Part 3....

"By committing to the implementation of the policies and programmes set out in the Central City Revitalisation Project, the Christchurch City Council continues to take the bold steps needed to build a city and community that are the pride of New Zealand and the envy of the world."

*** C1 tower & Rendezevous Hotel, Gloucester st, Cathedral Junction, City.
A 23 storey, 92m mixed used tower to include apartments, offices,
hotel & retail. The building is promised to carbon nuetral, innovative,
and upon completion will be the tallest building in the South Island.
Status: Under Construction.

*** QV Apartments, Armagh st, Victoria Square, City.
A 14 storey, 54m apartment building to be built in
conjunction with the already completed 50m Victoria Square tower. Status: Approved.

Note: There has been speculation and uncertianty over this project. Basically the developers ran out of money and reduced the size of the project and have also delayed construction by at least 2 years. I recieved an email from an agent for this project dated 11.04.2007....

"It has not been decided yet whether Q.V. will proceed in the near future or not but we are taking options on the units.
The developers wish to lease the commercial groundfloor first.
Q.V. was originally 4 apartments per floor and we had presales to enable the project to be able to proceed but the costings came in well above expections and the project did not proceed in this form. The new options of 2 apartments per floor have been costed and could proceed with enough sales. The project has been left on the net but has not been further advertised until some time frame can be supplied.
Regards Janice"

*** Warners/ Novotel, Cathedral Square. City.
A 14 storey hotel & 4 storey extension is to be added to the 140 year old
Warners hotel in Cathedral Square.
Status: Approved

*** Chung Wah II Hotel - 14+ floors - 4/5 star apartment style hotel on Worcester Boulevard, City.

*** Gallery Apartments, Gloucester st, City.
A 14 storey luxury apartment building built behind the Art Gallery.
Status: Under Construction.

*** Club Tower, Canterbury House, Worcester Boulevard, City.
A 12 storey, 40m A-Grade, eco-friendly office building in the cultural precinct. Status: Approved.

*** Hagley Terrace Apartments, Selwyn St. South Christchurch.
30m. Status: Approved.

*** Christchurch City Council HQ, City.
A site is still undetermined, there is a $100 million + budget for the new
HQ which is to hold over 1000 staff, so it has the potential to become one of the city's largest/tallest buildings. The Mayor has stated that it (the new building) must have the "wow" factor. This is one design submitted which was shot down before it took flight.

*** The Carlton, Carlton Mill rd, North Christchurch.
An 8-10 storey luxury apartment building on the Avon River. Status: Under Construction.

*** IRD Building, Cashel Street, City.
Built on the old Cashel Chambers site which was destroyed by fire, this will, in terms of office space, be the largest office building in central Christchurch.
Status: Under Construction.

*** Jade Stadium New East Stand. South Christchurch. Status: Proposed.

*** Union House, 193 Cashel st, City.
A 6 storey office building to be built with apartments on level 6.
Status: Approved

*** Unknown office building#1, Tuam & Montreal streets, City.
Status: Unknown

*** Unknown Office Building#2, Chester st West, City.
Status : Unknown.

*** Unknown Office building #3, Moorhouse Ave, City.
Status: Under Construction.

*** Unknown Office Building #4, Moorhouse Ave, City.
Status: Approved.

*** Waterfront Apartments, Ferrymead, East Christchurch.
After a lengthy public debate plans for a 14 storey apartment building were altered to this, a 7 storey, 22m development. Status: Under Construction.

*** Sydneham Square, Colombo, Brougham streets, South Christchurch. A residential village in the heart of South Christchurch, buildings will range from 2 - 5 storeys and will include apartments, offices & entertainment.
Status: Approved

*** Unknown Hotel/Apartment building#1, Riccarton rd/ Rolleston Ave, West Christchurch. Status: Under Construction.

*** Lyttleton Marina, Magazine Bay, South Christchurch.
A 400 berth marina with associated facilities & apartments.
Status: Proposed, decision in 2007.

