Not all were included in the cancellation only portion of the former hacienda Looc, specially the coastal areas which has no agricultural value. Most of the land selling through CLOA happened during the 90's, as i told you, maraming nag-kapera dyan na taga-Nasugbu.

All this things happening in Nasugbu is a welcome and sad development. But i hope it will continue.

Calling...Unit owners...

CBRE employee mentioned to my former designer that Pico management would not allow unit owner to rent their condo on weekends as the facilities is getting crowded on weekend. Is there any truth on this? What the heck? I am not sure if there is any truth on this but I think Pico got this all WRONG. Is there anybody in the board who is aware of this statement, if this is official or not?

It's true and confirmed by CBRE employees and it's officer as I was complaining the occupancy report that I got from them for the past few months. I have doubts in my mind a long time ago that the pool is not big enough for weekend usage as Filipinos love to spend vacations with all their families. Pico is reducing the headcount on guest and only guest accompanied by the owner can use the facilities on weekend. Having said that, it kills condo owners prospect to rent their units. First of all, the hotel is already killing the prospect and then you can not use the beach facilities. Who got the time to accompany guest?
This change is very ridiculous, it's confirming how we (Filipinos) made decision that are unconventional in managing a luxury condominiums...never heard of it. No letter/notification or concession on the change, we unit owner is just a piece of garbage on their eyes. We don't say on anything, and we keep paying dues. I am very disappointed, wanting to sale my unit if this will not stop. All they need is to build more pools and they should be happy if the place is getting crowded. Can you imagine if all the condos are sold, this is a riot, they could not handle the pressure of having guest around

Its been a while since my last post in this board.

Our Miranda B unit was turned over to us last November without any hitches and fit-out is now on-going. My wife and I are eagerly awaiting its completion. Hopefully, we can spend the Christmas break there.

My patience is wearing thin too. I paid off my condo in Jan thus year and has been requesting my condo title since then. To date I still don't have it.

This is true, I got email from SM, I can forward it to you if you provide your personal email. FusionPhils will be in Pico this week I assume, I know she will get furious about it. I remember that I got an increase in the dues as soon as the turn over of the unit. I think we need to email SM and complain, the best thing we could do. I told them because of the change..I am contemplating of selling my unit as I could not handle the constant change in beach club rules. Do you know that they have new fees for the guest?

At least SM confirm that the place is exclusive....to the members and their guest.

They are already putting a break and lots of rules, the place is not even 100% sold. I wonder how manymembership they sold or planning to sell. The amenities are too small for the place.

I received the same e-mail. The one that's really upsetting is the lack of update on where my condo title is. I was told that the SM attorneys are still reviewing it but that's the answer in July and now the year is almost over and still no title.

Is it true? As in why no bulletins, emails, etc? We juz viewed our unit yesterday and will be turned over soon maybe this December or early January. I'm planning to have it rented so we plan to renovate it after the turnover and other necessary papers. My interior designer said the other condos she had done have no trouble as of now in renting the place. Still the busiest days are over the weekends. Why would we need to accompany our guests over the weekend? It's too toxic for us coz were not always available during that time. I couldn't believe I'm hearing these things. I'm so excited and I can't wait for the turnover pa naman.

How do you compete with Pico Sands Hotel? They are offering 2 nights accomodation for 4, free breakfast, free dinner, plus voucher for the kids to use for the amenities, etc.
for less than P20,000.00. I think membership is better if you don't use your condo in a regular basis.

Renting your condo? Don't expect to much from it ..no matter what CBRE or SM sales people will tell you about this place, its a weekend gate away place. With beach rules keep changing and dues keep rising I could not see any positive cash flow until the golf course is open. Pools...they need to build one or two more pools to accommodate flux of guest and members.

I finally received a response on my inquiry about cancelling temporarily my club membership because we won't be in the Philippines until 2013. The answer was yes i can cancel my membership provided I pay 50,000 pesos withdrawal fee and if I decide too reapply, it will cost me another 25,000 pesos. That sucks. I really need to sell our Myna investor unit. Any takers?

We did not cancel our beach and country club membership but we did choose the option to freeze it in 12 months for 25 thousand pesos without the extra cost of 50 thousand pesos. All we done is sent a request with signature by email, paid the required payment thru their account and we got the approval. We got our Miranda B handover last July ( received by agent ) without any difficulties, since then, we been told to start paying the club membership. But we are given the option of freezing it since we are not in the country. I was surprised to the 50 thousand pesos cancellation fee!!!
