Well, the latest news as of today(2007.4.12) is that the two sides will start "negotiating" by starting a joint taskforce to resolve the disputes. The current disputes are 1. putting 40% of the lot on hold, 2. increasing the imposed floor-space index of 580%, 3. "codeveloping" the surrounding areas.

The latest info:

According to an interview with the Korail project manager, the reason that Seoul Metropolitan Government set up those conditions was to "force" Korail into cooperating on the "Han River Renaissance Project", which involves developing new massive residential lots as well as major infrastructure development such as moving the Riverside North Highway(강변북로) underground. That's going to cost a lot of money, which is why Korail got pissed and threatened to abandon the project.

Hey, that's a really good idea though. Put the Olympic X/way underground too. Parks all along both sides of the Han. Nice manicured ones. Not just plain grass like Hangang park has at the moment.

I always though it was a shame such a pretty geographic feature as the Han was flanked by two 10 lane highways.

Update: Seoul and Korail worked out their differences and agreed for codevelopment of Korail's lot and the Seobu-Ichon district. Codevelopment of the Seobu-Ichon district was the cause of the disputes.

The new proposal the two sides agreed upon makes the project even better - besides the supertall, there will be an international ferry terminal and a bunch of medium-height skyscrapers around the supertall to form a "skyline".

Another good news is that Seoul government left the door open for a possible increase in max height of the tower, which is 620m at the moment. It said if there's a need for a taller skyscraper and there's an appropriate design for it, it can consider a tower taller than 620m.

Those are just conceptual renderings to help people understand, I don't think there ins't any official design yet. The construction is due to start at 2010.

As some of you may already know, there are currently two contenders to the Yongsan project - the Samsung consortium and the Hyundai consortium. They have just publicized their proposals for this project.

Samsung-National Pension consortium, the "Dream Hub":




Prime-Hyundai consortium, the "Global Mir City"




Mir in "Global Mir City" does not refer to the Russian Space Station Mir. "Mir" is the Korean word for "Dragon".

If you ask me, Samsung's proposal is ugly as hell. I like Hyundai's proposal a lot better.

to add a short comment... I read that the total cost will be 20TW which is like 22 Billion US$... mind boggling...
"Mir" in russian means peace... if I remember correctly..

NICE RENDERINGS!

uhm.. as for me,,, it's hard to sellect...
just thinking,, unique and innovative one seems Samsung's .. (but it looks also middle-east(?) style,, so, i can't but admit it has quite unfamiliar aspects,. )
and... i'd like to see more zoomed-in Hyundai's renderings... it's quite also innovative,,but that renderings are some vague still.. cuz it's quite zoomed out,, so detail is out of sight...

and more thing... is,.. samsung proposal is commerce-office oriented... but Hyundai try to much more just 'apartment' (of course mixed one, 'Jubok')

well,,,..is it impossibe to mix two proposal's concept ?? lol...

It seems Samsung was awarded the contract !!!!

and the total investment is not 20+Billion as I read bifore.. it is ~ 30 Billion US$

Samsung was given priority status, but hasn't been awarded the contract yet. I dearly hope that Samsung won't win, I mean that tower is just too ugly.

the first render of the hyundai one looks great, looks clean and very modern/futuristic. the 2nd pic of hyundai looks so nice view personally i think hyundai should get the contract
samsung looks not that good though. sorry but when i looked again, the tower looks ugly as crap...