*** Lichfield Lanes, SOL Square & SOL, City.
By far, one of the most exiting projects undertaken in many years. A huge network of gritty inner city lanes and alleyways are being transformed -
while keeping the historic look and urban feel - into a living, shopping, nightlife & entertainment precinct. I am unaware of any design renders for this project, so it's anyones guess how it will turn out, it's already looking HOT, and bustling at night, but there is so much more to go. Status : Under Construction.

{NOTE: This is a map of Lichfield lanes only and does not include SOL square & associated lanes.}

*** City Mall Redevelopment, Cashel, Colombo & High Streets, City.
$10.5+ million redevelopment of City Mall which may include Extended Tram route & Roads. {NOTE: Rumors that tram tracks exist under the city mall and had been covered up, had been confirmed by a dig, and it is possible that they will be restored and usable} Status: Proposed

{NOTE: Public opposition is strong for this project - I make up part of that demographic}

*** Turners & Growers site, Lichfield, Madras, Barbadoes & Tuam sts, City.
A large east city block (13,000m2) is to be developed. Project will include residential accomidation, hotel, market area, carparking & an 'Urban Winery'.
UWC expect the development to take between five and seven years depending on the actual rate of demand for residential accommodation.
Image illustrating part of site - March 2007. Status: Approved.

*** New or expanded bus exchange, City. Status: Proposed.

CENTRAL NEW BRIGHTON

The seaside suburb is trying a higher density, new apartments are being built, proposed, but the most exiting thing since sliced cheese is this.

These are a couple of apartments approved for New Brighton.

CHRISTCHURCH INTERNATIONAL AIRPORT

$300 million + redevelopment of CHC including a new intergrated domestic/international check in, new domestic terminal, extended international terminal, retail, entertainment, control tower, carpark building & extenden runways. Seperate projects at CHC include a business park, technology park & 2 airport hotels.
Status: Under Construction.

{NOTE: Due to excellent management CHC has won the title of 3rd best airport in the world in the 5-15 million passenger category 2 years in a row. This is before the redevelopment - the bosses have their eye on the #1 spot}

*** Scenic Circle Airport Hotel, CHC, West Christchurch.
Status: Unknown.

*** 5 star Airport Hotel at Russley Golf Course, CHC, West Christchurch.
Status: Approved.

PEGASUS NEW TOWN

$1 Billion + new town project under construction 25km N/W of Cathedral Square. Town will include a heated artificial lake with waterfalls, beaches, hotpools & windsurfing facilities. Hotels, a cinema, supermarket, schools, retail, houses, apartments, offices, golf course...and everything else you would expect in a town. This will add significantly to Christchurch's sprawl
and will be home to up to 16,000 people.
Status: Under Construction.

Some images of the model of this town. Located in Addington. They have the whole thing mapped out on this model - the largest project model in the world and takes up an entire warehouse. The model Cost $5 million to build and just as many Chinese lives to build it.

Ai it is David.

No updates, last time I was there about 2 months ago and it was just a big hole in the ground, I'd say it will be a very slow project.

I guess this is why nothing has been happening to the Union Centre site.

http://www.stuff.co.nz/stuff/thepress/4075024a6530.html

It's a huge shame, obviously for the family, but also because of the planned $100m development that now is on the rocks. It's prime real estate though, so I guess something else will come along soon. I think it would be the perfect location for the new Hilton!

I read in a March copy of the national business review that Pegasus will have up to 6000 homes when complete, I thought it was homes for up to 6000 people...that could mean homes for 12 - 16,000.

Hi, greetings from your sister city of Adelaide in South Aust. Ive never been to nz but wanna go right now. Im quite interested in Wellington and Christchurch. Are there any good pics of Christchurch around. I believe our cities are similar in that are more European and are flat but surrounded by hills. As a keen cyclist one good thing here is that my city is good for bikes, caus its quite flat. Are there quite a few cyclists in Christchurch? Also, sorry about my ignorance but I dont understand the term Canterbury. Is it similar to say a county in England or more like a state in Aust. If so what are all the other names in NZ. Anyway will get there one day soon, Im more interested in cities like yours that aren't full of tacky 25+ storey high rises such as Brisbane.

