You said that prices increased by 45%, but this is 45% increase on which base price? I believe that it was launched at @800 , and then reached 1000 this year. So technically, thats an impt increase.

Basically, what is the new psf that you said they were being sold at?

price per sqft?

I cannot give a price per sqft as this varies per location. Price increase of 45% is since march 2008. This was also confirmed by Rakeen. Depending on location it could be very good possible that they have reached between 1400 and 1600 AED or more per sqft. I found projects in RAK much less actractive as this project going out for 1250 AED per sqft.

Not sold out, still studio's left.

I was told that Fayrouz is reserved by Rakeen. This is a prime location and prices will probable start even higher which will be in an advantage of the other buildings.

Area and Construction pictures

Pilling has finally started. You can see a lot cranes now and it seems there is more activity to see than LHB. It seems they started with Fayrouz first.

This development is now underway on a pretty large scale looking at the amount of equipment. I was there beginning of April and nothing was happening as far as I could see. LHB doesn't appear to have as much equipment on site but it is a long way ahead and already has the early blocks rising above ground. A lot of their piling was completed a while back.

Anyone out there got a telephone contact and e-mail address for sales division at RAKEEN for the Bab Al Bahr development? Was informed by Orient Planet that ASTECO are no longer sales agents for BAB!

So is the whole Island now land filled? i.e. the furthest round island? I saw an air photograph taken some months ago (Feb 2008) and there was just a narrow outline in place? Thx..

new market price !

From an agent I received the following price per sqft: 1,350AED for both areas, Inside and Terrace. This is on the third floor of Amwaj and Kahraman. That is an increase of my 1 bedroom apartment, bought only a few months ago, of 56%.
