Kerajaan lulus pembangunan Taman Teknologi Tinggi Senai
5 September 2009 / 15 Ramadan 1430

KUALA LUMPUR 4 Sept. - MMC Corporation Bhd. (MMC) telah menerima kelulusan kerajaan untuk membangunkan taman berteknologi tinggi kedua negara yang terletak di Johor.

Menurut kenyataan MMC kepada Bursa Malaysia, anak syarikatnya Senai Airport Terminal Services Sdn Bhd. telah menerima pemberitahuan daripada Kementerian Perdagangan Antarabangsa dan Industri untuk meneruskan projek pembangunan taman berteknologi tinggi itu.

''Taman tersebut yang merupakan taman teknologi tinggi kedua Malaysia dikenali sebagai Taman Teknologi Tinggi Senai.

''Pembangunan tersebut akan membentuk kawasan yang penting dalam Iskandar Malaysia dan akan dipasarkan di peringkat antarabangsa serta di mesyuarat dua hala antara Malaysia dan Singapura,'' katanya.

Tambah kenyataan itu, projek taman teknologi tinggi akan menyumbang secara positif kepada pendapatan Kumpulan.

Sebelum ini, taman teknologi tinggi pertama negara terletak di Kulim, Kedah.

Taman teknologi tinggi itu bertujuan untuk menarik pelaburan industri penerbangan, teknologi maklumat dan komunikasi (ICT) termasuk reka bentuk litar integrasi, pembuatan berteknologi tinggi, perubatan bio dan bioteknologi, industri solar serta tenaga boleh baru.

Kemudahan lain termasuk pusat perubatan swasta, sekolah antarabangsa, hotel dan pusat beli belah bebas cukai.

Iskandar: S’pore investors tread cautiously

Mr Harun Johari, the Iskandar Regional Development Authority (IRDA) chief executive, was fresh from meeting yet another Singapore delegation when he sat down for an interview.

Scores of Singaporean groups from the business sector or government have visited the special economic zone of Iskandar Malaysia in south Johor since it was launched in November 2006.

But while interest is keen, investment commitments have not poured in. The only significant investments from Singapore, so far, are in manufacturing, he said.

Mr Harun said there has been RM5.93 billion (S$2.43 billion) worth of investments from Singapore in manufacturing in Iskandar from 2000 to May this year.

There had been no major Singapore investments in new growth areas like the services sector, creative industries and tourism.

‘But talks are going on,’ he told The Straits Times. ‘It will have to involve both governments, and what we hear is positive.’

There are hopes that a Singapore education institution will sign on to open a full-fledged establishment in Iskandar.

Madam Arlida Ariff, chief executive of Iskandar Investment Berhad, said the Singapore institution was in talks to buy land in Nusajaya, west of Johor Baru.


‘We hope we can conclude it by the end of the year,’ she said, but declined to name the institution.

Interest from Singapore is important for the success of Iskandar, which hopes to create a new economy by leveraging on proximity to the island.

Malaysia hopes to attract foreign investment that spills over from Singapore by offering lower costs and more space, along with a high standard of living and service.

Iskandar covers 2,217 sq km in southern Johor, about three times the size of Singapore. The economic zone, which offers special incentives, includes established areas like Johor Baru and existing ports, as well as new sites like the Nusajaya township which is a short distance from the Second Link.

‘We have to be seen as working in concert with Singapore, and Singapore can resolve a lot of its issues by working with Johor South,’ Madam Arlida said.

But Singaporeans are treading cautiously.

Madam Arlida, Mr Harun and Mr Zulkifli Tahmali, strategic marketing director of UEM Land which is the master developer of Nusajaya, agree that security is their top concern.

Johor Baru city nearby has one of the highest crime rates in Malaysia, and stories about Singaporeans getting robbed or mugged make officials wince. These incidents do not happen often, but some of the more violent ones have given southern Johor a poor image.

IRDA is not sweeping the crime rate under the carpet. On its website, it has a link that says ‘Crime Statistics for Iskandar Malaysia’, which shows the crime data, including violent and property crimes.

But the wait-and-see approach is also a result of the perception that the project has slowed to a crawl because of the global economic crisis.

‘People do keep asking us, is it really going on? We bring them to the sites to show them,’ said Mr Harun.

Right now, the most impressive zone is the Nusajaya area. Previously plantation land, it is being turned into a modern township designed on a massive scale and with modern architecture.

It is still hot and dusty as the buildings are scattered and surrounded by construction sites. Kota Iskandar, the new Johor state administrative centre, was the first to partly open in April. It was built to awe as the state assembly and offices are on a massive scale surrounding a huge courtyard.

The government has engaged foreign architects to build the Puteri Harbour yacht marina nearby, and the Horizon Hills golf club a short drive away. Both are elegant modern structures.

‘The population of Nusajaya is now 75,000,’ said Mr Zulkifli.

Iskandar’s supporters expect Nusajaya to come alive by 2012 when the first of the major facilities, such as the Legoland theme park, open.

