spoke to TFG about a month ago to ask about rental rates and said it should be quite promising as the diamond managed to rent there's out and i think the location is not as good.

100% of sub structure is complete
100% of block work has been completed up to 29th floor and in progress on 30th floor.
100% of plastering work has been completed up to 28th floor and in progress on 29th floor.
Wall tiling is in progress as per the following percentage;
Ground floor: 85%.
Floors 2-10: 80%.
Floors 12&13: 68%
Floors 14-21: 70%.
Floors 22-26: 65%.
Floor tiling is in progress as per the following percentage:
Floors 14-17: 80%
Floors 18-24: 70%
25th Floor: 30%
Drainage and water supply works are in progress on the 27th floor; 85% completed.
AC works are in progress up to the 24th floor with an average of 77% completion, 55% in 25th and 20% in the 26th floors receptively.
Fire alarm & emergency cabling is in progress up to the 26th floor with an average of 70% completion.
Electrical works are in progress up to the 29th floor with 64% completed.
The Curtain walling work is in progress as per the following percentages:
Frame work: 66%
Glass work: 35%.
Aluminium cladding work: 43%.

If you work out the delay by interest lost and potential rental income it comes to around 10-14% of the unit prices which is alot.

Might have a word if they can compensate in anyway. If they dont give some discount then i will say the least they can do is for me to delay the final payment till the end of the year or get 2-3 weeks extra personal usage.

Well their reason was that they bought the building material way back in 2008
which is nonsense in my point of view.
and besides if we can gather more then 20 invester and ask them for a discount no less then 17% . By the way in the contract we get a free 4 weeks of free stay in our units.

The Bridge, Dubai Sports City

As you will have seen from our website and regular construction updates the construction progress at The Bridge is well advanced and the exterior of the building now looks stunning. Regretfully, we have suffered a delay to our construction programme with regard to the Mechanical, Electrical and Plumbing (MEP) works which form the core infrastructure of the property.

By way of clarification and as is commonplace in developing property markets, new building regulations are constantly being introduced, to refine local safety provisions and to comply with international safety standards, with Dubai as no exception. While safety is always uppermost in our minds in the construction and design process, it is always a challenge to modify systems which are advanced in terms of installation in order to retrofit to new compliance standards.

Dubai Civil Defense authority introduced a completely new set of regulations requiring modifications to the fire fighting system, electrical distribution boards (DB), Low Voltage (LV) panels and pipe specifications. As a direct result we had to submit revised plans and specifications to the authorities and after due process, we gained the required approval. This process required us to halt Mechanical, Electrical and Plumbing (MEP) works causing an inevitable delay in construction. This was further exacerbated by a longer than anticipated lead time for procurement of new Distribution Boards, LV panels and pipes. By way of an example of the type of impact of these delays was the inability to commence the false ceiling works until the revised MEP is inspected and approved by the consultants and authorities.

As is inevitable the construction programme has been delayed by these events which were clearly outside of our control, and, or, influence. As a result of the above and on behalf of Omega I Limited, we ask you to accept this letter as formal notification that the Completion Date as defined in your Sale and Purchase Agreement is now revised to 31st December 2011.

In the meantime the Dubai Sports City Master Community is rapidly evolving. There is now a buzz around Sports City as the Cricket Stadium gets ready to host even more international events and the 700 families living in Victory Heights create a hive of activity.

Our construction team will as always be working very closely with the contractors and project managers to ensure the revised construction program is complied with and we will use our best endeavors to improve on this timeline wherever possible. We are committed to working with you, and keeping you informed and regularly updated on the status of the project is of the utmost importance to us.

got the email today, very very unhappy.

tried calling them but the lines were busy.

gonna give them grief tomorrow. not happy about this one bit.

it will work out to be over 2 and a half year delay. didnt they learn from the Diamond project regarding the current delay.

2 and a half worth of interest as well as rental income is our compensation.

I am just grateful that it is still being built. If you watch the latest video posted on skyscraperlist of the drive around DSC, you will note a lot of vacant lots and stalled projects. I assume that the unfinished towers where the cranes have been removed are stalled / mothballed, the Oasis tower is the one that springs to mind. I agree it is frustrating, but we must just be patient.

Martin is right. Its bloody frustrating when stuff is late, but in truth how many developers are actually continuing to build today. There are literally hundreds and hundreds of abandoned plots out there in which thousands of people have invested. The bridge may be late but at least these guys are building it, and it will get delivered.............that makes them the good guys compared to many!

Anybody seeking to employ the services of Mr Sunil Thacker needs to be a ware that this man was given the sack from the law firm TLG. He was given the sack for ill advising and misleading clients as well as making promises that were not true. This man is a crooked cheat and will seek to take advantage of desperate investors. Everybody needs to be warned.
