update

Pilling in Zone 1 is almost completed. Zone 2 will start next month. Zone 1 have the appartments closer to the mainland, Amwaj, Zamourud and Marmar. Zone 2 are the others. Construction (Zone 1) is believed to start Sept (well, we will have Ramadan in September so working days will be shorter) and construction will take 18 months. (April 2010) Al Hamra Construction company is appointed to built, hope their people don't strike :-)

As the sales office located at Al Marjan is open only during weekdays it will be diffelcult to visit the model homes. I will have to take a day off, we will see.

photo's of demo appartment BA

So I went to visit the two model appartments on Al Marjan Island, Bab Al Bahr project. They have displayed a type BA (1 bedroom) and a 2 bedroom appartment, not sure which type but similar to BA with large balcony.

When I arrived, electricity was down (generator) so couldn't see well the dark areas, although the photo's are OK.

My general impression was OK, not great but also not to bad. Quality of the materials used are mid to low class so don't expect the best. Colors choosen of kitchen, cabinets, dressors etc light brown (BA) and dark brown for the 2 bedroom apt. We didn't like the choosen colors for the BA type so we consider an complete overhaul. We also didn't like the brown orrange tiles, to be honest they appear to look cheap.

Kitchen was fitted with an electric zone cooking range, oven, refrigerator and washmachine. As they are not integrated I'm not sure if it will be part of this sale. I'm concerned about any connection for the dryer which was not considered. A condens dryer might do but where to place? It would have been nice if all the equipment was integrated. No location spotted for a dishwasher.

In their setup the TV was placed next to the balcony door more and less blocking this passage, the cable connection is there as well. You can also not hang the TV (LCD) due to the curtains unless you do without them.

The furniture etc was poorly choosen, sofa's to large and colors wrong. It would have been better to hire the people who has done it for Emaar (Street of Dreams) which did a great job for them.

Well they probable do, as I noticed before.

I will however send my remarks to Spectrum (consultancy), maybe they are still able to make changes. Of course the deal they made regarding the tiles are coming from next door www.rakceramics.com, not sure from where they bought the kitchen but definetly from some local company, custom fitted.

My villa in the Meadows, (Dubai) has the same kind of local made quality kitchen, which is now falling apart. I warned Emaar about this but they ignored me as so many were complaining about this. It would be an huge investment to change them all.

Part of piling at Bab Al Bahr ends

Rakeen has announced the completion of the piling works for half of the residential component of the Bab Al Bahr and is set to proceed with the construction of the residential units.

The master-planner and land developer of the Ras Al Khaimah Government emphasised that the unobstructed workflow has been a significant success after a critical shortage of building materials as well as sharp increase in prices have affected several construction projects across the region.

Rakeen also reported that main contractor Al Hamra Construction Company will start the piling work and construction of the second half of the residential area shortly as the Dh1.2 billion mixed-use resort development remains firmly ahead of schedule.

"Consistency is an important factor in the highly competitive real estate sector," said Wahid Attalla, Member of the Board, Rakeen.

"Investors and property buyers want to be constantly reassured of the state of their investments and there is no better way to boost their confidence than to remain consistent and committed to the construction schedule."

Bab Al Bahr is the first development project on Al Marjan Island, Rakeen's coral shaped atoll that extends four kilometres into the Arabian Gulf. It offers 360-degree view of the Gulf.

Has anyone received contracts for Bab al Bahr yet. My second payment is due but I have received no paperwork as yet. Can anyone advise if they have received and whether they have made their payments ?

You should have definitely received your contract by now. One of the things developers are famous for is their failure to provide receipts or any confirmations on receiving funds.

Very often there are failures by banks to put references on the international transfers made and often funds are not allocated properly by developers.

Call Rakeen on 00971 7 2446562 and chase up the contracts.

I have received the contract and signed it. I went myself to Spectrum office on the Sheikh Zayed road. I have also paid my second installment and got a receipt on the spot.

In what sense is LHB not as impressive as BM; - do you mean the progress, the quality of work - or maybe some other aspect? LHB was along way ahead of all the other developments; - has the situation changed there? I was there in April and at that time LHB was going great guns, BAB was just beginning and no other development had been started.

Financing

I tried to finance my buy at the recommended bank but their service is very bad and slow. My emails are not returned on my questions, so I have enough of them. Does anybody knows another bank who is accepting this project?
