SP Setia seeks more ‘hot’ land in JB
By ZAZALI MUSA ULU CHOH: SP Setia Bhd is looking for more land in the Johor Baru district for its future development projects as the area is “hot” in the local property market scene. President and chief executive officer Tan Sri Liew Kee Sin said its four on-going development projects in Johor Baru had received good response with 90% of them sold. The projects - Bukit Indah, Seti Tropika, Setia Indah and Seti Eco Gardens - are located within Iskandar Malaysia. “In fact, Johor is our top performer, recording RM500mil of the total RM1.2bil sales during our seven-month 5/95 Home Loan Package campaign,’’ Liew told a press conference yesterday after the topping-off ceremony for a Chinese primary school by Johor Mentri Besar Datuk Abdul Ghani Othman. The school, SRJK (C) Pei Chih, was relocated on 2.02ha in Setia Eco Gardens from Kluang. The land was donated by the company and the RM5mil construction cost was fully borne by SP Setia. The company currently has 10 on-going projects in the Klang Valley, Johor Baru and Penang and 10 others will be launched in the near future. “Although the economy has yet to show some signs of improvement, the take-up rate of our residential properties in Johor is good,’’ Liew said, adding that the majority of buyers for its houses in Johor Baru were locals, including those working in Singapore. Liew said the 383.64ha Setia Eco Gardens, just a short distance from Kota Iskandar, the Johor State New Administrative Centre, was the first eco-residential development project launched in Johor in February last year. The project won the Fiabci Malaysia Property Awrds 2008 for Best Master Plan and, in May, won the International Fiabci Prix d’Excellence Award in Beijing for Best Master Plan. Iskandar Malaysia would be the main driving factor for the property market in southern Johor, Liew said, adding that the company viewed competition from other players as good as it would raise the quality of houses there. |

IIB mulls over three theme parks for Iskandar Malaysia By ZAZALI MUSA JOHOR BARU: Iskandar Investment Bhd (IIB) is looking at having three theme parks in Iskandar Malaysia, including Legoland Malaysia, said president and chief executive officer Arlida Ariff. Legoland will be the main theme park with the other two supporting parks, she said. “Different theme parks cater to different segments of visitors as this will be better rather than just having one park in our development,’’ Arlida told reporters recently after announcing six successful applicants hired as “model shop associates” at Legoland Malaysia in Nusajaya. The model shop associates will help build Lego models at the park. Arlida said the company had been discussing with several foreign theme park operators to set up parks in Iskandar Malaysia but declined to elaborate further. IIB had taken into account past failed attempts by local operators to set up theme parks, she added. “We ran a feasibility study and market research before announcing the project (Legoland) and the same things apply for the other theme parks,’’ she said, noting that Legoland Malaysia catered for children aged between two and 12 years. IIB senior vice-president Muhammad Zainal Ashikin said work on Legoland Malaysia would start next March with the project expected to be completed by the first quarter of 2012. He said the company planned to have a tie-up with major airlines and travel operators from the region as part of its strategy to attract visitors to the park. The US$200mil park, to be built on a 23ha site, is a joint venture between Merlin Entertainment Groups and IIB. It will be the first Legoland park in Asia. There are currently four Legoland parks around the world – in Billund (Denmark), Windsor (near London, Britain), California (United States) and Deutschland (Germany). The six successful Legoland Malaysia model shop associates announced by IIB are Lee Khai Yuen, Pang Chueng Shuong, Ahmad Yazid Sumisdan, Khadzlan Hairani Ali Omar, Mohd Firdaus Rahiman and Khairunadia Kamarudin. They were selected from 84 shortlisted candidates from all over the country in competition and interviewing sessions conducted by Merlin Entertainment Group last month. All six will undergo a 10-week training programme in California from Sept 1, and upon returning they will assist master builders build Legoland models at Legoland Malaysia. |

Legoland Malaysia is Underway
August 3rd, 2009 Although Legoland is well known in the UK, as well as the United States, besides that not too many people know of the joy that is Legoland. Well soon Malaysia will know of Leogland as well. This is because the Legoland Malaysia theme park project is closer to realization than ever before. This new breakthrough happened when the first batch of model builders were chosen for the park. The builders that will help to create Legoland Malaysia for tourists all over the world, will first have to complete a 10 week training course in California. The resorts director, Zainal Ashikin Muhammad Rejab, said that the selection of model builders was another step towards the realization of the park. Right now the new park has a completion date of early 2012. He went on to say that they feel very optimistic about reaching their deadline for opening up the new theme park for tourists. The overall master plan has already been completed for the park, and the overall groundwork for the park is going to start this November. Of course, he also wanted to note that this is just the first round of models. The second round of model builders for the Leogland park in Malaysia will be recruited in November when the groundwork for the park is underway. This Legoland park is set to be located at Nusa Cemerlang Industrial Park. Here it will be the very first Legoland ever to be located in Asia. More information will come out about this new Legoland after its launch.

