this project could faces some changes though. some politicians don't like the fact that the main tower is in the center of the development. they would rather see the tallest tower in the upper left corner - which would be the furthest away from the old town (which is east of this development) or closest to the other skyscrapers of the banking district (the tower of the european central bank is across the street). the location of the smaller tower (in the lower left corner) is certain though.

other politicians say it would be better to locate most of the planned space in several smaller towers on the western edge of the project - though I doubt, this is going to happen.


re marieninsel: this project is pretty certain, it has all the backing from the city parliament. the final height is unclear though. numbers between 220 and 250m are being discussed. some politicians want to cut it down to around 150m though.

There is almost nothing what I could add to BMXicans comments. Maybe one point, the potential investors/owners of this ground do not have to build something. They have an explicit tenat and the situation, for a city's point of view, is absolutly not satisfying. So nobody is helped, if they go for the "several smaller towers" solution. It doesn't increase the value of the ground and doesn't change the situation of a totally closed a quarter within the inner city. So what?!

And regarding the Marieinsel project we have a simular situation. Of the three owners there a two real estate (fund) companies which intents to build, even on a speculative base, and a bank, which is known its conservative line since the IBC project. But, no matter, none of them will want to build at this place, if it is just for stupid 150 Meters. That would be clearly suboptimal and not worth of discussing about it. Also the three owners are also owners of the neighboring grounds, so there will be no claims or objections which could stop this projects, like once with the Campanile project.

In the worst case both (of above scenarios) will wait for better time. At a certain point the city has to find back to its for years propagated line, wanting real development in international terms of understanding, and not in this ridiculous way of reconstructions and halfhearted decissions.

What ever, time will bring the new scrapers. But I think sooner than later. It is a matter of common sense.

I have no doubt this development is going to be built - and I'm sure they stick to their schedule and start in 2008. there is an investor, who signed a long term lease with an anchor tenant. the developer also has got the full backing of the city to redevelop the site. however, I could imagine the location of the tower on the site will be changed somehow. one thing is sure: there may be some objections to the location and height of the main tower, but atleast there are no more objections to any tall building at that site.

CYstillFI: the smaller-towers solution would still increase the value of the site. the site now offers 65,000 sq m of office space. they could still achieve the planned 100,000 sq m with several small towers (for example: the 60m tower opposite the schweizer national tower, then maybe a 90m and a 120m tower along the neue mainzer strasse - this instead of the 150m and 60m tower that are planned now).

the same story with marieninsel - the three developers would still achieve more value if they just build 150m - the current tallest building at that site is only 60m (?) tall or maybe they go for two smaller towers - the site is big enough. however I believe marieninsel will still be taller than 200m - though maybe not 250m as planned.

ZZII, maybe we should give him 50 cent, then he can bore a parking meter with his sorrows.

BMXican, I suppose you're right with the way you look at it. But as this is only one of the numerous projects in discussion within the proposed new masterplan and as there are much more controversal projects involved, I still have the hope that these quite safe projects get more weight in return to other concessions.

Hopefully they soon come to a conclusion about this.
