After watching 3d above, I like the design, just remind me of Mies Van De Rohe's Chicago lake shore drive building. Only refine it a bit, to look more contemp with the modern day now.

Thai listed developer Noble Development has launched its latest residential development, worth almost THB14 billion (US$462.35 million), in the bustling area of Ploenchit in downtown Bangkok. The project is expected to appeal to Thai buyers looking for a home in the city or to investors.

The Noble Ploenchit project will be located close to Ploenchit BTS on a 9-rai land plot, of which six rai was acquired from Raimon Land last year for the record price of THB1.2 million (US$39,630) per square wah, and another three rai was purchased from the Juengrungruangkij family.

“The plot is one of the most prime locations in Bangkok as there are no condominiums in this area, and it neighbors areas such as Siam Square and Chidlom,” said Thongchai Busarapan, Noble Development’s managing director.

According to Thongchai, the project will consist of four buildings comprising three residential buildings of 50, 45, and 14 storeys, totalling 1,442 units, as well as one three-storey office building.
“A condominium project with over 1,400 units may sound a lot but when compared to our plot size, the ratio is not high at all,” said Thongchai.

The residential units will be available in four different configurations including one-, two-, three-bedroom units, and penthouses with private swimming pools. The sizes range from 40 sqm to over 200 sqm. Prices start from THB5.9 million (US$194,850) or THB148,000 (US$4,890) per sqm.

“Each unit at Noble Ploenchit will have a private lift access. This will be the first time in Thailand that a condominium will have this kind of facility as in the past only penthouses would have such privacy,” he added.

The project will introduce the new environmentally friendly and energy-saving cooling system ‘Central water cooled system,’ which eliminates the use of an air conditioning compressor. It will also dedicate 4 of its 9 rais land plot for gardens and green space within the development.

The construction, valued at almost THB9 billion (US$297.2) in total, will start in June next year and will be slated for completion in 2016.

Noble Development chairman and chief executive officer Kitti Thanakitamnuay said the Ploenchit area will become a ‘Vertical Garden City’ – the new city centre where important commercial and hotel facilities will be located.

“Once the Park Venture building is completed this year, and the Central Embassy shopping centre and 6-star hotels such as the Park Hyatt Hotel Bangkok and The Okura Prestige Hotel Bangkok in the coming years, we can say that Ploenchit neighbourhood will become a world renowned new commercial district like La Defense in Paris, Canary Wharf in London, and Roppongi Hills in Tokyo,” he said.

Not record price Sansiri paid Baht1,500,000 per square wah for two Rai next to the US Ambassadors house in 2010, which if the information is correct Raimon Land also had under contract in 2008 along with Ploenchit with 185 they had all the prime freehold land in their control. Seems the Dubai shareholders either had no money or lost their bottle !

By my calcs these two projects would have contributed another Baht20+ billion of pipeline over the next 5 years but there
is The Vue, River Promenade to compensate !!!!

As you may know the majority of RL customers were foreign
investors. They did not like the 1 month 2009 closure of the
international airport, they did not like the 2 months of civil
war in 2010 crowned by torching and looting of the capital,
and they certainly don't like the prospects of having the
looters and arsonists in power by July 2011.

The very Noble development is a showcase and testimony to
the total lack of confidence in developing true highend with big
free-hold units at the moment in Bangkok. Everyone play it
safe with studio and, when living large, 1 bed room units.
Developers cater 100% to the local market, which is very
understandable after recent incidents mentioned above.

This will not change until people start to become colorblind.

agree! this was also compounded by worldwide recession (let's not forget that because that economic problem is bigger)

good comments chookdii .. noble is making a smart market decision, probably not the ideal decision for such a prime plot. having said that, this is probably the only purchase a 'normal' Thai can make for a condo on chidlom-ploenchit ... there may never be another product like this cuz future products will likely be 185 Raj / St Regis / Sansiri type pricing ... maybe us "normal" people should thank noble

High end has nothing to do with size look at Tokyo, London, Hong Kong etc is about design, specification, location the land component in Noble Ploenchit is Baht 60,000+per m2 by most norms the selling price should start at Baht 200,000m2 that is why this project will sell out, where you you buy Sukumvit 28 for Baht 160,000m2 or Ploenchit for Baht150,000m2 !

