From the PSBJ:
Teatro ZinZanni last Belltown show is Aug. 5 The Teatro ZinZanni will shut down its Belltown location after its Aug. 5 performance and will reopen at 222 Mercer St. in Seattle in early November. Clise Properties, which owns the site where the current theater stands (the former Frederick Cadillac dealership) has sold the building. The Mercer Street site was the theater's original location when it opened in Seattle in 1998. ZinZanni has been operating at the Belltown site since April 2002. One Reel, the nonprofit that produces Teatro ZinZanni, operates a similar theater in San Francisco and is eyeing a new market to expand, mentioning either Las Vegas or Tokyo. ^ I hope this means this project will start as scheduled this fall. One thing that has me confused is that this site is part of the properties that Clise is putting up for sale, I wonder what impacts that may have. |

^Huh? I thought they already sold the site...and that's why the theater's moving... But 600+ condos seems a bit much right now..is our condo market still that hot?

The proposal has been two 40-story residential towers, permitted and built separately, with 320 units each. They've talked about them as condos.

Last time I heard, Seattle is still number one for real estate market while the nation's real estate market is on the decline. Also I read an article a while ago that said Downtown Seattle will get bigger, taller, more units condo towers within few years from now. This project is one of these big condo projects.

Yes, now that you mention it, it is strange. Who the hell is developing this project?

I'm so weirded about this thing and the Clise sale. Maybe the developer is interested in purchasing the Clise investment? But again, that doesn't make any sense....
Want to help me out here, mhays?

Noticed today that the old Teatro Zinzanni structures are almost completely torn down as are all structures on this block.

Yup, looks like they're gearing up to start construction next year:

Wow. More condos? I thought this was to be apartments. I don't know if Seattle needs another 650 condos in the next couple years.

The number of units coming on line will drop in 2009-2010 compared to 2007-2008. That will help the projects that actually do get built. Also, they've talked about phasing the two towers.

To address some of the older questions about the retail element, the project is to include 34,000 sqft of retail. You could cram a best buy or target in there pretty easily.

Either these guys figured out a cheaper way to build 700-1500 sf condos or they're nuts. the efficient parking above grade helps. While the land price seems to make them pot committed, there are some crazy numbers in the works for sites in the same zone for $750-1000 psf - so could also have a land play.

yay for a belltown grocer, but still need a more central one. Hows bout a PCC or a QFC on like 2nd and Bell? (no idea if that site is buildable, just quoting some random streets in belltown).
