JUNE 10, 2007 LEXUS NEWSLETTER UPDATE

There has been a lot of progress on the Lexus Hotel Condo project in the last month. We have been issued our building permit in June and expect to start construction in July 2007 with completion 18-24 months from start of construction. We are currently in the last phase of the demolition of the old building site and once this is done we hope to start construction on the foundation in July. As in any construction project delays can be expected. It has taken longer than we expected to get the construction started. We have the ATO clearance for 12 Floors, our freehold title to the land with no liens, all business licenses and are working on the final paperwork submitals.

Angeles City is booming with construction including several new shopping malls being planned right next to the Angeles City freeway exit from Manila as several giant Philippine corporations are putting up malls in that location. Again as the highest building in Angeles City The Lexus Condos will be THE ADDRESS TO HAVE in Angeles City.

The Enclave boasts of
state-of-the-art home security

By Jacob M. Cunanan
Correspondent
http://www.businessmirror.com.ph/061...feature04.html
ANGELES CITY—High-tech gadgetry, complemented by alert and especially trained security personnel, will make up the newest posh village being constructed in this city, making it the most secured residential project in Central Luzon.

The Enclave (www.theenclaveac.com), with its construction now in full blast, will feature the newest innovations in security maintenance to ensure residents round-the-clock monitoring and patrol when fully operational.

Built with nine modern American home designs, The Enclave combines man and machine in securing the 20-hectare residential, commercial and recreational facility.

The security system includes closed circuit television and electronic alarm systems in houses, streets, stalls and amusement places, all of which will be connected to a central security office (CSO) inside the subdivision. The CSO will be networked with police detachments through Internet, telephony and cellular systems.

Entrance and exit points and the commercial area will also be equipped with surveillance and monitoring systems. With this state-of-the-art setup, intrusion and pilferage are monitored and would enable the prompt dispatch of security and police personnel.

The Enclave will also feature Wi-Fi and Voice-over Internet Protocol systems that would give residents wireless connectivity to the Web and utilize text and voice messaging systems from the village to any part of the world.

A project of Globe Asiatique (GA), considered the most ambitious real-estate developer in Southeast Asia today, The Enclave is the newest addition to the residential projects in Angeles City and is perhaps the coziest and classiest subdivision in Pampanga and Central Luzon.

This nest for the “rich and famous” is designed with the best amenities and facilities that can only be found in posh villages in Makati and Alabang area that includes a fitness center, basketball and badminton courts, pool, bar, specialty restaurants and an amphitheater.

American-inspired homes

The Enclave consists of American-inspired houses that appeal to the taste of only choosy homeowners. It features ultramodern home styles commonly seen in Miami, Florida, and Hollywood and Malibu in California.

The Enclave was conceptualized, planned and implemented by GA president Delfin Lee, who is now vaunted to be “the Donald Trump of the Philippines” as he turns ordinary parcels of land into real-estate marvels and much sought-after prime properties.

Aside from The Enclave, GA also built the GA Towers, a high-rise condo and housing building in Mandaluyong; the GA Sky Suites (www.gaskysuites.com), the tallest office and condo building on Edsa; the Chateau Valenzuela, a five-star condo complex in Valenzuela City; the Santa Barbara Villas, a modern community overlooking the mountainside of San Mateo, Rizal; and the Saint Monique Villas, a 200-hectare classy residential area in Binangonan, Rizal.

ganda talaga...

-i was able to pull up the sites for both clearwater and lakeshore, the first one is a country club with accomodations - di ko lang alam kung free sa mga members ang mga units. membership ng clearwater is 320,000.00 pesos (i guess that's lifetime) per family unless the kids turn 21 then they become your guest (no longer family member by their description) pero free sila (dapat) basta kasama ng parents. while lakeshore naman is residential (really nice), i'm assuming that the amenities are free to home owners; i didn't see how much it would cost to just use the place (the lake) - sa clearwater is 1,200.00 as it was mentioned here.

-ang laki na talaga ng pinagbago ng pampanga, noon dinadayo (particularly DAU) para makabili ng Blue Seal at stateside na mga attire at gamit and para maki-pamiyesta; ngayon people want to actually live there. seems like it's steadily becoming the next manila, i hope it doesn't get overcrowded; gutso kong umuwi na - kaso ayaw ni esmi kasi i would have to much fun daw .

we got a brochure (clearwater) and i think may bayad pa rin kahit members pero discounted, compare to visitors na sobrang mahal talaga...

regarding lakeshore... di ko rin alam how much but we paid 300 pesos for us to use a boat... we use yung may pedal, 2 of those.. 6 kame then 1 hour lng stay sa lake yun...

i tried pulling up the link for ayala, this is what i got:
http://www.ayalaland.com.ph/

i guess the site is not updated, wala akong makitang news or any type of caption sa website nila. if they are building di pa nila masyadong ina-advertise, at least not on the web. i happened to surf their site, kase i was watching "Hot Seat" ni Jessica Soho and her guest were the top marketers for Ayala and Robinson; that's where i got the info for the site. siguro si D Avenger, on one of his many travels could get the latest scoop.