Cost of developing a hotel room in this location would be Baht7-10 million Noble Ploenchit at Baht6 miilion is a no brainer

So as a high net worth person you would live with wife and
2 kids in a 1 bed room ?????? True high net worth buyers
don't settle for anything less than 100 sqm+. And you
certainly don't buy a floor with 17 units. I can guarantee
you that. Size is everything in high end. How could you
sell BMW 700 series, if size were irrelevant to high net
worth clients ? Sorry, 40 sqm is not LUX. Would you keep
the maid in a drawer ? High end is very much about
image and attached bragging rights. Any car will get you
from A to B, but not in style. You want space at home,
in your car, and in first or business class.

For sure the buyers will in the main be buying, for their kids, investment, 2,3,4
th minor wives of the future, to get their kids into the private schools where you need a local house registration etc etc
etc. So do not confuse the Market we are talking about this project os not setting any standards of design excellence although using water cooled central air conditioning is a break from the norm todate only Raimon has embraced it in the current wave of condo projects

Five groups team up for Ploenchit City luxury landmark

Five business groups have joined hands to be key players in the establishment of "Ploenchit City" as a luxury landmark of Bangkok by 2016, putting in about half of the total estimated investment of more than Bt100 billion.


The five groups in the partnership are Central Retail Corporation (CRC), Bank of Ayudhya, Noble Development, Univentures, and Swissotel Nai Lert Park. They will focus on their strengths to set up luxury hotels, residential projects, office buildings and retail services.

CRC, Noble and Univentures will invest a total of about Bt50 billion in the project, with the rest coming from other investors.

The project aims to increase traffic in the area from an average of 50,000 people per day currently to 200,000 per day in 2016 with estimated annual spending of Bt10 billion. Ploenchit City will become a new central business district with growth expected to be higher than Silom, Ratchaprasong and Pathum Wan.

Chart Chirathivat, managing director of the Central Embassy project, which is being developed by CRC, said the five groups would invest Bt150 million to Bt200 million each to create a connection path or skywalk with a unique design as well as develop landscapes under the green concept.

The Ploenchit City project will extend from Ploenchit Intersection to Wireless Road and from the junction to Sukhumvit Soi 1, with investment around the areas expected to exceed Bt100 billion, including luxury hotels, condominium projects and office buildings, according to a survey.

By 2016, it is forecast that the number of residential projects around the targeted areas will increase from 1,000 units, including new projects being launched this year, to 5,000 units with an investment of more than Bt50 billion.

Two new luxury hotels are being constructed. Central Park Hyatt is part of the Central Embassy project, while The Okura is being developed by Univentures. The combined investment for these two hotels is nearly Bt10 billion. The project aims to increase hotel rooms to 5,000 around the junction.

CRC has budgeted nearly Bt10 billion for Central Embassy, which includes retail outlets and a luxury hotel. Central Group has a separate investment for an integrated building on Wireless Road in the former location of Suan Lum Night Bazaar. That project is worth more than Bt20 billion.

"They are our pilot joint projects. We are also open for other property owners and developers to join with us to make Ploenchit City the new luxury destination draw all people, including shoppers and tourists," Chart said.

Noble Development president Thongchai Busraphan said that when all of the new projects were complete, land prices in this location would double.

Land prices in the Ploenchit area are already higher than elsewhere in Bangkok, at Bt1.5 million per square wah (Bt375,000 per square metre) in the case of plots purchased for this project. If the projects around this junction are complete by 2016 as scheduled, Thongchai believes that land prices in this location will reach Bt3 million per square wah.

Univentures president Ornruedi NaRanong said the company believed that rental prices for its offices in Ploenchit City would be higher than in other locations.

At present, the company charges monthly rents of Bt800-Bt850 per square metre, higher than other office buildings in the same location.

Chart said Ploenchit City would be different from Ratchaprasong Intersection because it would combine residential, luxury hospitality, and luxury shopping centres. Most of them are freehold land developments but Ratchaprasong is leasehold.

"We believe that Ploenchit City will be a luxurious destination in Bangkok when all the projects are complete in 2016," Chart said.
