This is the best picture of white magnolia I´ve ever seen. I wonder what will happen with the ugly buildings in the right. The contrast old-new isn´t bad, but who would like to live in such a huts?

There are many pockets of such old residential areas in Shanghai that simply become too expensive to demolish. So for the time being they will be left alone.

Is the shorter tower on hold or something? Topped out for so long without cladding?

The apartment complex immediately to the left of the shorter of the 2 buildings. Is the apartment complex U/C? The apartments dont seem to have cladding to me. Looks really scary!

^ I have an apartment to the left of those buildings, just outside the photo. The towers you refer to have been there for a while. They have really clear glass but no one washes the outside... looks dirty

I really doubt that area is way too expensive to demolish...

Street view from http://map.qq.com/

Also the area in the picture from post above is not very flattering.

It is the land value that counts.

I'm sure they ask a lot... but I doubt the ones in the slums ask more than people living in some luxury villas... I men if those slums can't be demolished and redeveloped, then nothing will ever change. (even if they pay millions of rmb, there is land for projects worth billions or rmb, probably is just no interest for now, because if they don't buy the land where the slums are, for sure they can't afford to buy areas with lowrises, and green areas probably the municipality won't let any buildings on them)

Well the thing is, while the rich people may have high demand for luxury villas, the sheer amount of price needed to reclaim those lands from the people in the slums bites so much into the developer's profit margin that it deters them from even thinking about developing it, why the efforts to spend years trying to get people out of their houses, pay a hefty sum for it and end up earning less than buying a cheap end at the peripheral region of the city and build your house there at a cheaper price

The reseidents in those houses got their shop at street level, they have air cons and probably a nice courtyard at the back.

Maybe it's media propaganda but I have never heard of people being relocated who felt they got the better end of the deal.

If these people are moved into a highrise they don't just get an office job and move on to a brighter future (they can't spell "gentrification".

Can't really blame them for wanting to stay where they are (and do nothing to improve their homes because they can also see what will eventually happen. Gentrification).

They aren't dumb...they know exactly how much that land is worth...
If you're in Shanghai, go to Pudong Da Dao and look at those old apartments. They're all purchased, as many savvy individuals know what is going to happen if they hold onto it long enough.

Much of the issues with property in China doesn't stem from the government or developers seizing land without paying, but rather the confusion of who actually owns the deed. Oftentimes, it's the landlord that gets the money, leaving the actual inhabitant with nothing. They're then completely priced out of the city and into the peripheral districts.