Hi and welcome.

Canterbury is the name of the historic province that Christchurch was capital of. New Zealand provinces are were a little like the states of Australia, but more like the old counties of England. They now just form historic, cultural and parochial boundries. Canterbury and Christchurch were founded on very high English and Anglican ideals - but thats history.

Below is a thread our Cartel started - you can get a flavour of the place for the pictures. Will post some more threads for you latter.

Enjoy,

Likewise, I've never been to Adelaide but would like to. As I understand it, Adelaide is very much like Chch but is much larger. Chch has a city population of about 350,000 and a greater metro population of about 410,000. Adelaide has about a million I think.

But the fact that Chch is flat like Adelaide makes it similar. We have the Port Hills bordering the southern side of the city. Like Adelaide, we don't really have motorways (only a very short section which isn't much of a motorway really), our tallest building is something like 23 levels above ground with most high rises in the CBD (The only other area with any significant number of buildings greater than 5 levels is the University of Canterbury, about 5 miles west of the CBD.

We also like to cycle around. The council would have us all ditch our cars in favour of the bike as they seem to have an affinity with putting cycle lanes everywhere. But while many of us do cycle, much of it is recreational (mountain biking in the plantation and on the hills) - Chch has one of the highest car ownership rates in the country so for the daily slog of getting to and from work, we love our cars.

Despite our high car usage, we don't really have the traffic jams that bigger cities in NZ and OZ have apart from half a dozen pinchpoints which can be a little slow at times. But the city is going through a stage of rapid population growth and many of the city roads aren't really up to having a significantly higher traffic loading placed on them. So we are at a point where the city governors need to invest and plan carefully for a city of 600,000 in a timeframe probably less than one generation.

As for city development, while most of the highrises are in the CBD, much of this is residential apartments and hotels. We don't have a very strong CBD from a financial and commercial perspective - Auckland is our finance capital, and Wellington is the political capital and those cities tend to draw the corporate head offices etc. Much of the commercial and industrial development is spread along a belt of land about 1-2km wide and runs 16km across the city roughly following the rail line that runs from Lyttelton in the South East, to Hornby in the West.

There is a brief summary of the city.

All the images should be viewable now. Seems quite a bit going on...and the 'Central City Revitalization Project' boom hasn't even begun...

Updates anyone?

2021 Political Group... Anti New Civic Offices...Anti Development

Latest issue of Christchurch Star indicates the 2021 political group (Labour) and its Mayoral candidate Dr Megan Woods are going to make the proposed new civic offices a political football at the upcoming local body elections.

This group needs to be scrutinised very carefully before they have the opportunity to stuff up developments in this City.

They are merely Labour Party/old Alliance party representatives who will try to take control of our council as they they see the writing is on the wall for the Labour Government. They are part of the arrogant lot in parliament now with a social engineering agenda. They are generally anti business and free enterprise. We've had 8 years of an arrogant Labour regime in central Government and it would be devasting to see 2021 and its socialist idealogy take control of the Christchurch City Council.

I'm 98% sure that they will not make it in to power. The other 2 major candidates - Parker & Giles, who are most likely to win - have publicly spoken out about the need to seperate CCC from Wellington, keeping local and central seperate entities. I think that this is the public consensus too. The majority of CHC can smell good change in the air. I'd go for Parker even though he's a power mongering stale suit. Giles is just an idiot. She wants to outlaw chewing gum & spitting.

Sadly, we're never gonna have another Garry Moore in the immediate future.

{EDIT} I just came up with the perfect idea for the new civic offices. They can build a myriad of 2 floor buildings over 5ha in the western industrial belt - with all our other office buildings.

I feel social issues are far more important than economic ones, although I'm not going to get into this here. Let's just hope whoever gets in is pro-skycraper. I agree with you about Bob Parker, Cartel, but I think he may just be our best shot at getting a decent civic building!

Anyone agrees with that the council civic office looks kinda small, i'd just stick to a lean, tall tower with nice farcade like the pwc building, even though it won't have the "wow" factor.
