well possible considering if lumier was one tower not 2 it would near to 300m in height so there is the possibility of a monster on this site would be a seriously prime site when the eastgate development is completed west property is thinking long term because the price paid for this site will be very low compared with the price after east gate is completed and this development could be a stunner wish that SOM were designing this one not ian simpson
the other site where SOM have been comissioned to design the scheme i think will be even better the First SOM building in leeds come on!!!!!! |

yeaa, forgot about that. They will *deffinately* build there because of what you said, the land will have been bought cheap because its not prime location, but will be worth lots more now due to the £1bn east gate leeds development on its doorstep, which means they would means, building on this land and selling it off will reap a huge yield, and so they would be crazy not to push ahead with a development on this site.

I can't actually believe that Leeds is getting a double whammy here, first we get ian simpson architects to make another skyscraper for us, then which i actually think has the potential to be even more exciting is that Leeds have landed SOM architechts for a project. Having looked through their portfolio, we are possibly in for the biggest treat this city has seen. From this site you can see they not only have a large portfolio but an impressive one as well:

Its just slightly annoying that SOM have a patch of land surrounded by hideous student blocks and run down factories and casinos.

It says on the website that planning permission is expected in the 4th Quarter of this year. So make of that what you will.

Wow those renders certainly look tops and surely this should be something highly promising. Are they just doing the Kirkstall Road part of this development and is there a timetable regarding this development and any heights, floor space, usages etc regarding both this and the Bridge Street development yet as both should surely be great schemes?

If SOM, perhaps the greatest of all contemporary tall architects designed this, I would be a happy Chappie indeed, that would be brilliant for Leeds, and a sign of massive confidence in the economy by investors!!! Go Leeds!!! We'll have our very own Burj Dubai!! Ha!

SOM are designing the kirkstall site next to TGI fridays, simpson has got the bridge street site near quarry hill. I doubt we will get anything as tall as burj lol, we might not even get anything tall with SOM, they do a lot of low rise stuff as well, but at the highest quality and imagination of course. No matter what the size though, i think we're in for a doozie with SOM.

slightly optimistic to think of a supertall SOM designed tower on the Kirkstall site - I think its going to be a fairly lowrise development. Perfect spot for the much heralded concept of townhouses coming to the city centre.
The Simpson tower could be special - not sure it will be as tall as Lumiere, but hopefully well over 100m. |

Im not expecting a supertall, those images were just to show the quality of design. I think at most if we are lucky, we might see a 25-30 storey building from SOM, but most likely it will be a quality low rise scheme.

I wont mind if its low rise. Some townhouses would be welcome; would be a bit different and build up some density before you hit Central Leeds.