UM Land ties up with Tradewinds Johor
PETALING JAYA: United Malayan Land Bhd (UM Land) has proposed a joint venture with Tradewinds Johor Sdn Bhd to govern Extreme Consolidated Sdn Bhd (ECSB), and to participate in a property development project in Kulai, Johor. Tradewinds Johor is an indirect wholly-owned subsidiary of Tradewinds Corp Bhd. In a filing with Bursa Malaysia yesterday, UM Land proposed to purchase the remaining 49% of the total issued and paid-up share capital of ECSB in a call option agreement with Tradewinds Johor. And UM Land – through wholly-owned subsidiary ECSB – has proposed to acquire a piece of freehold 629.25-acre land in Kulai from Ambang Budi Sdn Bhd and Hartaplus Realty Sdn Bhd for RM233mil cash upon the terms and conditions in the sale and purchase agreement dated Feb 12. UM Land will hold an EGM in respect of the proposed joint venture and acquisition on Sept 10 in Kuala Lumpur. |

Hull drops plans to build a Malaysian faculty
27 August 2009 Plans to develop a "boutique campus" in Malaysia as part of a major new development in the south of the country have been shelved by the University of Hull. The institution has dropped plans to build a Faculty of Science, Health and Enterprise at the Iskandar Edu City development in the Johor region, which is being set up as part of Malaysia's plan to become a higher education "hub" in South-East Asia. Despite the setback, Iskandar Investment Board (IIB), which is behind the development, insists that demand remains high among other UK institutions for a spot at the 600-acre complex. The aim is to attract a collection of Western universities that will each set up a single faculty - a similar model to that being pursued at the planned Kuala Lumpur Education City. Malaysia has a target to get 100,000 overseas students studying in the country, more than double the current number, and sees transnational education provided by universities in the UK, US and Australia as a key factor in achieving its goal. Khairil Ahmad, senior vice-president of education and healthcare at IIB, said: "Unfortunately, Hull's strategic plans and our strategic plans did not match and we were thus unable to proceed further. "Other UK universities continue to engage with us and I am pleased to say that interest has not waned at all." Newcastle University has already secured an agreement to open a medical and biotechnology faculty, while several British public schools are also looking to open branches. It was expected that Hull would join them, having signing a memorandum of intent with IIB in July 2008, but complications arose when market research suggested that neither an engineering nor health faculty would be financially viable. Barry Winn, pro vice-chancellor for research and enterprise at Hull, said the recession was not the reason behind the withdrawal. But he said: "The recession makes you look at issues around student mobility. Can people afford to send their children to an international university? "I believe IIB felt in the longer term a business school would be better suited in their planned business school quarter, rather than on the Edu City site. We went in without fear or favour and it didn't quite work out." |

Iskandar authority seeks Govt aid for research centre
By ZAZALI MUSA JOHOR BARU: Iskandar Regional Development Authority (Irda) plans to submit to the Federal Government a proposal for a research fund for the Iskandar Malaysia Universiti Teknologi Research Centre (IMrec). Johor Mentri Besar Datuk Abdul Ghani Othman, who is co-chairman of Irda, said hopefully the fund would be allocated in the upcoming Budget 2010 to be tabled in October. “The fund will be used to undertake research projects to support Iskandar Malaysia’s development plan,’’ he told StarBiz after a press conference at the launch of Iskandar Johor Open 2009 golf tournament yesterday. When contacted, IMrec executive director Professor Dr Abd Ghani Khalid said that between RM20mil and RM50mil was needed for the research fund. Launched early this year, IMrec functions as a one-stop centre for management and co-ordination of expertise necessary to support Iskandar Malaysia under its Comprehensive Development Plan from 2006 until 2025. Its main activity is research, as well as training and development pertaining to projects and programmes in the development of Iskandar Malaysia The centre disseminates information and research data to the stakeholders, investors and planners including the Johor government, Irda, Iskandar Investment Bhd and the master developer of Nusajaya, UEM Land Bhd. Dr Abd Ghani said Universiti Teknologi Malaysia had conducted research on 30 projects related to the development of Iskandar Malaysia while 20 other projects came from other public universities in the country. Earlier, Ghani told a press conference that the state government and Irda would work closely to promote golf tourism in Iskandar Malaysia and Johor. “Golf clubs and resorts in Johor should have affiliations with international golf clubs (elsewhere) to attract golfers to tee off here,’’ he said. The Asian Tour-sanctioned golf tournament will take place at the Royal Johor Country Club on Oct 22–25, with prize money of US$1mil compared with US$500,000 offered in last year’s event. |