The government hopes that these projects will act as a catalyst that will pay off in the future.

MOST of these projects are located within Nusajaya township which is close to the Second Link near Tuas.

EduCity: The Newcastle University medical school campus will open in 2011, with an investment of RM100 million (S$41 million). Construction has started.

Talks are also on with a British engineering school, an Australian hospitality institute, a Dutch maritime school and a Singapore institution to open campuses.

Legoland: The theme park is being built within a development called Medini and is expected to be ready by 2012. Earthworks start at the end of this year. It is an 80:20 joint venture between Malaysia and the UK-based Merlin Entertainments.

Surrounding Legoland will be one million sq ft of retail outlets, two hotels and offices.

The rest of Medini will be built in stages. Plans are for 180 million sqft in built-up space, 20 per cent of which is targeted for completion by 2015. The 30:70 joint venture is between Malaysia and its Middle Eastern partners.

Kota Iskandar: The Johor state government’s administrative centre comprises an imposing set of buildings. The state legislative assembly, offices of the menteri besar and state secretary, and three blocks of state offices are already occupied by 2,200 staff members. A state mosque and federal government offices will open by 2012.

Puteri Harbour: The public marina is open and yachts have already berthed there. A private marina will be ready by the end of the year. It boasts an Australian-designed clubhouse.

Another Malaysian company, UM Land, is in talks to build on a waterfront site by 2012.

Residential developments: The upscale East Ledang houses and Nusa Idaman medium-cost housing.

Its developer, UEM Land, says 67 per cent of the houses in East Ledang and 9 per cent of Nusa Idaman have been sold to foreigners. Around half of the foreign buyers are Singaporeans.

Horizon Hills golf course and residences: About 60 per cent of Horizon Hills golf resort’s residences have been sold to foreigners, of whom 40 per cent to 60 per cent are Singaporeans. The golf course, which opened a year ago, is popular with Singaporeans. It has a clubhouse designed by a Brazilian architect.

Columbia Asia hospital: An 80-bed facility slated to open in the first quarter of next year. Columbia Asia, an international health-care provider, bought the land for RM4.8 million. It is building and will operate the hospital.

Southern Industrial and Logistics Cluster: A ‘clean’ industrial zone. Investors from Singapore include Jurong Hi-Tech Industries, Yongnam Engineering, SLS Holdings and Stinis Singapore.

Other upcoming projects

~ Rejuvenation of Johor Baru: The government plans to refurbish the old shophouses and historic neighbourhoods.
~ Acerinox steel mill: RM5 billion investment, a joint venture between Spain and Japan.
~ Runway extension of Senai airport and new Aeromall: Both projects are under construction.
~ Asian Petroleum Hub: Investment of RM1.4 billion, to be ready in 2011. Earthworks have started.

I live in this tiny island for the last 9yrs, and kinda figured out what is lacking on this island moving forward. Yes, Iskandar Msia is very attractive in terms of land valuations and strong SGD$ currency (MYR$ is very very cheap now).

I forsee SG's govt will invest in a township for their elderly or matured workers. Or build a medical facility to cater the aging populations at the lower costs.

Above is just my personal view

I am sad at what SG has become...
Just recently in the Malay paper,there was an article of mothers abandoned by their children at welfare homes due to cost.

Of all things cost,and our gov s part of the problem.
They give mix messages and indirectly give the message that ,old is useless.

I sincerely hope that the gov will NOT do this,buying land to put old aged Singaporeans.
It is will create disharmony and break the society at large.

imagine growing up and not knowing your grandparents.
What is the point of having children if they will not support you?
Where is the cohesion?

SATS to unveil first component

It wants to position commercial area as regional wholesale centre

SENAI: Senai Airport Terminal Services Sdn Bhd (SATS) will launch the first of three “components” of the multi-billion ringgit Senai Aviation & Airport City project by year-end.

Deputy chief executive officer Shahrull Allam Abdul Halim said the first component, on a 323.74ha site, comprised residential, commercial and hospitality amenities.


The other two components in the mixed development project are an air cargo logistics centre and a high-tech park, each occupying a 404.68ha site.

“The first component’s launch involves the commercial and hospitality segment while the residential side will take place when the time is appropriate,’’ Shahrull told StarBiz in an interview.

He said the initial launch would cover a 12.94ha site, of which 10.52ha would be for the commercial precinct and 2.42ha for the hospitality section.

“The hospitality component, comprising two hotel blocks and a convention centre, will be developed in three phases and the project will take 24 months to complete,’’ he said.

The development of the hotels and the convention centre will come under Johor-based Tiong Nam Logistics Holdings Bhd, according to Shahrull.

Shahrull said apart from factory outlets, the commercial area would also have logistics and warehousing facilities.

“We want to position the commercial area as a regional wholesale centre to attract buyers from countries in the region,’’ he said, adding that an international wholesale operator with a similar operation in Dubai had decided to invest in the commercial project and would manage the wholesale centre while SATS would provide the land.

