well the whole world is hit by the financial crisis many of the projects around the world are on hold for the moment another for example is in santiago de chile ....

This project is on hold for undefined time, so..., what can I say, the global crisis is finally hitting Panama, it lasted longer than I expected.

Los Faros de Panamá, one of the most emblematic developments of Grupo Mall, was recognized as the Best High-Rise Development in Panama by International Property Awards in collaboration with the newspaper, The New York Times and the Television CNCB.

The award was presented in the annual gala of the International Property Awards, that took place in an exclusive event celebrated in Orlando, Florida, where Los Faros de Panamá was distinguished in the 5 star category as the Best High-Rise Development in Panama, between hundred of participants developments.

Radio Formula on their program, "En Concreto" interviewed Mr. Julio Noval García, President of Grupo Mall, on January 24th.

A small extract here:

Same to you, from Panama I send a hug to you and to all your listeners.

Tell me, how is the Project coming along over there.

In Panama we are celebrating today, because we have completed the first and most important I feel of this project, the foundation work, to give you an idea, if we poured the cement vertically instead of horizontally the building would be 300 meters tall. It has been tremendously important and we have finally finished this stage and now comes the framework that the experts say we'll be able to address one floor per week and this is really where the hard work that has been done so far is going to seen by people but really the most important in a building with these characteristics is the foundation.

It is on hold until the next company begins the second phase, that´s what I've heard and I hope this "on hold status" won't last too long.

Pese a los nubarrones que se ciernen sobre la industria inmobiliaria, los promotores de unos de los proyectos que espera convertirse en uno de los edificios más altos del país, Los Faros de Panamá, sostienen que la construcción de la obra mantiene su curso normal y que no están afrontando problemas económicos.
Grupo Mall promotora de este proyecto afirma que no ha sentido crisis alguna, aunque es consciente de que los bancos están restringiendo el financiamiento. Julio Noval, presidente de esa empresa de capital español, advierte ante esta realidad, y de ser necesario, aportarán recursos propios para llevar adelante una serie de obras de corte internacional.
“Nosotros no tenemos complicaciones financieras. Porque en cuanto a las restricciones, quienes están pasando un mal momento son los bancos no nosotros, si tenemos que aportar más recursos propios lo haremos. La capitalización de las compañías es un elemento necesario en estos momentos”, dijo enfáticamente.
Los Faros de Panamá es un ambicioso proyecto valorado en $600 millones, localizado en Punta Pacífica, que de acuerdo con las proyecciones del Grupo Mall debe concluirse en el 2010 (Ver recuadro: El proyecto…).
El presidente del Grupo Mall Noval durante una visita a Panamá, dijo a Capital que la primera fase que es la cimentación del proyecto ha concluido con satisfacción, por ende se dará paso a la construcción de la torre uno y del podium delantero de los Faros de Panamá.
Noval sostiene que el país tiene mucho potencial, por lo que para crecer lo vital será aprovechar las circunstancias y sacarle partido a la crisis.
Sostuvo que para el sector inmobiliario es preferible contar con proyectos que tengan una demanda universal y no una demanda local, lo que aseveró no tiene el ánimos de cuestionar la estrategia de sus colegas, aclaró.
“Nosotros desde hace tiempo decidimos que ningún proyecto nuestro estaría implicado en una demanda local, buscamos nuevos destinos turísticos que pueden ser ofrecidos al mundo. Esto nos ayuda a vender mejor y estar más arropados ante la presión de las crisis externas”, afirmó Noval.
Otras obras
La firma de origen español sigue concentrada a futuro en realizar nuevos proyectos de corte horizontal (residencias) en América Latina, incluyendo Panamá.
Otro de sus proyectos está en México, donde han destinando $200 millones adicionales a los $600 millones concebidos originalmente para el desarrollo del complejo eco turístico denominado Campeche Playa, Golf, Marina & Resort.
También en la exclusiva zona de Patagonia, Argentina, Grupo Mall planea emprender otro complejo turístico residencial estimado en $600 millones y prevé culminarse para el año 2012.
El proyecto Los Faros de Panamá
• En la ciudad de Panamá Grupo Mall ha emprendido desde el año 2006 el proyecto Los Faros de Panamá.
• El mismo estará localizado en Punta Pacífica, corregimiento de San Francisco.
• Su inversión se estima en $600 millones y su estructura está compuesta por tres rascacielos de uso mayoritariamente residencial.
• Su torre central presentará una altura de 346 metros y 85 pisos, lo que la convierte en estos momentos en el edificio de uso residencial más alto de Latinoamérica. Sus estructuras laterales alcanzarán una altura de 266 metros y 75 pisos.
• Debido a la alta demanda hotelera que exige el país, Grupo Mall destinará las dos torres laterales del proyecto para uso hotelero. El complejo incluye, además, casino, centro comercial, tres niveles de estacionamiento, restaurantes, mirador panorámico acristalado con vista al océano Pacífico y exclusivas instalaciones para actividades deportivas y de entretenimiento.
• En su etapa inicial el proyecto generará aproximadamente 5.000 empleos directos. Una vez finalizada la obra, se prevé una contratación directa de 2.500 empleados.
• La culminación de la obra está proyectada para finales del año 2010.

