its the private sector dude.

The government has nothing to do with it.

This would have happened (not this particular project but supertalls) about 20 years ago if FSI regulations would have been unlocked.

If someone overlays this on a Google Earth Image (I couldn't be bothered), it will make perfect sense to Nyuszi -

It makes complete sense to me, but thanks anyway. The shape of the "hole" is pretty convincing. I'm just surprised, the building itself will be so thin.

yeah i know, most likely its hotels for the tourists. if the government would build something it would try to solve the slumproblems and education system instead of building just high for the priviledged i guess

didnt know there were regulationsis there a special reason why there have been those regulations (airport/citydensity/earthquake) and if so why have they been lifted now?

Interesting design... Although it doesn't exactly "blend" into it's environment :P
Almost like God has been throwing darts with skyscrapers, most of em landed
in Dubai, some in Shanghai en this one missed it's target..

Socialism. Skyscrapers seen as the symbol of capitalist evil.

India would be way better of if the government stepped back and let the private sector take over various other sectors such as for eg certain routes of the railways.

In the case of mumbai in particular the slums are a direct cause of controlling rent. In the 1960s the rent was frozen meaning the rental market just did not evolve to provide affordable housing. So its socialism which caused the slums in the first place.

You can google search the rent control act mumbai for more detail.

Another issue is that mumbai is an island city. So it cant expand in all directions leading to a severe shortage of land and so high real estate prices not many can afford.

The best thing would be to rejuvenate the villages so people can do back and have decent jobs. The solution for the slums lay outside the cities.

@MeMumbaikar. thanks for clearing that up and yeah i will look that up my aunt and uncle create a helping organization to build a school in a rural part of india and have been there for some months this year and yet i know nothing about the country at all.

but coming back to the skyscraper its pretty stunning and seems to be a tower that looks kinda lonely like taipei 101. i just imagined that the highest floor before the high spire is already as high as the freedom tower in new york is supposed to be with spire.

its in a premier zone with plenty of land which should become available soon.

If you look at the google maps satellite image there are plenty of chawls. (communal housing for the textile workers) located next to this project.

The city of mumbai made its fortune on the basis of textiles which was its chief industry. In the 1970s the mills moved to inland india where labour was cheaper as was land and nearer to the cotton growing areas.

the textile workers of mumbai though were provided communal housing. Ie each having their own rooms or apartments with a communal toilet. These chawls remained long after the textile mills vanished.

Whats happening currently is that the chawl residents are making deals with builders and selling their chawls for commercial gain.

Its like a coperative in NYC selling it to a building company who then builds a supertall.

There are plenty of chawls with the adjoining mill land for the supertalls to come up.

Its only a matter of time before somebody else builds a supertall in the near vicinity.

and thanks for your parents efforts.

so if the chawls are sold, what happens to the people who still live there. are they forced to leave with only a small amount of money they get for their home or are the chawls all empty already due to massive leaving from the workers. it kinda reminds me of the part in guangzhou where between the skyscrapers there still was a village of the poor people and they thought about ideas of moving them out of the region to make the CBD wider. hope similar to that mumbai can find a way to make skyscrapers spread without making live of the poor worse. instead making it better by bringing with economy and skyscrapers a better infrastructure.

hmm the builder cant move in till all the people agree to the offer.

So its really upto the chawl residents as to what they deem to be a good offer per person/family.

Nobody can force them to move out. sometimes it maybe a cash settlement other times the builder offers them a swap with another project and bigger apartment in the suburbs and sometimes its a mixture of cash and apartment.

the chawls are in the prime areas of the city. What usually happens is that they sell their stake there and buy a proper apartment in the suburbs of the city.

say moving from financial district NYC to Queens

since the prices are a lot cheaper a bit outside the central districts it only makes sense. i read that in a lot of cities it is more feasable to build new financial districs instead of widening the existing one because of said problem. destroying buildings is expensive and of course letting them move out. with mumbai being an island it doesnt seem productive there though and of course it just builds its skyline and begins there.

the new Mumbai central business district is from reclaimed land in a region called Bandra Kurla complex.

So there is a new CBD coming up away from the city proper.

http://en.wikipedia.org/wiki/Bandra_Kurla_Complex

but that CBD is extremely close to the airport and therefore has height restrictions on it.

the bulk of the supertalls coming up are residential buildings. This one is the only one which i believe is mixed use.

The bulk of them(apartments) are bought up by multinational companies as places for their executives to stay.

One World tower( 440m) has mostly clients like that.

then there are the non resident Indians. Or Indian diaspora who have made it big (or are rich) in the west and are looking for a foothold in India.

the rest are rich indians wanting a better place to stay.

So most of the demand for these places is actually created outside india.

Hmm.. I was expecting it. I knew Gurgaon would get the next supertall. It has lots of skyscrapers, a supertall was long overdue.
