FLI sees growth in Cebu’s tourism, reports high take-up of condotel

A REAL estate company is optimistic about its first venture in the hotel industry after getting a “better than expected” sales performance of its condo-hotel units amid the global crisis affecting the economy.

Since August 2007—when Filinvest Land Inc. (FLI) started selling condominium hotel units of the Grand Cenia Condotel and Residences—up to present, 70 percent of its inventory has been sold.

FLI expects the remaining units at Grand Cenia to be all sold before the end of the third quarter of this year, said Tristan Las Marias, FLI vice president for the Visayas and Mindanao.

“There has been a significant volume of interest and right now, we are filtering those who can qualify to make the investment,” Las Marias said during an interview with reporters last Tuesday.

He said Grand Cenia is a “reliable window of investment” as tourist arrivals in Cebu continue to grow. He added that visitor arrivals in the province will probably increase further because of the opening of more hotel rooms.

Part of Grand Cenia’s attraction, said Las Marias, is also the “primeness” of its location.

The 25-story Grand Cenia is being built on a parcel of land—with an area of about 4,200 square meters—on Archbishop Reyes Ave., Cebu City. The property was the site of the ancestral house of the Gotianuns, founder of FLI.

FLI has allocated P1.5 billion for the project, of which 30 percent has been spent.

Investors of the Grand Cenia can choose from a two- or three-bedroom condotel unit with prices ranging from P5 million to P7 million. The owners of the condotel units will earn from the rental of their properties. They can also stay in their units for a certain number of days.

An international hotel operator, Aston Hotels International, will manage the condotel units. The Aston brand has hotels and resorts in Indonesia and Hawaii.

Condotel owners Aside from this, condotel investors are also allocated a number of nights of free stay at the hotel.

The Grand Cenia is expected to be completed and operational in the first quarter of 2011. The hotel will have 450 rooms.

Its amenities include a business center, coffee shop, function rooms and swimming pools. The ground floor of the building will also feature a commercial center.

Actually the angle and the view is much wider from the window. Too bad I didn't do any photostitching. Cebu city and the mountains looks stunning from the top.

I think Hong Kong plaza is really just 25 floors. The last two floors that would make it 27 might just be utility rooms. Just like Crown Regency, it's 38 but the cap-like structure at the top makes it look 40.


So perhaps HK PLaza will also have a small cap-like structure at the top that will bring the total number of levels to 27.
