Miramar site of $75 million, 62-unit upscale condominium
Cosmopolitan to feature 52 standard units, three townhouses, six junior penthouses and one penthouse; prices ranging between $800,000 and $5.5 million

At a $75 million investment, local development firm Amarfi Partners I Development Corp., a division of Interlink Group, is developing Cosmopolitan, an upscale 62-unit, 19-story residential project under construction in the north section of Miramar in Santurce.

The project covers half of a 6,000-square-meter vacant lot on the corner of the Baldorioty de Castro Avenue’s marginal and Monserrate Street, facing the Condado Lagoon.

Interlink President Federico Sánchez explained site preparation and construction of the structure’s foundation began late last year after more than 50% of the project had been optioned. The three-story underground parking structure has been completed and construction crews from general contractor Desarrollos Metropolitanos Inc. already began the construction of Cosmopolitan’s first few floors, he added.

Banco Popular provided the construction financing and Popular Mortgage will provide the permanent financing for the individual units. The building’s modern design is by international architectural firm RTKL in conjunction with local firm CMA Architects & Engineers.

“One of our goals with this residential project is to contribute to the renovation process of the north section of Miramar, just like Centro Europa did for Stop 21 in Santurce in the 1990s. We firmly believe in urban renewal and Cosmopolitan joins other projects in the area, such as the new Conservatory of Music that will improve the quality of life of Miramar,” commented Sánchez.

Once completed by the first quarter of 2009, Cosmopolitan will be a modern 19-story residential condominium with 62 units, consisting of three townhouses on the lobby level, 52 typical residential units (four on each floor) on floors two to 15, six junior penthouses (two per floor) on floors 16 through 18 and a single penthouse unit on the 19th floor.

Prices of the townhouse units will start in the low $800,000s, the typical apartments will start at $1 million, the junior penthouses will go for $2.3 million each and the penthouse’s asking price is $5.5 million. Sánchez said already three prospective clients are interested in the unique 9,139-square-foot penthouse unit.

Typical units range in size from 2,482 square feet to 3,066 square feet, while the townhouses range between 1,445 square feet and 1,881 square feet, and the junior penthouse units between 4,240 square feet and 4,306 square feet.

The project will feature valet parking for residents and visitors, a concierge desk, gym, entertainment lounge with bar, access to the pool deck and infinity edge pool and a kid’s play area.

All units will have polished marble floors, private lobby area and storage room, terraces with views to the Condado Lagoon, high ceilings, high-impact resistant exterior glass walls, European PoggenPohl kitchens with Grohe faucets and granite tops available with Sub-Zero and Wolf appliances, three bedrooms with their own individual bathrooms with American Standard equipment, including a whirlpool bathtub and a half bathroom for visitors.

When questioned on the project’s success despite a local economy in recession and a soft real-estate market, Sánchez indicated it all has to do with location, design and top-notch amenities and services.

“When the market is slow, there’s a flight toward quality. Those who want to buy nowadays gravitate toward quality. For most who are buying, this is a lifetime decision, so they’re looking for projects that offer all the amenities, world-class design and services that fit their active lifestyle,” commented Sánchez. “Cosmopolitan is a unique project well-located in the Miramar area. It’s well-positioned to be a success.”

The project’s sales office is in the lobby of Villas de San Francisco Plaza I shopping court in Río Piedras.
