Yeah I saw the sky loft project beside the mcD & near the jusco bukit indah... But I'm in a hurry... Don't have time to snap pics... Maybe LoveArki & jb2020 will post some pics & some informations about it

"We must get it (the special tax incentive status) in the first quarter. If we don't, our investors will get tired of waiting," MPC chief executive officer Datuk Bill C.P. Ch'ng said after its annual general meeting in Kuala Lumpur yesterday.

Aptec, conceptualised in 2008. is located within MPC's flagship 277.2ha Lakehill Resort City.

"There is a misconception that the special tax incentive is automatically given to projects within Iskandar Malaysia. This is not true, you have to apply for it," Ch'ng said.

He said preliminary approval for the status has been indicated. However, it is awaiting an official announcement from the government.

The company saw revenue drop by 13.6 per cent to RM9.7 million last year.

In its 2009 annual report, MPC said the lower revenue was largely owed to the sales launching and joint-venture of LakeHill Resort and Aptec City which were delayed pending the comprehensive approval of all its developments, including the special tax incentive status applied under Aptec City.

Ch'ng said the company hopes to obtain the tax incentives and secure financing for the project by the first half of 2011.

nk jd 2nd KV maybe lambat lg kot. 2025 pun belum tau lg. but with many infra project which is schedule to be completed around 2012, i hope it will at least improve the traffic flow along jalan tebrau and pasir gudang highway. hate to drive in traffic jam.

Located in Bukit Indah in Zone B of Iskandar Malaysia, the RM160 million Horizon Residence sits on 5.58 acres of freehold land and is slated for launch early next year.

“Horizon Residence is part of a 21.5-acre site planned for projects with a total GDV of RM333 million that will take five to six years to be fully developed,” says Wong.

The remaining 15.92 acres will offer shopoffices (with a GDV of RM50 million and covering 7.45 acres) and another high-end condominium (GDV: RM250 million; land area: 8.47 acres).

Horizon Residence comprises two 23-storey towers with a total of 440 units. Tower A has 238 units (size: 1,200 sq ft; price: from RM390,000) while Tower B offers 202 units (size: 1,095 sq ft; price: from RM355,000).

There will be 10 to 12 units on each floor.

The “special” units in the towers come with a balcony garden each and built-ups of 1,600 sq ft onwards. The ones in Tower A cost RM526,000 while those in Tower B have a price tag of RM467,000.

The duplex penthouses in the towers have built-ups of 1,900 sq ft onwards and are priced from RM784,000.

“Each unit has 11ft high ceilings and comes with kitchen cabinets and wardrobes. The condominium has full facilities for its residents, like a gym, swimming pool, a multi-purpose hall and three-tier security features,” says Wong.

The project is just a stone’s throw from a forest reserve while Bukit Indah itself is a developed township with an estimated population of 60,000, he adds.

Horizon Residence is also close to the second link expressway to Singapore.

The developer is targetting Singapore’s permanent residents who prefer to live in Johor Baru although they work on the island. Wong says there is demand for high-end condominiums in Johor from this group because property prices in the state are more affordable than in Singapore.

SunCity to acquire land parcels in Johor for RM134m

KUALA LUMPUR: In a bid to develop its first flagship project in Johor, Sunway City Bhd (SunCity) is acquiring parcels of land in the southern state measuring a total 2.81 million sq ft for a consideration of RM134.53 million, it announced to Bursa Malaysia on Tuesday, Dec 28.

The group, via its unit Asli Budimas Sdn Bhd (ABSB), had entered into a sale and purchase agreement (SPA) with vendor Bukit Lenang Development Sdn Bhd (BLD) on Tuesday to acquire the tracts.

SunCity aims to build an upscale, niche residential development on those parcels with an estimated gross development value (GDV) of RM932 million, it added.

The land is strategically located within the Iskandar Malaysia development region which is boosting property prices in the state, it said.

"In its quest for expansion, SunCity has determined Johor as one of its key state due to Johor's huge population and high economic growth.

"SunCity aims to replicate its success in the Johor market by consolidating its years of experience and expertise in building quality residential and commercial properties.

"Hence, with the improving economic sentiment and the strategic location of the Land, SunCity is confident that the take up rate will be strong once the project is launched," it said.

It noted that the parcels are also surrounded by other matured townships such as Taman Molek, Redang Villa, Taman Redang and Taman Johor Jaya, as well as Ponderosa Golf and Country Club of Johor Bahru, along Persisiran Bumi Hijau next to Laman Tasik Pandan Recreational Park.

The land is easily accesible via the Tebrau Highway and Kota Tinggi Highway, as well as other local main access roads such as Jalan Molek and Jalan Harmoni Utama. The development will also be well supported by surrounding amenities like schools, hypermarkets, shopping centre, banks, healthcare centres, etc," it said.

According to the group, the purchase price was arrived at on a willing buyer-willing seller basis. It iwll fund the purchase through a combination of bank borrowings and internally-generated funds.

Prior to entering the SPA, the group and BLD had jointly conducted a feasibility study.

"The preliminary feasibility study of the proposed acquisition features mixed residential (eg townhouse, bungalow, semi-detached and condominium) complemented by integrated and high quality amenities. Based on the results of the feasibility study, SunCity is of the view that the project is financially viable," it said.

The group noted that it will monitor market sentiment and launch the project when there is a strong demand for homes.

SunCity has also entered into a shareholders' agreement with Tunku Osman Ahmad and Goh Teong Hoe to regulate and restructure their relationship as shareholders of ABSB and in relation to the company's business and conduct.

Following the completion of the agreement, SunCity has proposed to restructure the shareholding of ABSB into the following: SunCity (80%); Tunku Osman (10%) and Goh (10%).

I saw this road bunting along the road near Kebun Teh. Hope with the good track record of SP Setia townships in jb, this condo will rise asap.

Well the last time when i participated in their Setia Eco Run kind of event reluctantly which was sometime ago, one of d sales personnel told me their sale wasn't very very ideal but during the weekends they provide free shuttle bus from S'pore to the site and/or show units...

Frankly speaking, i'm only attracted to their office and aft many mths... i think their sales might might hv pick up which i din check from the last property fair in CS...

To be blunt, imo Setia thou renowned as M'sia best developer or was... i'll give 2 thumbs down to them cos. for such reputations they shld concentrate and build in JB not elsewhere! (sorry not much of a help here but i seriously think d plc is a [oh i hv a land here bought cheaply advertise heavily my shits and shareholders happy kind of thing...] big culprit to JB's development or modernisation)!