SATS subsidiary Enigma Harmoni Sdn Bhd, which is linked to billionaire Tan Sri Syed Mokhtar Al-Bukhary, has received approval from the Kulai Municipal Council for the airport city project.

MMC International Holdings Bhd, a wholly-owned subsidiary of Syed Mokhtar’s MMC Corp Bhd, has stakes in Senai International Airport, Port of Tanjung Pelepas and Johor Port.

The entire development, which is located next to the Senai Airport, also includes a Customs Inspection Quarantine Complex and will take about 10 years to complete.

The project is estimated to cost about RM1.2bil with the Senai Airport Hi-Tech Park set to be the second high-tech park in the country after Kulim Hi-Tech Park in Kedah.

Opened in 1974, Senai Airport is managed by SATS, which took over the operations of the airport from Malaysia Airport Holdings Bhd in 2003.

Ikea has also confirmed the opening in Desa Tebrau Johor where it bought a piece of land for RM64 million.

Federal govt to partly fund Senai Hi-Tech Park

THE federal government has agreed to partly finance the infrastructure for the 404.69ha Senai Hi-Tech Park.

International Trade and Industry Minister Datuk Mustapa Mohamed said the Johor government, through the State Economic Planning Unit (EPU), had applied for a grant amounting to RM300 million from the total cost of RM515 million.

"The federal government has agreed in principle to finance part of the infrastructure cost and we will meet the state and federal EPUs to discuss the matter soon."

He told reporters this after chairing the Joint Industrial Coordination Committee Meeting with the Johor government in Johor Baru yesterday.

Johor Menteri Besar Datuk Abdul Ghani Othman said with the high technology park, more foreign investors will be drawn to the Iskandar Malaysia development region. - Bernama

JOHOR BARU: Work on the first Legoland theme park in Asia is expected to start here next year.

Legoland will be one of the three theme parks to be built in Nusajaya.

Sources said IIB was negotiating with other global theme park players to set up operations in this economic region in southern Johor.

They are Universal Studios and Disneyland.


Prime Minister Datuk Seri Abdullah Ahmad Badawi will witness the signing of the deal between Lego and IIB.

Legoland theme parks are built from Lego’s interlocking plastic bricks of different colours to create mini structures such as buildings and vehicles, among others.

The name Lego is an abbreviation of the two Danish words — leg godt, meaning “play well”.

It was founded by Ole Kirk Christiansen in 1932. The Denmark- based company has passed from father to son and is now owned by Kjeld Kirk Kristiansen, a grandson of the founder.

Lego is a global enterprise and the world’s sixth largest manufacturer of toys.

IIB, the investment arm of Iskandar, will be the local partner in the project.

At the Cityscape property exhibition in Dubai in October, IIB managing director Arlida Ariff had been reported as saying that three theme parks were being considered in Iskandar.

“We have learnt from the Disneyland Hong Kong’s experience, which is operating with insufficient visitors and revenue. It is better and more appealing to operate a cluster of theme parks.

If Iskandar has only one theme park, visitors from Singapore may return to the republic the same day.

“We want them to stay at least one or two nights so that there would be multiplier effects on the economy.” The plan at Nusajaya is to have a core theme park and a few smaller theme parks. About 1,200ha have been set aside for theme parks, including supporting commercial developments.

Other supporting sports and recreation to be built are golf courses and eco-tourism facilities.

JOHOR BARU, MALAYSIA - The Legoland Malaysia theme park project came closer to realisation with the selection yesterday of the first batch of model builders.

Upon the completion of their 10-week training in California, the United States, next month, the pioneer group of six apprentices will design models at the theme park's model shop which will be ready in November.

IDR Resorts Sdn Bhd director Zainal Ashikin Muhammad Rejab said the selection of the model builders was another step towards realising the project, which is scheduled to be completed in early 2012.

"We are optimistic about meeting the deadline. The project's master plan has been completed and the groundwork for the theme park will start in November," said Zainal at the Iskandar Investment Bhd (IIB) headquarters here.

"As for the model builders, this is an exciting opportunity to experience the magic of Legoland California and pass on the enthusiasm and knowledge to their teammates."

The second round of model builders recruitment will be in November.

IDR Resorts is the project's development vehicle. It was set up by IIB and US-based Merlin Entertainments, which is the owner of the Legoland theme park brand.

The 26ha Legoland Malaysia, to be located at the Nusa Cemerlang Industrial Park near here, will be the fifth of its kind in the world and the first in Asia.

It is an interactive theme park for families with children aged between 2 and 12, and will be one of three major theme parks to be built in Iskandar Malaysia.

IIB managing director Arlida Ariff expected the theme park to be a hit among local visitors and foreign tourists with its unique attractions.

"Most other theme parks, such as those in Singapore, cater to young adults. Legoland Malaysia targets young families and, therefore, has its own niche market."
