Paradigm arising in PJ



If a major landmark of the Klang Valley’s Federal Highway Route II is the Mid Valley City development, then its equivalent along the Lebuhraya Damansara- Puchong (LDP) will be the Paradigm.

To be built by Klang-based WCT Land Bhd on 12.37 leasehold acres opposite the Giant Mall and in Kelana Jaya commercial centre, this RM1.26 billion venture will comprise The Escalade Corporate Office Towers, The Ascent Corporate Office Suites and the crowd puller: The 700,000sq ft Paradigm Mall.

The Escalade will have four corporate office towers, two of 33 storeys, one 27 storeys and the other, 25 storeys, with a nett lettable area of 1.4 million square feet. The Ascent will be a 30-storey block of office suites. With a nett lettable area of 350,000sq ft, it is envisaged as a "trendy business setting".

"As WCT Land has always endeavoured to set benchmarks in all our developments, the Paradigm will feature building designs that are modern with unique glass facades, high-speed lifts and state-of-the-art facilities to make its mark as an icon in PJ," said WCT Land chairman Datuk Chua Sum Poo during the unveiling of the project last week.

With the relocation of businesses from the Kuala Lumpur city centre gathering pace, evident from the steady rise in occupancy rate in PJ to 89 per cent, the office towers are poised to capitalise on the trend, he pointed out.

The buildings will utilise energy conservation systems and will be developed amid an eco-friendly landscape, with natural ventilation to ensure productive working environments.

The Paradigm Mall, Chua explained, will have five levels and will feature a unique "canyon-like" shady walkway for alfresco dining and entertainment.

The Paradigm will be accessible from multiple points along the LDP, via a dedicated interchange to be contructed.

Sale of its units is scheduled to take place from the middle of this year, and the development is slated for completion in three years.

WCT has order book of RM2.9b

WCT Bhd has an outstanding order book of RM2.9 billion as at March 31, 2009, which is fairly mixed with projects in Malaysia and the Middle East, said a company official.

It is also pursuing projects worth RM1 billion for 2009, of which half have been met, he told reporters on the sidelines of Invest Malaysia 2009, today.

"We are looking at infrastructure jobs in Malaysia and the Middle East," he said.

WCT would be completing the Abu Dhabi Formula One project by the end of this August. "Therefore, we need to secure new jobs," the official explained.

"Now that oil prices have moved up to US$70 per barrel, hopefully, developers in the Middle East will be starting off projects as well," he added.

The company is currently developing a mixed commercial property in Kelana Jaya with a RM1.4 billion gross development value.

"We have a third township of 300 acres in Klang to be developed," the official disclosed.

WCT is also developing the largest shopping mall in Vietnam, with construction starting next year. - Bernama

Work on last stretch of drain to begin


THE last stretch of a 870m-long main drain constructed by the developer of The Paradigm is scheduled to begin on Sept 22.

It must be one of the most challenging stretches of the drainage project as it is near an area that has been in dispute for an impending development – the FAS (Football Association of Selangor) field in Kelana Jaya – which residents feel will aggravate the area’s traffic problem.
The drain construction will be carried out at the junction of Jalan SS25/3A and the road leading to the FAS tunnel. Traffic diversion is required and there will be a one-day trial run on Sept 11.

Motorists heading towards the Damansara-Puchong Highway (LDP) from Taman Megah Mas and Ara Damansara via the congested Megah Mas tunnel will need to take a detour through the Megah Mas industrial area in Jalan SS25/34 and Jalan 25/41.

Motorists heading towards Ara Damansara from LDP can still use the FAS tunnel but are advised against using Megah Mas tunnel to reduce congestion in the housing estate.
Worries abound that the diversion will further choke the stretch between the Megah Mas tunnel and LDP, which is congested during peak hours.

But a spokesman for the developer said the company had held briefings and discussions with residents of Taman Megah Mas, Taman Mayang, Sri Mayang Apartment, Megah Mas Apartment and Mayang Court Apartment between May 30 and Sept 3 about the drain work and traffic diversion.

“They have agreed to the diversion,” he said when interviewed at the company’s headquarters in Klang.



According to him, the main drain measuring 3.5m x 4m stretches from the Paradigm site to Sungai Kayu Ara. Approval for construction was issued in November 2007.

“The main drain is part of MBPJ’s mitigation plan to solve the flooding problem in Taman Kelana Indah and Kelana Square. It is aligned from the Kelana Jaya Recreation Pond at Kelana Stadium along Jalan SS7/19, Taman Kelana Indah, Yayasan FAS, Megah Mas industrial lots to Sungai Kayu Ara,” he said, adding that construction began in April 2008.

MBPJ had instructed the developer to bear the construction cost of RM7mil.

However, the developer argued that its project would only take up to 6% of the catchment area and was therefore lobbying with the council to also share the construction cost with other developers in the area.

He highlighted that as per residents’ request, traffic diversion facilitating the work was initially planned to start concurrently with the closure of Megah Mas tunnel, which would be required for upgrading work carried out by MBPJ.

The tunnel is to be upgraded to a one-way single-lane carriageway equipped with a pedestrian walkway.

“As of now, MBPJ has not confirmed when the work will start but we need to do ours first so that it can be completed before the monsoon season. The council gave us the green light on this.

“We hope to complete the main drain by Oct 31, so we need to start by the end of this month or earlier if permitted,” he said.

When asked about the impact of The Paradigm project on the area’s traffic, especially when LDP was already filled to the brim with vehicles every day, he said the developer had had several meetings with the relevant residents associations and had obtained the nod for the traffic dispersal system it proposed.

He said the road and drainage plans had been approved by both the Malaysian Highway Authority and the Petaling Jaya City Council.

“A more detailed plan incorporating amendments as requested by the residents had also been submitted for approval,” he said, adding that the developer had kept an amicable relationship with the residents.

According to a real estate portal, The Paradigm PJ along the LDP “is to be the equivalent to Mid Valley Megamall along the Federal High*way; a luxurious convergence of business, retail and entertainment”.

It is a commercial development comprising three office towers and a shopping centre on a 5ha land.

I am glad to hear that!!!!Anything they put up along the LDP i am totally not happy!For that reason i boycot that tropicana mall!!

The LDP is a mess i am just upset when the local councils approve all this projects!!!Part of the reason for the traffic coming to standstill after paying toll at the sprint highway is because of the LDP traffic not moving, All the bijak pandai at MPPJ and LLM say its ok to put a mall just there!!

the tropicana mall is only good for the cinemas because it's less congested than the usual 1utama,sunway,midvalley.....that's why i'm,always there whenever i want to watch a movie..

I saw many tower cranes up currently at Paradigm.

I wonder hows the sales/response is like?

Sure its nice and all but it can be anywhere but where it is!!!!Shah i pardon u!!!Movies ok ,I do the same only at cap square mall not many people know that there are cinemas there .

you had to be a bollywood fan to watch movie at cap square as 5 out of 6 hall will tayang citer bollywood..

but the parking is free though

yeah...till today there is still no cinemas in shah alam..the sultan say cannot but has given exception for the i-City