LOS FAROS DE PANAMA WILL CONTINUE

Despite the dark clouds that loom over the real estate industry, developers of some of the projects expected to become one of the tallest buildings in the country, Los Faros de Panamá, argue that the construction of the facility maintains its normal course and are not facing financial problems

The developer Grupo Mall says that this project has not felt any crisis, but is aware that banks are restricting the funding. Julio Noval, president of the company with Spanish capital, warned earlier this reality, and if necessary, provide resources to carry out a series of works by international court.

"We have no financial complications. Because of restrictions on who are going through a bad time, are the banks, not us, if we have to bring more resources we will. The capitalization of companies is necessary at this time" he said.

Los Faros de Panama is an ambitious project worth $ 600 million, located in Punta Pacifica, which according to the projections of the Grupo Mall should be completed end 2010.

The president of the Grupo Mall, during a visit to Panama, told Capital that the first phase of the foundation of the project has concluded with satisfaction, thereby leading to the construction of the tower and a podium of Los Faros de Panamá.

Noval says that the country has much potential, so it is vital to grow the advantage of circumstances and take advantage of the crisis.

He maintained that in the property sector is preferable to have projects that have a universal application and not a local demand, which he said did not have the courage to question the strategy of his colleagues said.

"We have decided that no project would be involved in our local demand, we are seeking new destinations that can be offered to the world. This helps us sell more and be tucked under the pressure of external shocks" Noval said

Other works The signature of Spanish origin remains concentrated in the future to make new cuts horizontally (residential) in Latin America, including Panama. Another project is in Mexico, where they have allocated $ 200 million addition to the $ 600 million originally intended for development of ecotourism complex called Campeche Playa Golf Marina & Spa Resort.

you are crazy if you beleive anything these people say. we gave them money and a week later when we said we decided against it after hearing from many people that the company dealing with the sales in panama are very corrupt. They have many cases in the courts currently and judgements against them. however they didn't have the capital to pay so none of the people have seen any of their money since giving it to los faros. sorry anyone who has money in this project. its unfortunate someone didn't give you the heads up. these things happen, i just hope somone thinking about investing in panama please find a differnt project. there are many with much more reliable companies

anyhow, my point is, we never got a penny back from them and they have since stopped taking our calls. when we get a friend to call and act like a prospective buyer they quickly get back to us or take our calls. but when they realize who it is they just hang up or act like they need to transfer us but the line constantly goes dead and when we try to call back they again won't take our calls. we are a young couple and this money has really hurt us financially. even when we were there we could see the sales people were very low class and i can't help but think that they probably went to one of the cheapest used car lots in panama and offered the workers there a new job, and bought them all one suit. it really has been a sad learning experience for us. we hope you don't make the same mistake we made and look some more. los faros will never see the light of day. they are hoping for an 11th hour miracle to happen but with the state of the financial institutions, they really are in trouble and so is anyone who has given thm any money. there is no excuse for them to have not completed more work then they have. they claimed to have had 20percen sold when we were there. if that is so then why have they completed less then 1percent of the construction. think about it. they have taken the money to spain and are going to have the money under some forein account that will be portected from anyone getting their money back. we never got our money back even though we were definatly in our can cancel any time of our contrack and were promised a hundred times we would get our money back.

Why is that good news??, This person has lost his invested money on this project and you are happy about it??, besides is a very bad news for Panama as this was supposed to be the biggest and more emblematic inmobiliary project in the country, what's wrong with you?? were you jealous or something that it wasn't going to be in Colombia?? I hope you were being sarcastic.
