海名軒地標豪宅永久海景

從銅鑼灣、港島東一帶眺望,紅磡區最突出的物業,就非矗立於環海街的海名軒莫屬。其實,海名軒除了因為它232.6米的高度容易惹人注視外,其全玻璃外牆的設計,及甲級商廈的外貌,亦令它成為區內的地標式豪宅物業。不過,對買家而言,海名軒最具吸引力的地方,就是它擁有的永久臨海景致。

由3座物業組成的海名軒,由於其高度是附近黃埔花園的4倍,故予人鶴立雞群的感覺,及高不可攀的氣勢。加上,屋苑私隱度極高,採取3梯兩伙的設計,而且最細的單位面積已達1,891平方呎,入場費至少需要1,500萬元。故此,在擁有私隱、身份象徵及共同生活圈子的優勢下,屋苑就吸引了不少低調富豪入住。

另外,區內代理表示,海名軒鄰近紅磡火車站,車程僅5分鐘,而且比鄰國家領導人經常下榻的酒店,令屋苑在不少內地商人的心目中,留下深刻印象,亦令屋苑有逾兩成買家都是該類客源。至於在海濱廣場開公司的商人,亦有1成是海名軒的業主。

就正如之前所說,除名氣外,屋苑最大的賣點,就是它永久臨海的景致。美聯物業(01200)營業經理柯國樑表示,由於海名軒貼近海旁,故所有單位都擁有臨海景致。而且,由於紅磡一帶的海旁已再沒有填海工程,所以景觀可說是有永久的保障。

在眾多單位中,就以1座B室,面積2,551平方呎的單位,可稱得上是屋苑中的「景王」單位。區內代理表示,此類單位擁有鯉魚門至灣仔一帶的環迴煙花海景,故甚受名人歡迎。

其中,著名藝人陳曼娜或相關人士,於02年時就以約1,650萬元購入1座高層B室。而業內人士表示,上述單位現時市值約3,000萬元,單位升值82%。此外,佑威國際(00627)主席夫人嚴玉琳持有的1座極高層B室,目前亦以4,000萬元的銀主價於市場上放售。

此外,近年社會環保意識高漲,而且為減少屏風效應,政府已對海旁的物業實施了高度限制,所以未來不會有海名軒這類摩天大廈出現。故此,此類物業的單位亦將有非常大的升值潛力,令不少投資者都會購入單位作長線投資之用。當中,有玩具大王之稱的旭日集團主席蔡志明或相關人士,就持有兩個複式單位,作長線投資或自住之用。

雖然海名軒屬貴價的豪宅物業,但個別單位亦頗受收租客歡迎。中原地產高級區域營業董事鮑志德稱,由於2座B室及3座A室涉及金額較小,故較適合投資者購入作收租之用。當中3座中層A室,面積1,891平方呎,叫價1,850萬元,平均呎價9,783元。
